Over the last number of months we have held meetings with solicitors to identify the type of training you require and the days and times that suit you. In this regard I wish to pay tribute and sincere thanks to the Bar Associations throughout Ireland and members of Council and Law Society Committees who have given so generously of their time in consultation with their colleagues and with us, to ensure that the training we design is relevant to you.
I wish to thank all of you who lecture on our programmes for the expertise, time and commitment, which you tirelessly share with your colleagues to ensure that the training we deliver is of the highest possible standard.
Over the coming months additional new training events will be included in our programme. We are currently working on

What is a cluster event?
A cluster is formed when a number of Bar Asso-ciations come together to identify the training they require for their members and the content and speakers whom they feel are most suitable to meet their training needs. In educational terms it is regarded as training needs analysis, identification, design and delivery. The Bar Associations identify their location of choice, the most suitable date and the format for the day which includes a networking lunch and evening drinks reception. The clusters are about education, networking, and collegiality. The networking lunch and evening reception are just as important as the educational sessions as they provide a forum for problem sharing and solv-ing and relaxation away from the office. The events have been running since 2012 and have grown from six events in 2012 to ten in 2019.
Law Society Finuas Skillnet delivers CPD throughout Ireland in partnership with local Bar Associations and with the support of grant funding from Skillnet Ireland and the Department of Education and Skills. In 2019, we will host 10 Finuas Skillnet Cluster events spanning every region of Ireland.
The success of the Law Society Finuas Skillnet Clusters is dependent upon many factors, including:• the support and participation of solicitors;• the dedication, hard work and invaluable ex-
pertise by the Presidents, Secretaries and CPD organisers in the Bar Associations throughout Ireland;

This training network is of immense value to solicitors, particularly those in provincial venues, as a provider of comprehensive cost-effective training and continuing pro-fessional development. As a member of the steering group, I have been able to communicate the particular desires as far as course and seminars structures are concerned, of the membership. The provision of a service of sufficiently high calibre and relevance to them this applies equally in relation to matters in routine practice as well as more complicated and advanced application.

The first session is focused on the Fundamentals of Property Transactions, the second on Complex Property Transactions and the final and third session will focus on Commercial Property Transactions. This Masterclass is aimed at all practitioners acting in property transactions. Session one can be attended by those who wish to review the fundamentals of such transactions or those who have not previously practised in this area. Session two will allow for those with a good grounding to focus on more complex aspects. Session three is specifically tailored for those who wish to enhance their skills and knowledge in respect of commercial property transactions. Attendance at all three sessions will provide a complete immersion in the key aspects of conveyancing and landlord and tenant law.
Topics to be covered include
Module 1 This module will cover fundamentals of property transactions such as investigation of title, contracts, planning, searches, requisitions, undertakings and conflict of interest but there will be a particular focus on drafting. More challenging aspects of fundamental property transactions will also be addressed such as ethical and regulatory issues, liability and risk, difficulties at completion, remedies, triggers for first registration and the funding aspects of buying, selling and leasing. Module 2 This module will focus on more complex property transactions with a particular emphasis on compulsory first registration, land registry rules and complex land registry dealings, for example, easements and transmissions. Different schemes of development will also be addressed such as apartments and multi-unit developments along

with related issues such as mapping. The final lecture and workshop will focus on tax issues in conveyancing and in particular the conveyancers’ obligations in relation to stamp duty, local property tax, household charge and NPPR.
Module 3 This module will address commercial property transactions. It will deal with commercial lending and the corporate borrower. Property issues in insolvency, examinership and liquidation will be explored along with NAMA and related topics such as powers, execution, disclaimer and repudiation. Another tax session forms part of this programme with a particular focus on the obligations relating to VAT, CGT and CAT. Lastly commercial leases will be addressed with an examination of key issues such as rent review, alienation and repair. There will be guidance offered as to how to negotiate and handle disputes and the programme will touch upon the landlord and tenant reform proposals.

Why a Probate Masterclass?Obtaining a Grant of Probate, or Administration either Intestate or with Will Annexed should be perfectly straightforward: however, as many frustrated practitioners will attest, it is anything but! Difficulties can arise in relation to: the Will itself where there is one and the execution of same; ensuring that an executor or administrator is the person entitled to extract the grant and capable of instructing the solicitor; gathering the necessary information to correctly complete and execute the various oaths, bonds, affidavits and supporting documentation and the presentation of same in a manner acceptable to the Probate Office or District Probate Registry. It is possible for a practitioner to have an application rejected because the wrong person is applying, to correct this and then have the application rejected again because there is a difficulty with the probate papers. This is a cause of ongoing frustration. The purpose of this Probate Masterclass is to engage experienced probate practitioners and probate office personnel to bring practitioners through this process from the date of death through the Probate Office to receipt of the grant.
