Project Summary
A. The project is sited on a quiet residential street in Lexington’s Chevy Chase neighborhood, a high-moderate income area with a walkable ‘main street’ located on the same block as the project site. Drawing from the surrounding neighborhood and beyond, the facility allows older adults in Lexington to maintain connections to the community and live in an environment that is at the same scale and context of the existing residential street. The building is responsive to the client’s philosophy of care, which is centered on the delicate balance between offering independence to residents, while still providing an environment secure enough to facilitate excellent care.

A1010 Typical Foundations
A. Wall and column footings and piers shall be reinforced concrete. Wall footings will be two to three feet wide and 12" thick. Square column footings will be four to six feet square and up to 16" thick. Foundation walls will be 8" reinforced concrete masonry units.
A1030 Slab on Grade
A. The slab on grade shall be 4" thick normal weight cast-in-place concrete slab with 2 lbs. per cubic yard of polypropylene fiber mesh. 12" thickened slab footings will be located under bearing walls and shear walls. The slab is to be placed on Stego 15mil vapor retarder over 6” of crushed stone.

B SHELL
B10 Superstructure
A. This new building will be designed in accordance with the Building Code of Kentucky as a Risk Category II Structure. The minimum live loads used in the design will be a roof live load of 20 psf plus rain and snow loads per KCB 2013, Tables 1608.2 and 1611.1. This structure will be designed for 115 mph wind speeds and the appropriate seismic loads, based on the values listed per KBC 2013, Table 1613.3.1.
B1010 Floor Construction
A. Wood floor will be constructed of 3/4” plywood sheathing on prefabricated parallel chord wood trusses. 3.5” formaldehyde-free batt insulation in truss space, resilient channels, and 5/8” type X gypsum board ceiling. The floor assembly will be 1 hour fire resistance rated (UL# L521). Provide ¾” underlayment of Maxxon Gyp-Crete 3.2K over Acousti-Mat I on floor sheathing.
B1020 Roof Construction
A. Residential Roof System: Roof will be constructed of 3/4” plywood on prefabricated wood trusses. R-38 formaldehyde-free batt insulation in truss space, MemBrain smart vapor retarder by CertainTeed or similar, resilient channels, and 5/8” type X gypsum board ceiling. The roof assembly will be 1 hour fire resistance rated (UL# P522). The roof trusses will be supported by 2x6 stud bearing walls.
B. Club House Roof System: Roof will be constructed of ¾” plywood on wood joists supported by exposed laminated veneer lumber structural members. R-38 formaldehyde-free batt insulation in joist space, MemBrain smart vapor retarder by CertainTeed or similar, resilient channels, and 5/8” type X gypsum board ceiling.

Resident Rooms

Lavatories will be drop-in with two handle manual faucets and grid drains.

D2020 Domestic Water Distribution
Domestic Water Supply
The building will have a new dedicated water service connected to the system main. A double check valve will be provided on the incoming service. A 3-inch domestic cold-water main will provide service to the building fixtures.
Hot water will be generated from a high efficiency gas fired, tank type water heater. Hot water will be stored at 140°F and be delivered to the building at 120°F with a mixing valve. The heater will be controlled by it’s on board control system. The heater is anticipated to be 100 gallon tank type gas fired water heater. 140°F water will be delivered to the kitchen.

