WORK IS TO BE PLUMB, LEVEL, AND SQUARE.
5. VERIFY ALL EXISTING CONDITIONS AND NOTIFY THE UCCS PROJECT MANAGER OF ANY DISCREPANCIES BETWEEN THE
DRAWINGS AND ACTUAL CONDITIONS.
6. THE CONTRACTOR IS RESPONSIBLE TO BRING DISCREPANCIES OR CONFLICTS BETWEEN DRAWINGS AND SPECFIICATIONS TO
THE IMMEDIATE ATTENTION OF THE UCCS PROJECT MANAGER BEFORE BID OPENING FOR RESOLUTION. DO NOT ASSUME
CORRECTNESS OF ONE DOCUMENT OR THE OTHER.
7. THE CONTRACTOR IS RESPONSIBLE FOR COORDINATING WORK WITH OTHER TRADES AND THE OWNER'S SELF-PERFORMED
WORK WHEREVER AND WHENEVER THEY OVERLAP.
8. COORDINATE CONSTRUCTION ACTIVITIES WITH OWNER'S SCHEDULE. MAINTAIN EGRESS AROUND STATUE AREA AT ALL TIMES.
NEARBY CLASSROOMS AND OFFICES WILL BE USED DURING CONSTRUCTION. ACTIVITIES CAUSING NOISE, VIBRATION, ODORS,
DUST, ETC. AND ACTIVITIES WHICH REQUIRE CLOSURE OF PART OF OR ALL OF THE PEDESTRIAN SPINE OR BUILDING ENTRIES
MUST BE COORDINATED WITH THE OWNER'S SCHEDULE AND USE.
9. DO NOT SCALE DRAWINGS. UNLESS NOTED OTHERWISE, ALL DIMENSIONS ARE TO FACE OF NEW FINISH OR FACE OF EXISTING
WALL.
10. ALL EXISTING CONDITIONS TO REMAIN SHALL BE PROTECTED DURING DEMOLITION AND CONSTRUCTION OPERATIONS.
PROTECT ADJACENT AREAS FROM DUST AND DEBRIS. MINIMIZE DAMAGE TO EXISTING LANDSCAPING AND PAVING. DAMAGED
LANDSCAPING AND PAVING MUST BE REPLACED IN KIND. MAINTAIN A CLEAN, SAFE WORK ENVIRONMENT AT ALL TIMES.
11. PROVIDE PEDESTRIAN PROTECTION AROUND THE CONSTRUCTION AREAS. PROVIDE FLAGGERS AND ADDITIONAL PEDESTRIAN
PROTECTION AS REQUIRED WHEN MOVING EQUIPMENT OR VEHICLES ON THE PEDESTRIAN SPINE. COORDINATE THESE
EFFORTS WITH UCCS PROJECT MANAGER.
12. EXISTING UTILITIES AND IRRIGATION LINES ARE TO REMAIN UNLESS OTHERWISE NOTED. PATCH AND REPAIR OR REPLACE
EXISTING PAVING, FINISHES, ETC. WHERE AFFECTED BY NEW CONSTRUCTION.
13. GENERAL CONTRACTOR IS RESPONSIBLE TO COORDINATE INSPECTION SERVICES PROVIDED BY ANY STATE INSPECTOR.
14. HOURS AVAILABLE FOR CONSTRUCTION ARE FROM 7:00 AM TO 10:00 PM OR AS OTHERWISE ARRANGED WITH THE UCCS
PROJECT MANAGER.
15. PARKING: THE CONTRACTOR IS RESPONSIBLE FOR COST OF PARKING PERMITS, FEES, FINES, ETC. INCURRED DURING THE
COURSE OF THE PROJECT. PARKING WILL BE FREE FROM AUGUST 6TH TO AUGUST 21ST. AFTER AUGUST 21ST CONTRACTORS
WILL BE RESPONSIBLE FOR THE COST OF PARKING. NO PERSONAL VEHICLES ARE ALLOWED AT THE CONSTRUCTION SITE.
CONSTRUCTION VEHICLES MAY BE AT THE SITE FOR THE PURPOSE OF LOADING OR UNLOADING EQUIPMENT AND MATERIALS,
BUT THEN MUST BE REMOVED FROM THE CONSTRUCTION SITE. COORDINATE PARKING WITH UCCS PROJECT MANAGER.
16. CONTRACTOR STORAGE AREA: A SMALL STORAGE AREA FOR TOOLS AND MATERIALS NEAR THE PROJECT SITE WILL BE
PROVIDED. COORDINATE STORAGE AREA WITH UCCS PROJECT MANAGER.
17. TRASH AND RECYCLING: CONTRACTOR TO PROVIDE DUMPSTER AND RECYCLING PICKUP FOR PROJECT. COORDINATE
DUMPSTER LOCATION WITH UCCS PROJECT MANAGER.
18. TEMPORARY TOILET FACILITIES: CONTRACTOR TO PROVIDE PORTABLE TOILET(S) FOR CONTRACTOR USE DURING THE

