Houston has come a long way inrecent decades, with one area ofimprovement being historic preserva-tion. Citizens and local officials havemade tremendous efforts to help ourcity hang on to iconic pieces of ourpast. A major milestone occurred lastsummer when Glenbrook Valley wasnamed the first post World War IIHistoric District in Houston andTexas. Since the designation, we’vebeen working with residents ofGlenbrook Valley to spotlight thisremarkable neighborhood.
In the process we learned thatGlenbrook Valley is a popular destina-tion for leisurely drives, and was longadmired for its elaborate Christmaslights displays. Our feature articleshowcases the home of Jamie Oyler,who often detoured through

Meg and JB Lassarat first called me because their dated 1970skitchen was not working for their tall family with two girls and itdid not reflect their friendly personalities. She had seen an article inBetter Homes & Gardens of an older kitchen I had done and had a feeling that anefficient brainstorming session would help them with their vision of what theirdated kitchen could be. Before I showed up, they had collected pictures ofkitchens they liked—and this was a great starting point for the project.

The couple’s advice is to engage an expert early and often and I agree,because it saves money in the long run. JB, who likes to cook, loved thewalk-in pantry and did not wish to change it. Instead, I suggested theyinstall a recessed, stud-deep medicine cabinet placed high on the wallinside the pantry for the family’s vitamins and medicines, which keepsmeds handy but well out of reach of young children.
“Even though the kitchen was big, we felt cramped and felt there wastoo much separation between the family room and kitchen,” Megexplained. “We were not using the wet bar and when you suggested it go,we were delighted. You also suggested re-facing the existing cabinets withnew door fronts and installing hidden hinges, which made a huge differ-ence. That change, along with the new windows, door to the backyard,removing the ’70s scroll over the sink and the gas range as you suggestedmade us super happy!” she said. They also used my suggestion of hidingthe kitty litter box inside a lower cabinet in the utility room and installinga Kenmore stainless steel icemaker in the old wet bar. “With two girls—both in sports—we go through a ton of ice,” Meg explained. “This keepsus cool and we never run out of ice,” she said.
“I love to cook with our family and friends, but I want to be with theminstead of alone working in the kitchen,” JB said. “When you said addinggas could involve busting up the tile floor, we knew we were in for a fullscale remodeling,” JB explained. “I was not ready for that, but Meg was,”he added with a laugh.
The key to the kitchen working was finding a narrow fridge to fit theformer wall oven space. Using my appliance source list, Meg found a tall,narrow Summitt FFBF285SS stainless unit that just barely fit the space,

and it also was counter depth—perfect! Meg also located a Bosch30” stainless dual fuel range with large oven fit the opening justperfectly where the electric cook top once was.
Because Meg needed someone with architectural experience todraw up plans for their remodel, she worked with Catherine Belanof Broadman Design/Build.com.
“When Meg and I initially met, the first thing she did was pullout your notes,” Catherine explained. You gave her an outline ofhow to proceed. She did all of her homework and was prepared,Catherine explained. “We referred to your notes regularly through-out the project as a way to keep us focused on the original goals,”she said. Catherine was with Envision Design/Build when shebecame project manager on Meg and JB’s kitchen. Catherine fig-ured out the angled island’s two-tier design based on the veining inthe granite and the entertaining needs of the tall couple. Catherinesuggested a Sharp microwave oven drawer rather than have themicrowave on the counter or above the stove, which I heartilyagreed with. Envision Design/Build served as the general contractorfor the project.
JB and daughter Julia fell in love with the veined 3 cmMascarello granite (a more expensive choice than planned). Theytalked Meg into spending more money on it (and the gas range)and they are so glad they did! All of the colors used came from thegranite choice, so it was an important decision. Not knowing herdad’s strong feeling about the Mascarello granite, Julia went graniteshopping with Meg and spotted it, walking past the three moreaffordable choices Meg had set aside for her approval. She threwher arms around the slab and said, “Oh Mommy, this is SOLassarat.”
To coordinate with the granite, Meg decided on Olympic paintfrom Lowes in “Caramel Ice” for walls and “Peach Linen” for trim.The paint used on the island and in the powder bath is “Jasper.”
Meg said a few of my suggestions surprised her. “I thought thesmall white tile floor was fine—I needed a huge nudge, which yougave, to replace it, and what a difference! You also explained thatupdating our guest bath at the same time was smart and that allour cabinet fronts were dated—what a difference it made to replacethem!” Meg explained.
The couple said that everyone that sees the kitchen loves it.“Having professionals involved at the start of a remodeling projectis a huge plus. They bring not only their experience but also thepractical realities of a project.
“I was never tempted to do this alone,” Meg said. “My advice isthat if you pay a dentist, doctor or CPA to do something you don’tknow how to do, why in the world would you not use a profession-al to remodel your kitchen?” Meg concluded.