A hot water recirculation system will be provided on both temperature water systems to maintain an acceptable system water temperature throughout the hot water piping system.
An in-line centrifugal pump, controlled by temperature sensor on the loop return and the building control system, will be used to re-circulate hot water throughout the system.
Backflow prevention devices will be provided at all internal cross connections to protect the building’s domestic water system from contamination. These cross connections include makeup water to the heating and cooling systems. Vacuum breakers will be provided on all faucets with hose connections.
All piping will be type L copper tubing and insulated with rigid fiberglass insulation to prevent condensation on the domestic cold water and heat loss on the domestic hot water systems.
Non-freeze recessed lockable box type wall hydrants will be provided on the exterior of the building at locations to be determined by the Owner.
D2030 Sanitary Waste
Sanitary Waste and Vent System
The building will utilize a new 4-inch sanitary main building drain, which will be provided from the main on site.
All waste and vent from fixtures and floor drains located will be considered sanitary waste and vent and will be disposed to the main sanitary and vent system.
Where possible, all sanitary drainage will flow by gravity to the city system. All sanitary vent piping will pitch upward to the new vent system.
A sanitary sewage ejector pump system is not anticipated at this time however, connection to the city system depends upon the elevation and inverts of the existing sanitary sewer mains and manholes on the surrounding site.
All interior and underground sanitary and vent piping will be PVC.
All piping will be insulated with rigid fiberglass insulation to reduce noise.
Service piping will be provided to the sink in the Hair Care Room. An under the counter hair trap will be provided on the sink waste piping.

Roof Drainage System:

Resident Rooms and Common Space
A variable refrigerant flow (VRF) split system heat pump, capable of simultaneous heating and cooling, with indoor fan coil units shall be provided to serve the resident rooms and common spaces. Nominal system capacity is approximately 15 tons. Each resident room, common spaces and corridors shall have an above ceiling ducted fan coil unit. Each fan coil unit shall be able to provide heating or cooling independent of the demand on other units. Each fan coil unit shall have a filter box with a MERV 8 replaceable filter and wall mounted wired remote controller. Sidewall supply air registers shall be used in all resident rooms and linear supply air registers shall be used in all other locations. Electric duct heating coil to provide backup heating. The air-cooled condensing units shall be located on the roof. Condensing units shall be mechanically fastened to equipment curbs. Pipe curbs shall be provided for refrigerant piping.
Ventilation Air
A roof mounted dedicated outside air system (DOAS) with energy recovery shall provide ventilation air to fan coil units and exhaust air for all toilet rooms. The DOAS unit shall include, but not be limited to, a modulating gas heating section, enthalpy recovery wheel, and minimum MERV 8 filters. The DOAS unit is approximately 6,000 CFM. The DOAS unit shall serve the whole building. Ductwork shall be insulated galvanized sheet metal in accordance with SMACNA standards.
Exhaust Air Systems
Dedicated exhaust air systems shall be provided for janitor closets, soiled utility and hair care spaces. Exhaust fans shall be roof mounted downblast fans.

Fire Protection Systems and Equipment:
A new 4-inch fire service main extended from the city’s water main will supply the new fire protection system for the building spaces. A single fire-line check valve will be provided on the incoming service.
The fire service entrance into the building will be equipped with an OS&Y gate valve and 4 in. alarm check valve with horn and strobe located on the exterior of the building.
A wet pipe sprinkler system will be provided in all building spaces in accordance to the state code referenced edition of NFPA 13. All areas will have sprinkler coverage. All heads will be quick response. Pendant or upright heads in unfinished ceiling areas and concealed heads in finished ceiling areas will be provided.
A dry pipe sprinkler system will be provided in the attic due to the combustible construction materials.

Each sprinkler main will be equipped with a monitored zone control valve and flow switch. Each zone will be equipped with a test and drain valve.
A 4 inch Siamese fire department connection (style dependent upon local fire department requirements) with in-line check valve will be utilized to support the sprinkler system. A strobe will be located on the exterior wall at the location of the fire department connection.
Sprinkler floor control valve assemblies with drain will be provided for each sprinkler zone.