PARTNERSHIP HAS NOT FIELD VERIFIED EXISTING CONDITIONS. REMOVAL ITEMS SHOWN ARE BASED ON BEST AVAILABLE
INFORMATION AND ARE SHOWN SCHEMATICALLY. THE CONTRACTOR SHALL VISIT THE SITE PRIOR TO BID TO BE FULLY

GENERAL NOTES
1. THE BASE DRAWINGS FOR THIS WORK HAVE BEEN PROVIDED BY THE OWNER FOR USE IN THE DESIGN AND CONSTRUCTION OF THE
PROJECT. THE ARCHITECT ASSUMES NO RESPONSIBILITY FOR THE ACCURACY OR COMPLETENESS OF THE BASE DRAWINGS.
2. THE CONTRACTOR SHALL BECOME FAMILIAR WITH THE EXISTING SITE CONDITIONS PRIOR TO COMMENCING ANY WORK. INSPECT
EXISTING SITE CONDITIONS AFFECTING WORK FOR COMPLIANCE WITH THE CONTRACT DOCUMENTS. PRIOR TO COMMENCING

PLANTING GENERAL NOTES
1. THIS PLAN DESCRIBES THE LANDSCAPE PORTION OF THE PROJECT ONLY. SEE OTHER SHEETS FOR SITE IMPROVEMENT INFORMATION.
2. THE CONTRACTOR SHALL LOCATE AND VERIFY THE EXISTENCE OF ALL UTILITIES PRIOR TO STARTING WORK. THE CONTRACTOR SHALL
CONTACT THE UTILITIES NOTIFICATION CENTER OF COLORADO (UNCC) AND ANY LOCAL UTILITIES NOT IN THE UNCC SYSTEM AT LEAST 48

INSTALLING IRRIGATION SYSTEM. THE IRRIGATION SYSTEM DESIGN WILL CONSIST OF DRIP IRRIGATION IN ALL PLANTING BEDS AND
PLANTER POTS, UNLESS SPECIFIED OTHERWISE. ALL SOD AND NATIVE SEED AREAS SHALL BE IRRIGATED WITH POP-UP OR SPRAY HEADS.
ANY INSTALLED ITEMS PRIOR TO IRRIGATION SHOP DRAWING APPROVAL MAY REQUIRE REMOVAL AND REPLACEMENT AT CONTRACTOR'S
EXPENSE.
6. THE CONTRACTOR SHALL SUPPLY ALL PLANT MATERIALS IN QUANTITIES SUFFICIENT TO COMPLETE THE PLANTING SHOWN ON ALL
PLANTING PLANS. SHOULD DISCREPANCIES EXIST BETWEEN THE QUANTITIES OR S.F. AREAS PROVIDED IN THE LABEL AND THOSE DRAWN
ON THE PLAN, THE PLAN SHALL GOVERN.
7. ALL MATERIAL SHALL CONFORM TO THE GUIDELINES ESTABLISHED BY THE CURRENT AMERICAN STANDARD FOR NURSERY STOCK,
PUBLISHED BY THE AMERICAN ASSOCIATION OF NURSERYMEN, AND THE COLORADO NURSERY ACT, OR EQUIVALENT.
8. NO PLANT SHALL BE INSTALLED BEFORE ROUGH GRADING HAS BEEN FINISHED AND APPROVED BY THE PROJECT LANDSCAPE ARCHITECT,
OR EQUAL.
9. PLANTING SHALL COMMENCE BETWEEN APRIL 1ST AND OCTOBER 31ST. ALL PLANT MATERIAL SHALL BE UNDER WARRANTY 12 MONTHS
AFTER SUBSTANTIAL COMPLETION. INSTALLER SHALL AGREE TO REPAIR OR REPLACE PLANTINGS AND ACCESSORIES THAT FAIL IN
MATERIALS, WORKMANSHIP, OR GROWTH WITHIN SPECIFIED WARRANTY PERIOD.
10. ALL PLANTS SHALL HAVE THE SAME RELATIONSHIP TO FINISHED GRADE AS THE PLANT'S ORIGINAL GRADE BEFORE DIGGING, UNLESS
OTHERWISE SPECIFIED OR DETAILED.
11. ALL PLANTS SHALL BE BALLED AND WRAPPED OR CONTAINER ESTABLISHED AS SPECIFIED. NO CONTAINER ESTABLISHED STOCK WILL BE
ACCEPTED IF IT IS ROOT BOUND. ALL ROOT WRAPPING MATERIAL SHALL BE REMOVED COMPLETELY AT TIME OF PLANTING.
12. WITH CONTAINER ESTABLISHED STOCK, THE CONTAINER SHALL BE REMOVED AND THE CONTAINER BALL SHALL BE CUT THROUGH THE
SURFACE IN AT LEAST TWO VERTICAL LOCATIONS.
13. ALL TREES SHALL BE REVIEWED AND APPROVED AT NURSERIES BY THE PROJECT LANDSCAPE ARCHITECT. CONTRACTOR SHALL PROVIDE
A MAXIMUM OF 2 NURSERIES WHERE A SELECTION OF PLANT MATERIAL IS AVAILABLE TO CHOOSE FROM. CONTRACTOR SHALL VISUALLY
INSPECT AND TAG THE BEST SPECIMENS OF PLANT MATERIAL PRIOR TO LANDSCAPE ARCHITECT REVIEW AND APPROVAL.
14. THE DAY PRIOR TO PLANTING, THE LOCATION OF ALL TREES SHALL BE STAKED AND SHRUBS LOCATED, STILL IN CONTAINERS, PER PLAN
LAYOUT FOR APPROVAL BY THE PROJECT LANDSCAPE ARCHITECT. NOTIFY LANDSCAPE ARCHITECT ONE WEEK PRIOR TO DATE OF SITE
VISIT.
15. CONTRACTOR SHALL HAVE EXISTING AND NEW UTILITY LOCATIONS MARKED, FOR REFERENCE, DURING APPROVAL OF FINAL TREE