The elevation of the property and the distinctive roof, carport structure, brickwork, and window placement of Jamie Oyler’s Glenbrook Valley homeoften catch the eye of admirers of 1950s architecture as they cruise past his handsome corner property on Santa Elena.

Sixty years ago, Mid Century Modern architecture anddesign captivated American and European designers andconsumers during the middle of the 20th century. Themovement, which spanned from the 1940s to the 1960s,is a distinct style characterized by geometric flat planes andopen floor plans with large windows and sliding glass doors.Also prevalent were changes in elevation, not only the iconicsunken living room, but also half walls and cabinets mountedat varying heights. Another key element was the connection tonature, with many rooms having multiple views of the out-
doors. In residential applications, Mid Century Modern archi-tecture brought modernism into America's post-war suburbs.
The post-World War II design movement utilized openfloor plans and large outdoor views to encourage open mind-edness and interest in the world outside the home. Oversizedsliding glass doors serve as an invitation to go outside and behealthy. Floor-to-ceiling windows and glass doors allowyoung children to see their outdoor surroundings comparedto traditional homes where windows are placed 4 to 5 feetfrom floor.

REMARKABLYUNCHANGEDToday, Glenbrook Valley isHouston’s most complete,largely unaltered Mid CenturyModern neighborhood. Theneighborhood has survived theteardown tactics that havewiped out other local architec-tural treasures over the pastseveral decades. Glenbrook’sfuture as Houston’s three-dimensional encyclopedia ofresidential Mid CenturyModern architecture was solid-ified in June 2011 when theCity of Houston addedGlenbrook Valley to the City’slist of historic districts.
Glenbrook is Houston’slargest historic district and thecity’s first outside of Loop 610.The more suburban location,beyond the precious innerloop, seems to have sparednearly all of Glenbrook Valley’smore than 1250 homes. Thehomes were built between1953 and 1962, a period thatbrought great expansion toHouston. The Gulf Freeway— the first freeway in Texas —had just opened in 1952,stretching from Houston toGalveston.
Developers neighborhoodwas situated southeast of down-town Houston, just west of themarvelously modern GulfFreeway. Many of the generouslots stretch along the southernbanks of Sims Bayou, otherhome sites enjoy the hilly ter-rain (by Houston standards),

Developer Fred McManushired Kansas City landscape archi-tects Hare and Hare to design acommunity that showcased state-of-the-art in architecture andhome innovation. All of the origi-nal homes are largely of AmericanRanch Style or Mid CenturyModern design.
FROM ADMIRED TOACQUIREDJamie Oyler had been quite happyliving in Oak Forest, but for yearshad driven through GlenbrookValley’s Mid Century wonderlandon his way to and from HobbyAirport. Over the years one homeon Santa Elena became hisfavorite. “I often thought ‘If thathouse ever goes up for sale, I’ve gotto buy it,’” says Jaime. In 2007 hegot his wish. “I found out thehouse was for sale just by accident.It was the Mod of the Month onHoustonMod.org and the openhouse was that same day.” Jamiepromptly drove down to tour thehome and quickly made an offer.
The house he long sought andthen bought was built 1956 anddesigned by architect SymondDoughtie of Doughtie &Porterfield, who also collaboratedwith MacKie & Kamrath andLloyd Borget on the design of thePasadena State Bank. This home,like most of the homes inGlenbrook Valley, was a commis-sioned design for an individualclient. Symond Doughtie designedthe home for Elmer and Myrtle