A. Contractor will be required to clean the premises thoroughly, including removal of trash, packing materials, and excess construction materials off-site. Mechanical and plumbing systems shall be flushed and balanced. Electrical systems shall be tested. Controls shall be tested. Exterior work shall be complete, including landscaping and irrigation systems. Sidewalks and pavement damaged during construction shall be repaired or replaced, and pavements shall be thoroughly cleaned.
B. Contractor shall prepare a list of items remaining to be completed or repaired (a punchlist) which will then be reviewed by the Architect and Owner.
C. Substantial Completion shall be certified by the Architect only when the project is complete and can be safely, completely, and usefully occupied by the Owner.
Z1050 Permits, Insurance, and Bonds
A. Contractor is required to secure building permits from the local authorities having jurisdiction, and will be reimbursed for their cost without mark-up. Permits incidental to the Work, such as sidewalk use and utility connections for construction utilities, will be included in the Contract Sum.
B. Contractor is required to secure and maintain insurance for liability, workers’ compensation, and automobile usage in the amount of $2,000,000 per occurrence.

C. Contractor is required to obtain bonding for Performance of the Work and for Materials and Labor, each in the amount of the Contract Sum.

FEATURING:
CABINET CONSTRUCTION The cabinet front and doors are constructed of heavy gauge, polished stainless steel to maintain an attractive appearance after years of heavy use. Polyurethane foam insulation throughout ensures the ultimate in energy efficiency. The front shroud lifts up for easy access when cleaning the condenser unit.
DOOR CONSTRUCTION The doors are heavy gauge, polished stainless steel with a stainless steel interior liner. Each door is provided with a cylinder lock and ergonomically correct vertical handle. The door hinges are self-closing and have a hold-open feature at 120° which facilitates product loading. Proximity switches energize the recessed interior incandescent lighting when the door is opened. Humidity control wires around the door jamb prevent condensation from forming on the front of the cabinet in high humidity environments. The wires are concealed by a high impact, non-conducting thermal break-er cap.
REFRIGERATION SYSTEM High efficiency, air-cooled, self-contained refrigeration systems are provided. The evap-orator coils for both compartments are ceiling mounted on the single section model. The two section model has a top mounted system with the evaporator coils located outside the food storage zone. Environmentally friendly R-134A for the refrigerator and R-404A for the freezer are efficiently metered by capillary systems providing a constant, safe operating temperature and quick “recovery” under the most demanding conditions. The hermetically sealed systems are designed to operate at 38°F and 0°F. Each cooling coil has plasticized fin coils to resist food acids and dual-speed EC fan motor(s) for greater cooling capacity and efficiency. All condensate water is dis-posed of automati-cally by the condensate vaporizer on the single section and disposed of auto-matically with the non-electric hot gas disposal system on the two section model.
INTERIOR STORAGE ARRANGEMENTS Shelves are adjustable in one inch increments. A wide door opening allows for the use of a variety of optional pan slide configurations including 18” x 26” and 12” x 20” pans.
V-TEMP™ CONTROL SYSTEM The easy to use V-TEMP™ Control is standard. This durable, water resistant microprocessor monitors and controls the entire temperature maintenance process. It includes an ON/OFF switch, manual defrost, interior light switch, LED temperature indicator in °C or °F, a HI/LO audio/visual temperature alarm, power supply interruption, door ajar and “clean condenser” alarms. FEATURING:
CABINET CONSTRUCTION The cabinet front and doors are constructed of heavy gauge, polished stainless steel to maintain an attractive appearance after years of heavy use. Polyurethane foam insulation throughout ensures the ultimate in energy efficiency. The front shroud lifts up for easy access when cleaning the condenser unit.
DOOR CONSTRUCTION The doors are heavy gauge, polished stainless steel with a stainless steel interior liner. Each door is provided with a cylinder lock and ergonomically correct vertical handle. The door hinges are self-closing and have a hold-open feature at 120° which facilitates product loading. Proximity switches energize the recessed interior incandescent lighting when the door is opened. Humidity control wires around the door jamb prevent condensation from forming on the front of the cabinet in high humidity environments. The wires are concealed by a high impact, non-conducting thermal breaker cap.
REFRIGERATION SYSTEM All components of the high efficiency, air-cooled, self-contained refrigeration system are mounted on top of the cabinet out of the food storage zone providing greater usable stor-age space. Environmentally friendly R-134a refrigerant is efficiently metered by an expan-sion valve providing a constant, safe operating temperature and quick “recovery” under the most demanding conditions. The hermetically sealed systems are designed to operate at 38°F. Each cooling coil has plasticized fin coils to resist food acids and dual-speed EC fan motor(s) for greater cooling capacity and efficiency. All condensate water is disposed of automatically by the energy efficient, non-electric condensate evaporator.