SITE LIGHTING NOTES
1. THE RECOMMENDED LIGHTING PLAN SHOWS DESIGN INTENT. CONTRACTOR TO VERIFY LIGHTING PRODUCED ADEQUATE FOOTCANDLES
PER CODE REQUIREMENTS.
2. FINAL LOCATION AND SPACING OF LIGHTS IS DETERMINED BY ELECTRICAL CONTRACTORS PHOTOMETRIC PLAN AND FINAL APPROVAL BY
OWNER AND ARCHITECT.
3. COORDINATE ELECTRICAL WORK WITH OTHER CONSTRUCTION TO ENSURE PROPER SEQUENCING OF WORK, TO MINIMIZE CONFLICTS,
AND TO PROTECT IN-PLACE WORK FROM DAMAGE.

WALKING PATH. THESE WILL BE MOUNTED ON A 5” DIAMETER, PRA NON-TAPERED POLE AT 12' HIGH ON TOP OF AN 18” DIAMETER, 6” TALL,
TAPERED CONCRETE BASE, PER CAMPUS STANDARDS. THE LUMINAIRE WILL BE A CUSTOM DRIVER INSTALLED AT THE FACTORY TO
PROVIDE A LOWER LIGHTING OUTPUT.
8. BUILDING FACADE LIGHTING CONCEPT: AT MAIN FAÇADE BEHIND THE SOCIETY GARDEN, ONE LED STEM-MOUNTED, UPLIGHT WILL BE
USED AT FOUR OF THE BUILDING ARTICULATION POINTS. THE BUILDING ARTICULATION POINTS ARE THE TWO CORNERS AT THE WINGS
AND THE TWO 45º TURNS BETWEEN THE MAIN BUILDING AND THE ELEMENT THAT PROJECTS TOWARD THE GARDEN. SEE PLANS. THESE
LUMINAIRES WILL PROJECT A VERY NARROW BEAM UP THE OPAQUE PORTION OF THE BUILDING AT THESE LOCATIONS, AVOIDING THE
WINDOWS. THE SMALL STEM MOUNTING WILL RISE ABOVE THE GROUND BETTER THAN AN IN-GRADE LUMINAIRE AND HELP AVOID
OCCLUSION FROM THE EXISTING VEGETATION. THE ADJUSTABLE HEAD WILL ALLOW IN-FIELD AIMING TO ACHIEVE AN AESTHETICALLY
PLEASING WASH OF THE WALL AND VINES THAT THAT GROW THERE. USING THE MR16 OPTION FOR THE FIXTURE AND A SORAA LED 10W
LAMP WILL GIVE THE MOST OPTIONS BEAM DISTRIBUTION IN CASE THE FIELD CONDITIONS REQUIRE A CHANGE FROM WHAT IS SPECIFIED.
A HEX CELL OPTICAL LOUVER WILL PREVENT LOW-TO-MID ANGLE DIRECT VIEWING OF THE LAMP SINCE THESE WILL BE PLACED CLOSE TO
ADJACENT WINDOWS.
9. CENTER PLAZA HIGHLIGHTING CONCEPT: THE CENTER ELLIPSE WILL BE ACCENTED WITH LIGHTING TO HELP CONVEY THIS AREA AS A
FOCAL POINT. IN-GROUND GUIDELIGHTS (DIAMETER 8.58”, 1.96” TALL) WILL BE PLACE IN THE LANDSCAPING JUST OFF OF THE PATH AT
PATH JUNCTION AREAS AND UNDER SEATING AREAS NEAR THE BUILDING. SEE PLANS.