Richardson. Mr. Richardson owned multiple drive-in restaurants and acompany that built them. Mr. Richardson's company Drive-In Propertiesbuilt the house. The Richardsons sold the home to Mr. and Mrs. C.H.Nelson in 1973 (who had also dreamed of owning the home, admiring iton numerous Sunday drives). Mr. Nelson died in 1976, but his wifePeggy lived in the home for the next 30 years.
Just four years after the home's completion, the Richardsons added agame room above the garage. This second-story lounge became a gather-ing spot for many in the neighborhood and each of the home's threeowners has carried on the tradition of hosting neighborhood parties there.All of the original furniture, sourced from Fingers Furniture in 1960,remains in what Oyler and his guests call the Kit Kat Lounge.
“When the Nelsons bought the house, they asked for all of the furni-ture in the lounge,” says Jamie. “I have the bill of sale on the Drive-inProperties letterhead that details the sale of the furniture to the Nelsons.”As Mrs. Nelson’s estate was processed, her daughters decided to keep allof the lounge furniture together and include it in the sale of the home.Jamie Oyler reports that only the carpet and upholstery have beenreplaced over the years.
While the Kit Kat Lounge is a neighborhood hot spot, the exteriorarchitecture of Jamie Oyler’s home charmed both Jamie and the Nelsonsinto purchasing the home. The grand carport stands out as something of

a residential riff on a classic drive-in restau-rant. From there, the front door, with its origi-nal medallions, is just two steps up from thesheltered driveway.
Earthy, reddish brown quarry tile ushers invisitors to the three-bedroom, two-bath home,complete with sunken formal living room justoff the entry. Asymmetric lattice work sets offthe dining room from the living room while aredwood framework divides the two livingareas. The more casual living area overlooksthe brick patio through oversized sliding glassdoors.
Adjacent to the casual living area, the well-preserved kitchen features sandblasted woodcabinetry, with one bank of cabinets suspend-ed from the ceiling. Most of the original appli-ances remain, including the Thermador oven.Exposed brick walls lend architectural interestto many of the rooms, including the diningroom, both living areas and the masterbedroom.

The exposed brick wall in themaster is one of Jamie’s favorite fea-tures of the house, especially the waythe brick wraps around one cornerand continues a few feet onto thenext wall. “I just love that,” Jamiesays with his signature Alabamaaccent.
An appealing amenity of themaster bedroom is the adjacentwalled-in patio. Here, Jamie addedquarry tile to the existing patio to tiein with the tiled front entry.Another notable feature of the mas-ter bedroom is the series of cleresto-ry windows above the brick wall.Two closets and built-in drawersprovide plenty of storage. The bath-room features all of its original fin-ishes and fixtures include plumbingfixtures. A dressing area still featuresthe boomerang-patterned Formicainstalled in 1956.
Two additional bedrooms are seton a long hallway, where the sharedbath is a colorful trip to the 1950s,complete with a black and pink tilescheme set off by the aqua-blue sink,tub and toilet. Jamie’s guest roomfeatures a seven-piece matched setRussel Wright furniture found dur-ing a trip to Alabama.
For all of its Mid CenturyModern beauty, Jamie appreciatesthe era that produced his currenthome and the surrounding neigh-borhood, as well as the Ranch stylehomes that make up a large part ofGlenbrook Valley. “I always likedMod and grew up in Ranch neigh-borhoods for the most part,” saysJamie. “Really, I love Ranch houseseven more than Mods. They havesuch cool things in them.”
The upstairs Kit Kat lounge was added bythe original owners in 1960. It features allof the original furniture, light fixtures andartwork. The lounge also features a stage,movie screen (behind curtain) and wallmounted movie projector.

“The roof over your head” —given the powerfulmetaphor of this phrase, it is amazing how little attention we homeown-ers give our roofs. The roof protects us, and every asset in the house, sowhat can we do to protect our roof?
“A new roof is one of the most expensive things a homeowner canbuy, especially if you do it twice,” says Joe Ochoa, vice president ofOchoa Roofs and Even More. By which he means, if a roof is notinstalled correctly, there is no warranty from the roof manufacturer anddo-overs are expensive. Important lesson: deal with professionals. Youcan gauge their competence by looking for certifications from majormanufacturers. For example, Ochoa’s company is a Master Elite CertifiedContractor with GAF, one of the largest roofing manufacturers.
It is also important to know that, in general, the remaining life of aroof is not necessarily the manufacturer’s stated life expectancy less theage of the roof. Too many other factors come into play, such as exposure,slope and color. Ochoa also lists nearby chemical plants, tree debris, andalgae growth as destructive elements in the Houston area. For AlexGallegos, president of All Around Construction & Remodeling, hisexperience has been that a 30-year roof in Houston usually lasts 10-15years due to these factors.

