As we conclude 2019 and move forward in 2020, I am very proud and excited of the pro-gress we have made as a community. In 2019 the Board of Di-rectors made dozens and dozens of updates and changes, along with much needed improve-ments throughout our association. These im-provements were relat-ed to our infrastructure, operations, aesthetic appeal, and much more. All of this was done with hard work from the Board of Directors, support from the mem-bership, and an attitude
and eagerness to im-prove and gain efficien-cy; all being done with a balanced budget. Our vision and focus will continue in the fu-ture as we look to con-tinue moving forward with necessary, effi-cient, and cost effective improvements. Thank You,

The Payment Plan for 2020 has now begun.
If you were on the Plan in 2019, you do not need to resign the Plan
for 2020, as you are automatically included for this year.
If you are interested, please come into the office ASAP to get your-
self setup and to make your first payment.
The Board of Directors of Indian Mountain Lake Civic Association
realizes that members may have different economic situations and
strive to accommodate, as much as possible, payments of annual
dues assessments.
If there is a balance due on your 2019 dues, you will be required to
bring this current in order to continue with the Installment Plan. If
you have questions, please call the office at 570-646-1600.

The 2020 Dues were voted on at the October 11th Board Meeting. An Improved Property will be $ 1,075.00 An Unimproved Property will be $ 785.00
There has been no dues increase in 2 years!
Invoices will be sent out at the beginning of November. There will be a 6% Discount if paid in full by December 2nd, 2019.
There will be a 4% Discount if paid in full from December 3rd - 31st, 2019.
Payment Plan options will be available, please contact the office for more information.
If you do not receive your invoice by the 3rd week in November, please
contact the office.
Credit Card payments can be made online or in the office, but please re-member there is a 3.5% fee added onto the total charged. This is NOT an
IMLCA fee, this is the fee for our 3rd party credit card company.
The Office does not take $100 bills due to the flux of counterfeits in the ar-ea. Please bring in lesser denominations if you are paying in cash.

Winter is here and our plow drivers are doing their very best. We will be trying to open the roads up as much as possible. Please keep your garbage cans away from the edge of the roads. Please be mindful of your vehicles as well, keep your vehicles far enough away from the roadway to allow us to safely plow your street. Keep in mind that we do not purposely plow your driveways in. When we plow, espe-cially large amounts of snow, snow is going to roll off the plows and into your driveway. Anything at the end of your driveways is going to get plowed over, especially garbage cans.
Garbage is always an issue, please put your garbage in containers. There are so many loose bags of garbage out on Mondays and animals are getting into the bags and making a mess of your community. Please keep your bags in sealed containers and put them out
late Sunday night or early Monday morning. When you put garbage out before the weekend it will be ripped up all over the street before Mascaro can pick it up. If your garbage is ever missed, please notify both the IMLCA office and J.P Mascaro. We are keeping a track of the missed houses.
As always if you are planning any work to your property please check with me about permits to avoid any problems. Enjoy the changing sea-sons and always be safe.

If you ever receive a citation, here are some important things to remember! * Call the Office ASAP! Nikki handles the citations and is happy to help you with any questions you have. *Schedule an Appointment: Just because you received a hearing letter does not mean you have a scheduled time. You need to call to set up your
specific time.
* Look for the Decision Letter: After your hearing, you will receive a letter in the mail let-ting you know the outcome. It will be 2-4 days after the Board Meeting that month. Any other questions or con-cerns about citations and the Aribtration process, please call the office for more info.

This is a reminder to all residents. Welcome-In Passes (WIPs) will expire on Jan-uary 31st, 2020. As long as you have paid your 2020 Dues (or made 1st payment) you can pick up the renewal application in the office. It is $5 to renew with updated paperwork, license and
registration. If passes are not updated, the WIP will auto-
matically deactivate on February 1st, 2020. Avoid the hassle and lines at the gate and up-
date your WIPs today!

Every time your vehicle registration expires with the state, it is the responsibility of the homeowner to make sure a copy is given to the Office. This is to en-sure your information is up to date in the system and that your gate card is not deactivated. Registrations are not limited to being physically sub-mitted in the office. You can send your registrations by fax or email any time to our office. If a registration is sent when the office is closed, it will be processed the next business day. PA now offer two year registrations for your vehicle. We follow PA state regulations, and if your car is reg-istered for two years, that means your gate card will not shut off for the remainder of your registration.
Many members are unaware that the Association takes early payments for future dues. For example, if you have al-ready paid the 2020 dues, you are more then welcome to make payments toward the 2021 dues. When you receive your invoice in November 2020 for the 2021 Dues, you would then see your credit on your bill. If you came in each week and put twenty ($20) towards your dues, you could have between $700 - $800 as a credit on your account by the time your bill arrives! This then makes it easier for the member to take advantage of the discount at the end of the year.
If you ever find that you are having a hard time paying your dues then you must call us in the office. Our staff is more then willing to help you with any situation that may come up. If you have any specific ques-tions about early payments, please call the office for more information.