INTERIOR STORAGE ARRANGEMENTS Each cabinet section is provided with three heavy-duty, epoxy coated wire shelves. The shelves are adjustable in one inch increments. A wide door opening allows for the use of a variety of optional pan slide configurations including 18” x 26” and 12” x 20” pans.
ELECTRONIC CONTROL SYSTEM The easy to use V-TEMP™ Control is standard. This durable, water resistant microproces-sor monitors and controls the entire temperature maintenance process. It includes an ON/OFF switch, manual defrost, interior light switch, LED temperature indicator in °C or °F, a HI/LO audio/visual temperature alarm, power supply interruption, door ajar and “clean condenser” alarms. The microcomputer-based control system is built into the Ventless Door-Type Dishwasher. It is available in standard electrical specifications of 208-240/60/1, 208-240/60/3, 480/60/3 and is equipped with a reduced voltage pilot circuit transformer.
Water hardness must be controlled to 3 grains of hardness or less for best results.
CONSTRUCTION: Drawn tank, tank shelf and feet constructed of 16 gauge stainless steel. Wash cham-ber and front trim panel above motor compartment are polished, satin finish. Frame is 12 gauge stainless steel, chamber is 18 gauge, and removable trim pan-els are 20 gauge.
CHAMBER LIFT: Chamber coupled by stainless steel handle, spring counterbalanced. Chamber guided for ease of operation and long life.
WASH PUMP: With stainless steel pump and impeller, integral with motor assures alignment and quiet oper-ation. Pump shaft seal with stainless steel parts and a carbon ceramic sealing interface. Easily removable impeller housing permits ease of inspection. Capacity 160 GPM. Pump is completely self-draining.
WASH PUMP MOTOR: Built for Hobart, 2 H.P., with inherent thermal protection, grease-packed ball bear-ings, splash-proof design, ventilated. Single-phase is capacitor-start, induction-run type. Three-phase is squirrel-cage, induction type.
RINSE PUMP: Powered by a 1⁄15 H.P. single phase motor, the rinse pump is made of high strength engi-neered composite material.
BLOWER: The condenser blower is an all stainless steel forward curved centrifugal wheel powered by a 1⁄20 H.P. TEFC single phase motor for nearly silent operation.
CONDENSER COIL: The condensing system using a tube and fin coil constructed of copper and corrosion resistant aluminum.
MICROCOMPUTER CONTROL SYSTEM: Hobart microcomputer controls, assembled within water-resistant enclosure, provide built-in performance and reliability.
The microcomputer control, relays and contactors are housed behind a stainless steel enclosure, hinged to provide easy access for servicing. The line volt-age electrical components are completely wired with 105°C, 600V thermoplastic insulated wire with stranded conductors. Electrical components are
wired with type ST cord. Line disconnect switch NOT furnished.
CYCLE OPERATION: The microcomputer-timing program is started by closing the doors, which actu-ates the door cycle switch. The cycle light turns ON. The microcomputer energizes the wash pump motor contactor during the wash portion of the program. After the wash, a dwell permits the upper wash mani-fold to drain. At the end of the dwell, the final rinse pump is energized. After the final rinse pump turns off, Sani-Dwell permits sanitization to continue. The Rinse display remains on during this period. The Blower and Cold Water Valve turn on for 30 seconds to condense the vapor laden air inside of the chamber. The display shows a count down time (in seconds) during this operation. After the 30 seconds is complete the Cycle Light turns OFF, completing the program. If the microcomputer is interrupted during a cycle by the door-cycle switch, the microcomputer is reset to the beginning of the program. 40 racks per hour – 87 sec-onds: 38 Second Wash, 2 Second Dwell, 10 Second Rinse, 7 Second Sani-Dwell. 30 Second Condensing. Other programs can be pre-selected by your Hobart service technician.
Manual wash cycle selector also provides selection of 2-, 4- or 6-minute wash cycles plus condense time for heavier washing applications.
WASH: Hobart revolving stainless steel wash arms with unrestricted openings above and below provide thorough distribution of water jets to all dishware surfaces. Arms are easily removable for cleaning and are interchangeable. Stainless steel tubing manifold connects upper and lower spray system.
RINSE: Rotating rinse arms, both upper and lower, feature 14 rinse nozzles. The stainless steel upper and lower rinse arms are easily removable without tools for inspection and are interchangeable. The motor driven rinse pump gives constant rinse pressure regardless of water service supply pressure. Easy open brass line strainer furnished.
HOT FILL: Microcomputer controlled fill is supplied from the hot water service connection. It enters the machine through an air gap system which protects the potable water supply from contamination. Ratio fill method is used giving the correct fill at any flowing water pressure.
COLD WATER: Cold water supplied to condenser coil is heated during the condensing period at the end of each cycle. This pre-heated water is supplied to the booster for subsequent heating.

