Pegasus Group have opened an office in Liverpool City Centre at The Plaza, Old Hall Street. This furthers our investment in the North West delivering our 2nd office in the Region and 10th nationally. Neil Culkin leads the office and the wider team provides in-depth local knowledge, professional contacts and planning experience. The investment made by Pegasus Group recognises the fact that the conurbation and its surrounding hinterlands are a critical component of the UK and NW economy. It is evident that the area will continue to build on recent success and attract private inward investment. In doing so, grappling with the complexities of urban regeneration schemes coupled with the need for Green Belt release are, and will continue to be, pivotal to the Region’s success. Pegasus Group specialise in both and have played an important part in securing Green Belt release for housing in Knowsley, and planning permissions for major commercial logistics space in the area. Our Liverpool office will continue to raise our profile in the area and ensure we are best placed to advise our clients on local issues and opportunities.

DPD DISTRIBUTION CENTRE, LIVERPOOLST. MODWENPegasus secured planning permission for St Modwen on the development of a 69,000 sq ft parcel delivery distribution hub on a 6.7 acre site at Stonebridge Industrial Estate, Liverpool. The £12m development began in October 2016 with an aim to be completed in 2017. It will be occupied by DPD. Pegasus were able to demonstrate that the principle of development was acceptable when considering relevant planning policy.
PANORAMIC 34 RESTAURANT, WEST TOWER, LIVERPOOLPANORAMIC 34 RESTAURANTThe Pegasus Liverpool team gained planning consent at Appeal in October 2016 related to a landmark high rise building associated with Panoramic 34 Restaurant located in West Tower which is the city’s modern iconic 40 storey mixed-use skyscraper development. Pegasus gained planning consent for the retrospective change of use of an apartment to office use within the building for the day to day running of the restaurant. The team produced a Management Plan for the operation of the office, organised a public consultation event and delivered a robust economic case working with our in-house economist to justify the proposed use.

EDENHURST AVENUE, KNOWSLEYPRIVATE LANDOWNERPegasus were appointed in 2011 to advise on this former private sports pitch site in Knowsley. The site was defined as Green Belt land in the old development plan. Pegasus prepared representations throughout the emerging Local Plan process, attended the Examination in Public and prepared a supporting Development Statement report highlighting the key issues, opportunities and benefits of developing the site for housing. The site was formally allocated for housing in 2016 following the adoption of the Local Plan.

58-72 CHURCH STREET, LIVERPOOLQUEST UK APARTHOTELSIn November 2017, Pegasus secured planning permission for Quest’s first UK Aparthotel scheme, for the conversion of the second, third and fourth floors with a two storey extension allowing the creation of 100 rooms. The proposals provide 53 studio and 47 1-bedroom apartments. There will also be a conference room, pantry facilities and a gym for the use of guests. The existing office space had been vacant since March 2015 and the conversion will see the building at full occupancy with retail remaining on the first and ground floors.

The two-storey extension will be set back from the rest of the building and will feature bronze panelling. These panels will also to be applied to the non-glazed elements of the front elevation and certain windows to maintain the rhythm of the façade in line with the existing. The scheme will generate significant investment into the City Centre whilst enhancing the tourist economy through offering an alternative accommodation to the traditional hotel model.