Homeowners who rent out their property long-term here in IML have responsibilities they must fulfill. Each year that you rent you MUST be a member in good standing or current with your dues. If you are not in good standing or current (ex: you or your renter receive a citation), you are liable for a $515 citation for renting while not in good standing. Homeowners need to remember to update their rental form each and every year. If a tenant vacates the
property before their ending date, the office must be notified. We do not accept one form for multiple years. This is the responsibility of the homeowner to remember. The Association DOES NOT have to send out reminder letters when your rental is expiring. Failure to submit the form and payment within the 3-5 business days of the end of the rental term will result in a $115 citation. If you ever have any questions or con-cerns, it is imperative that you call the office to avoid any issues.

The Association WILL NOT be responsi-
ble for any damages to any vehicle or
structure, including but not limited to
fences, trash containers, lawn lights, re-
flectors within the Associations right-of-
way or property easements as a result of
IMLCA road maintenance and/or snow
plowing, cindering operations. Plow driv-
ers will not be expected to zigzag a road
in order to avoid trash containers. Resi-
dents must shovel space off their road and
right-of-way to place their trash contain-
ers in order to decrease the possibility of
being knocked over or damaged by the
plow.

We are aware of the difficulty some may have in paying their dues. This also affects the asso-ciation as well. Payment of dues affords the maintenance and up-keep of facilities owned and op-erated by the association, such as roads, lakes, beaches, pools tennis and basketball courts. They are also used for road maintenance, security, garbage service, association taxes, utili-ties, equipment, association in-surance, association legal repre-sentation, management and rec-reational facilities. The 12 Month Payment Plan was created by the Board of Direc-tors for the year 2020. Make sure
you have read over the paper-work very carefully. If you have any questions, please make sure to contact the Office. If payment is not made, gate cards and amenity badges will be deactivated and pin numbers revoked. We do not want to add addition-al financial hardship to any member who is carrying a bal-ance from the previous year, we highly recommend members to call the office (570) 646-1600 to make payment arrangements to avoid any additional legal fees.

Dear Members, Please be advised about the following changes to the IMLCA Fishing regulations. Beginning January 1st, 2020, Main Lake will become strictly “catch and release"! No fish species of any size may be kept - all must be returned to the water as quickly as possible. Our purpose is to develop a first-class recreational fishery as opposed to a food source. Catch and release is be-ing implemented statewide in Pennsylvania in certain targeted water-ways. Additionally, a daily limit of three (3) trout will be imposed for all other lakes. If you have caught your limit and want to continue fishing, change your bait (live or artificial) to target other species. Violators of these new rules will receive a $200 fine per fish! Members who rent their homes to tenants, as well as members who have guests visiting are responsible for informing them about these, as well as other rules of our community. Since freshwater fishing nationwide has evolved into a recreational ac-tivity as opposed to a food source, please keep this in mind as we strive to provide quality fishing for all. Plans for the very near future include bass and food chain stockings as well as construction and placement of fish propagation structures. It is suggested that all members sign in on the IMLCA website, to re-ceive community news, fish stocking updates and activities. A reminder: if you are 16 years or older, you must possess a valid Penn-sylvania fishing license to fish public and private waters in the state. The Fish and Boat Commission Officers patrol all waters in the common-wealth, including ours, to enforce state fishing regulations. Thank you, Alex Vitti President

Resale Certificate from the Association. The Re-sale Certificates are for
the potential buyer to re-view at least 2 weeks pri-
or to closing.
Cost: $200.00 All Requests for Resales MUST be submitted in
writing.
We do NOT start work on the Resale until the cost has been paid and
the request has been sub-mitted.
By law, our office has 10 days to complete the Re-
sale Certificate. If you have a realtor
handling your sale, they should order the resale
for you.
Resale Certificates bene-fit the buyer, they allow them to review the rules
and status of the Associa-tion before purchasing a
home in our develop-ment.

The Office Staff would just like to quickly remind members of a few things to do for the new year. It is important to do these for an easier and smoother transaction at the gates and in the office. * Make sure you have updated all of your information on file. This includes your mailing address, current phone number, email ad-dress and the names of everyone living at the property. * When you get your vehicle registration in the mail or online, send us a copy for an update as to avoid shutting off the gate cards. * Before doing any outside work on your home, please contact the Codes Officer in the office and see if a permit is needed. * When your visitors arrive at the gates, PLEASE make sure they know your name and address. Also remember to have valid li-cense and registration, as it is PA state law.

DO NOT think you cannot gain
access to the development. You
will have to just go to the gate
guard to get a day pass. If
someone’s card has been deac-

ing while backing up.

there is an open forum. This
is where members can speak
for 5 minutes about any com-
ments or issues they have.
We want to remind everyone
that you are limited to FIVE
minutes and if it goes over,
you may be asked to leave
the podium in fairness to
other members waiting their
turn.
It is important that members
attend meetings to make sure
all their information about
the community is accurate.