DRAIN AND OVERFLOW: Large bell type automatic overflow and drain valve controlled from inside of machine. Drain automatically closed by lowering chamber. Drain seal is large diameter, high tempera-ture “O” ring. Cover for overflow is integral part of the standpipe.
STRAINER SYSTEM: Equipped with large, exclusive self-flushing, easily removable perforated stainless steel, one-piece strainer and large capacity scrap basket. Submerged scrap basket minimizes frequent removal and cleaning.
HEATING EQUIPMENT: Standard tank heat is 5 KW electric immersion heating element. Water tempera-ture regulation is controlled by thermistor sensor in combination with microcomputer controls. The tank heat and positive low water protection microcomputer circuits are automatically activated when the main power switch is turned “on”. If tank is accidentally
drained, low water protection device automatically turns heat off. These features are standard with the Hobart Microcomputer Control System.
ENERGY RECOVERY: Heat energy is recovered from the condensation of vapors in the chamber at the end of each cycle. This pre-heats the water for the next rinse cycle from 55°F up to 140°F.
ELECTRIC BOOSTER HEATER: 8.5 KW electric booster with Sense-A-TempTM technology adequately sized to raise 110°F inlet water to 180°F.
ACCESSORIES: 193⁄4" x 193⁄4" peg and combination dish racks. Splash shield for corner installations. End of cycle audible alarm (field activated). Delime notifica-tion (field activated). Specifications

When operatinglever is depressed, bread racks arelowered, and elements areenergized simultaneously. At theend of the toasting cycle, elementsare de-energized, and bread racksare automatically raised by a coilspring.
Capacity:The HT409, HTC409 and HT424can toast 150 slices of bread and150 bagel halves or 120 Englishmuffin halves per hour. Returns are to be shipped postage prepaid to either service center; SHURflo Cypress, CA or Hanover Park, IL. SHURflo shall not be liable for freight damage incurred during shipping.

Do not use with water that is microbiologically unsafe or of unknown quality without adequate disinfection before or after this system.
Filter must be protected against freezing, which can cause cracking of the filter and water leakage.
Install this filter on cold water lines only. Do not use on water lines exceeding 100°F (37.2°C). Minimum water pressure of 20 psi (1.4 bar) and a maximum water pressure of 125 psi (8.62 bar) is required.
When installing behind an appliance use ample amount of tubing to allow removal of the appliance to prevent damage to the tubing, filter or fittings. Damage to tubing, filter or fittings could cause leakage and damage.
