SOROUH ABU DHABI
THE BRIEFSorouh Real Estate is one of the largest real estate developers in the Middle East based in Abu Dhabi developing mixed use developments with more than $19 billion (USD) under development.
Olive-vfm’s role was to advise the Developer on the facilities management and operational implications post construction. This has involved reviewing the overall design from concept through to handover with a particular emphasis on operational issues associated with the future FM service delivery. This work was carried out in conjunction with the implementation and establishment of an internal FM delivery arm within Sorouh Real Estate.
CHALLENGESOlive-vfm’s challenge was to review and evaluate the architectural design process in order to fi nd sustainable solutions. Cost comparisons relating to the development budget had to be considered at each stage of the design process so that a balance was found between future operational effi ciencies whilst not affecting the overall development cost.
SOLUTIONSA holistic facilities management service delivery solution was created through continuous input with architects and the technical design team. This has resulted in service delivery effi ciencies for the Developer and true optimization of the operational delivery from management to service provision.

The capital outlay of effective infrastructure systems can, however, be a drain on the developer’s overall budget.
At Olive-vfm we offer co-investment support to help with our clients’ infrastructure requirements, advising on and developing investment agreements, bespoke to each project’s needs. In being the intermediary between your company and specialist suppliers or vendors, we can fi nd the best

• Each generator can deliver 1.6 mW each on maximum demand – currently running at 80% capacity

consumption and maintenance costs

• Supply is from 3 bore wells linking to aquifer C (140m deep)
• Water pumped from the well is passed to the Reverse Osmosis Plant and fi ltered through semi-permeable membrane
• Water is chemically treated and degasifi ed
RESULTS• Delivered on time, on cost under
a concession arrangement• Water quality is of an international standard
for potable water – laboratory report prepared each month to evidence quality
• Cost of water is much cheaper than bulk water delivery by tanker
