Competitive Analysis New Record for Sales
(May 5, 2015 – Hamilton, Ontario) The REALTORS® Association of Hamilton-Burlington (RAHB) reported a record 1,699 property sales processed through the RAHB Multiple Listing
Service®(MLS®) system in April. This represents a 15.7 per cent increase in sales compared to
April of last year, and smashes the old record of 1,660 all property sales set in May of 2014.
There were 2,379 properties listed in April, an increase of 15.7 per cent compared to the same
month the year prior. End-of-month listing inventory was 8.7 per cent lower than last April.
“The Greater Hamilton-Burlington real estate market has never seen this kind of activity,” said RAHB CEO Ross Godsoe. “There are a
number of areas in Hamilton, Burlington and even outlying communities where, on average,
properties are being sold for full list price or higher. It’s rare to see that kind activity as an
average for an area.”

In order to remain competitive, we are only working with silent investors on our low end real estate investment proposals.
Investor must agree that all decisions regarding which home to purchase, renovations, budgeting, staffing, managing of the project is solely the responsibility of Inspired Homes.
Communication
We will communicate promptly with Investors at the following times :
Upon acquisition of property
Upon completion of full estimate
As soon as practicable if any delays aries
As soon as possible if any unforseen budget issues arise.
Bi-monthly with a full report/update

Inspired Terms & Agreements
Timelines
Phase One starts when funds become available to inspired homes.
Every effort will be made to minimize timeframes, and carrying costs, therefore maximizing benefits
Phase Two funds are to be released no later than date we take possession of property
Financial Terms Phase one starts on the
date that the Phase One funds become available to Inspired Homes
Investor gives full authority to Inspired Homes to utilize the budget in any way deemed fit.
All amounts are an estimate, until such time as a property is located and purchased.
After the purchase of the property, a detailed renovation budget will be forwarded to the Investor, along with a request for the release of Phase Two funds
50% of profit is payable to Investor upon resale of home
