Roof TerracesQuality residential amenity has been a driver for the proposed development from the projects inception. The project aims to set a new benchmark the quality of inner city developments and the amenity that can provided for residents. Roof terraces are proposed on both the north and south building lower rooftops. Both roof terraces will have exceptional views to the parklands and the CBD. On the roof terraces BBQ and eating facilities will be provided below a pergola structure. The roof terraces will also have hard and soft landscape zones with integrated seating for residents to use throughout the year.

Apartment considerationsTo ensure the quality of internal spaces of the proposed development apartment design principles have been established that are specific to this project and its site. The design principles set up a framework for internal amenity and take into account environmentally sustainable design measures.
1. Create a small tower footprint with 4-8 apartments per level
2. Living rooms to face north and south toward key views
3. Bedrooms located to the east and west sides of the building
4. Balconies are to be integrated into apartments and connect to living spaces

Solar analysis and apartment designApartment design is not limited to considerations of internal space planning. Solar hear gain, heat loss and the performance of the building envelope has influenced the design of apartment layouts. Inside and outside spaces have influenced each other in a feedback loop. To initiate the dialogue a high level solar analysis of the building has been carried out for the proposed development. This analysis along with the apartment design principles has influenced where solid panels have been located to ensure the best amenity and optimise the environmental performance of the building.

Internal amenityApartment planning generally results in compact and efficient spaces. Through considered design internal spaces can be optimised to create liveable spaces without compromise. The internal planning of the proposed apartments provide clearly defined spaces with good connection between living and service spaces. One example is the deep balcony. By providing deep balconies that are glazed what would normally considered a purely outdoor space becomes an additional room for the apartment. The balcony now becomes an integrated indoor/ outdoor space. The key benefit is that the primary living space becomes a larger space that can be opened up and used for a variety of uses through-out the year.

ConceptThe façade design has been born from its context. As a site that connects the city and the parklands this concept has been carried into the façade designReferencing groupings of trees and the structures of tree branches a unique built identity has resulted that is specific to this location. The façade articulation is varied and organic in how it responds to its context and the apartments within. Working with concepts of opacity and transparency the façade maximises internal amenity while also being responsive to envi-ronmentally sustainable design concerns such as heat gain and heat loss.

Precast concrete and metalThe building is made up of a range of quality local-ly sourced materials so that the building will age gracefully and become an enduring addition to South Terrace. The precast panels will be custom profiled that are a unique design specific to the proposed development.In dialogue with the precast concrete profiled metal fins be used throughout the buildings as a contrast and to define specific elements of the project such as the health and fitness facilities, lobby courtyard connection and the residences to Delhi street.

The modelDetailed studies of the façade have been modelled digitally and as physical models to achieve a greater understanding of how the proposed built form and its façade detail. These studies assist in assessing how the proposed development operates at a number of scales. For example at an urban scale we can assess how the development integrates with is surrounding context. At a smaller detail scale we can test the detail of facade or investigate how the proposed development interfaces at a human scale with the ground at street level environment.
