SUBJECT: Revised Direct Solar Access Analysis – Compliance with NSW Apartment Design Guide 2015
This consultant’s advice notice has been prepared to provide an assessment of the direct sunlight access of the proposed Independent Living Units (ILUs) at the Calvary Ryde development located 678 Victoria Road, Ryde. The results have been obtained based upon re-issued DA architectural documentation developed by Boffa Robertson Group dated 9 March 2017. Changes to the orientation and façade have been taken into consideration in this updated solar access analysis.
This analysis has been undertaken to assess the residential apartments for direct sunlight access as required under the State Environmental planning Policy No.65 (SEPP 65). SEPP 65 outlines the following solar access requirement for residential apartments: “Living rooms and private open spaces of at least 70% of apartments in a building receive a minimum of 2 hours direct sunlight between 9am and 3pm at mid-winter in the Sydney Metropolitan Area.”
WGE has carried out this solar access analysis via a 3D computer model developed using the IES Virtual Environment 2016 software. Surrounding buildings and external shading have been included in the model to account for overshadowing effects. A SunCast simulation has been carried out for each floor between 9am and 3pm on June 21 to determine the times at which direct sunlight is experienced on the horizontal floor plane.
Appendix A contains images of the 3D computer model generated for the analysis.
The following image is an example of the visual output generated from the software and the areas of direct sunlight access on the floor plane are displayed in light blue.

Based on the results of the assessment, 71% of residential apartments within the Calvary Ryde project receive a minimum of 2 hours of direct sunlight to living areas between 9am and 3pm on June 21.