Nothing lasts forever, so here are some things you can do to prolong your roof ’s life.Ochoa recommends annual inspections for houses older than seven years and every two-three years for newer homes. He especially encourages chimney inspections—“Last year’sdrought dried them out and this year, they’re soaking up moisture like sponges.”Gallegos says, “Have your roof vents inspected for damage caused by wildlife. Also caulk-ing disintegrates over time, so re-caulk as needed.” Finally, Ochoa advises his clients toregularly hire a roof cleaning service to clear off algae growth using a bio-degradablesolution plus a low-power rinse—“Do not hire someone who uses a high-power rinsebecause it knocks off the shingle granules, which results in roof damage.”
IN THE GUTTER
Gutters come in many materials, configurations and price points, but keeping themdebris-free is always essential. “Gutters must be kept clean,” says Frank Fulco, presidentof GutterMaxx, “or rain run-off can back up and cause the roof and fascia board to rot.”GutterMaxx offers two systems well-suited for this area. One is a self-flushing systemthat keeps gutters clog-free and a second system has a contoured hood catch with a two-way water flow that re-routes the “buckets of water” we get, as Fulco aptly describes it.
During times of drought, he highly encourages homeowners to be attentive to debristhat has collected in open gutters. Otherwise, the leaves and litter dry out, creating a tin-derbox around your house.

drainage issues in your yard, but Joe Blanton,
conservation director at the Houston Arboretum,
encourages people to turn that problem into an
asset—“work with nature rather than against it.”
To that end, he likes rain gardens. Dig a slight
depression at the point in your yard where water
collects. Fill it with compost, broken-up soil and
expanded shale. Then plant native vegetation,
such as cardinal flowers, copper irises or Gulf
Coast penstemons, hardy flowers that can with-
stand a deluge or a drought. The Arboretum can
help you out with both native plants and rain gar-

Another way to diffuse water coming off the
roof is with a rain chain, according to Beverly
Welch, owner of The Arbor Gate. She says,
“They’re mostly made of copper because it doesn’t
rust. Rain chains are beautiful elements—especial-
ly given copper’s lovely patina as it ages over
time—even when it’s not raining.”

Save it for a Not-So-Rainy DayIt doesn’t take too many summers like the one of 2011 to start thinking about water conservation.
Rain barrels, which have been used for centuries to capture nutrient-rich rainwater, fit this bill, espe-
cially when you consider that “one inch of rain hitting a 1,000-square-foot roof generates 624 gallons
of water,” says Houston Arboretum’s Joe Blanton.
“Rain barrels are very easy to install and a perfect project for the do-it-yourselfer,” says Justin
Owens, Gulf Coast Renewable Resources. “A rain barrel can be as inexpensive as $75 or several
hundred, depending upon the size and style. Installation could be completed in less than an hour
when placed under an existing downspout.”
Since mosquitoes are perennial problems in the Houston area, Beverly Welch at The Arbor Gate,
further advises, “Always use a screen over openings in rain barrels to create protection against mos-
quitoes.” She also reminds her customers to check homeowners association requirements if the rain
barrel is visible from the street.
“Typically, barrels are installed underneath existing downspouts, where the drop length is short-
ened to allow the barrel to fit in place and the elbow reinstalled to direct the flow of water to the bar-
rel inlet,” says Owens. “Barrels can also be installed on cinder blocks or a custom stand but with
water weighing 8.34 lbs per gallon, a typical 55 gallon barrel would weigh 459 lbs so a level, com-
pact surface is critical for safety reasons.”
Rainwater harvesting can be done on a larger scale, with 1000- and 2500-gallon tanks available
from local companies. According to Owens, these larger tanks require at least 6 to 8 square feet of
space and their own slab foundation. “Ideally, a tank would be in a location that could capture the
most water from the collection surface (roof) efficiently,” says Owens. “Also, locating your tank close
to where the water will be used is also something to keep in mind for easy access.”
