Approximately 40,000 jobs fuel Tarrant County’s second largest
employment center. At the heart of the Near Southside’s Medical
District are Tarrant County’s six major medical centers, in addition to
hundreds of independent specialists and clinics, forming the largest
cluster of healthcare employment in North Texas. Creative firms also
play a growing role in the economic diversity of the District. Advertising
agencies, film and recording studios, architects, engineers, and more are

Public Transportation: Currently, the Near Southside enjoys convenient bus service via Trinity
Metro, with five routes serving the district’s major employers and destinations. Rail transit at the
regional level provides another choice for workers traveling to and from Near Southside jobs. The
T&P Terminal is the final stop on the Trinity Railway Express, and in early 2019 the TEXRail
commuter rail line connected the district to DFW Airport.
Bike-Friendly Streets: Near Southside, Inc. is working diligently to implement the city’s Bike Fort
Worth plan and to make cycling safe and appealing for riders of all levels. Progress is visible, as cyclists

TEXMALT
TexMalt is a craft malthouse that partners with local farmers to provide unique and quality malt to breweries and distilleries.
Launching in 2015, the company has experienced unprecedented expansion during the era of craft beers and microbreweries.
Today, TexMalt services over 20 vendors throughout the Near Southside area and runs their production facility out of O.B. Mac.
THE OSTREUM
One of the newest warehouse venues in Fort Worth, with a unique and authentic vintage vibe. O.B. Mac has become one of the most
sought after event venues in the city. The Ostreum, owned and operated by Lynsie Blau (founder of BRIK Venue in Fort Worth),
hosts wedding ceremonies, receptions, galas and other events. The venue can seat 50 - 400 guests and is highly customizable and
convenient.
MELT
Melt is a native Fort Worth ice cream shop with locations in both Fort Worth and Dallas. Started in 2014, Melt was created to bring
joy to communities as well as give back through their philanthropic endeavors. Due to the high demand for their popular seasonal
ice creams, Melt opened their commercial kitchen and factory at O.B. Mac at the end of 2017.

A Tax Increment Financing (TIF) district is an economic development tool that supports infrastructure improvements within a defined “reinvestment zone.” Municipalities
create TIFs to attract both public and private investment to districts that suffered from decades of disinvestment and blight.
TIF #4 (Southside) was created to promote the revitalization of Fort Worth’s near southside neighborhood and medical district to ensure the area becomes an economically
viable, mixed-use, central city neighborhood. The O.B. Mac building is a cornerstone to the Near Southside and is eligible for these benefits.
Investors who are interested in applying for TIF assistance must go through an application process prior to consideration by the TIF’s Board of Directors.
