Summary Wow, real estate activity in Manhattan Beach during December definitely slowed as total sales (-27.3%), median sales price (-
5.9%), net listings (-14.7%), and the sales-listing ratio (-14.9)% all posted disappointing results! If not for the median days to sell
metric, which improved 38.2%, the entire month-over-month analysis would have performed to expected historical-seasonal
trending patterns. Year-over-year months of inventory data point increased 33.3% from December 2015 to 2016.
In December, C.A.R. reported ““Demand for homes continued to outstrip supply, causing the Unsold Inventory Index to
decline to 3.1 months in November from 4.2 months in November 2015.”
