q1 2018 at a glanceThe Spring Rally is now underway. Prices in L.A.’s prime neighborhoods increased in the first quarter for both single-family homes and condominiums. Meanwhile, the average number of days on market before a listing went under contract decreased.
But before we get to the numbers, here’s a look at what we were up to during Q1.

We made it socially acceptable to sip Grey Goose-spiked Arnold Palmers on the green before 9am as sponsors of the 2018 Genesis Open VIP Backlot.
We opened our Malibu office with top-producing Malibu native Sandro Dazzan at the helm. Overlooking the famed coastline of mansions and surf, it officially has the best view of all 16 office locations.
In case anyone in the Coachella Valley wasn’t already aware, we elevate mixing business with pleasure to an art form, as we closed out El Paseo Fashion Week with a bang by hosting an after-party at our Palm Desert office.
Founder and CEO Mauricio Umansky was ranked #118 on the SP200 — that’s Swanepoel Power 200 — list of the most powerful and influential leaders in the industry.
Six of our own were named among Variety magazine’s 2018 “Showbiz Real Estate Elite” list of the most trusted and esteemed agents among the Hollywood set.
The Los Angeles Business Journal ranked The Agency #7 on its list of L.A. County’s top residential real estate brokerages. Not too shabby for the smallest and youngest firm on the list.

The average price for homes sold over $1 million increased by 2.3% compared to one year ago, while the average price per square foot increased by 7.2% over the same period.
Inventory increased moderately over the past 12 months, and as of the end of the quarter there were 1,490 active listings.
Despite increasing prices, the number of sales per quarter has remained essentially flat compared to the same quarter last year.
The average sale price to list price discount was 3.1% last quarter.
The average number of days on market decreased by 14.9% last quarter, an indication of strong demand.

The average price of a luxury single-family home increased dramatically during the first quarter, reaching $5,168,979 and an increase of 13.2% compared to the first quarter of last year. The number of high-end single-family home sales in Bel Air and Holmby Hills increased by 3.6% during the first quarter compared to the same quarter one year ago. The average number of days on market before a listing went into contract increased by 40.4% compared to the first quarter of last year.

Luxury single-family homes in Century City and Westwood sold during the first quarter increased in price by 8% compared to the same period one year ago. Average luxury condominium prices increased by 8.4% over the past year. The number of high-end single-family homes decreased by 23.3% in the past 12 months, compared to an increase of 7% for luxury condominiums.
The average price for luxury homes sold in Encino during the last quarter increased by 3.3% compared to the same quarter last year. High-end condominium prices increased by 6.1% over the same period. The number of homes sold over $1 million decreased by 3.3% compared to the same quarter one year ago. Condominium sales over $500,000 surged 37.5% over the same period.

Luxury single-family home prices increased by 8.4% last quarter, while high-end condominium prices decreased by 9.4% over the same period. The number of single-family home transactions decreased by 5.9% during the past 12 months, while the number of condominiums sold decreased by 27.6% over the same period.

The high-end condominium market in Downtown Los Angeles showed signs of strength last quarter: the number of sales increased by 19.4% over the past year while the average price increased by 11.9%. The average number of days on market before a listing went into contract decreased by 4.7% over the same period.
Studio City luxury home sales increased 13.1% from 61 sales in the first quarter of 2017 to 69 sales during the first quarter of this year. Condominium sales over $500,000 decreased by 3.3% over the same period. Luxury single-family homes and condominiums increased in price over the past 12 months: single-family homes increased by 12.7% and condominiums increased by 10.1%.

The number of single-family home sales over $1 million increased by 32.6% during the first quarter of 2018 compared to the first quarter of 2017. The average sale price of luxury single-family homes decreased by 17.4% over the same period. The market for high-end condominiums also softened during the first quarter, as the number of sales decreased by 28.9% compared the same quarter one year ago while prices decreased by 8.4%.

The number of luxury single-family home sales in Hancock Park decreased by 22.4% last quarter compared to the same quarter one year ago. The number of condominium sales over $500,000 held relatively steady last quarter: there were 32 sales in Q1 2018 compared to 31 during the same period one year ago. The average price for homes sold over $1 million decreased by 11.7% last quarter, while the average luxury condominium price increased by 1.6%.

Single-family home sales in Malibu decreased by 10% in the first quarter compared to the same quarter one year ago. The average price for single-family homes decreased by 18.9% over the same period. The number of condominiums sold, however, increased by 116.7% over the past 12 months. The average condominium price also moved counter to the single-family home price, marking an increase of 10.6%.

The number of single-family homes sold for more than $1 million decreased by 18.1% last quarter compared to the same quarter one year ago. The average price for homes sold in the Sunset Strip increased by 7.2% last quarter compared to the first quarter of 2017. The number of condominium sales decreased by 5.9% last quarter, while the average sale price decreased by a surprising 58.5%. However, since the median price only decreased by 5.9% over the same period, the average price for Q1 2017 was likely dominated by one or more extremely high-priced sales.

The number of homes sold in Pacific Palisades decreased by 21.1% last quarter, while the average price increased by 6%. The number of condominium sales in Pacific Palisades increased from 11 sales in first quarter of 2017 to 14 sales in the same quarter of this year. The average condominium price increased by 12.9% over the same period.

The West Hollywood single-family home market was very strong last quarter: the number of sales increased by 20.8%, while the average price increased by 31.5% compared to one year ago. The condominium market was mixed, with a 15.7% decrease in the number of sales and a 3.1% increase in the average price of units sold.
The number of homes sold in Sherman Oaks for more than $1 million increased by 7% last quarter. The average price for luxury homes in Sherman Oaks increased by 7.9% last quarter compared to the same quarter one year ago. Condominium sales higher than $500,000 spiked by 57.1% in the first quarter compared to one year ago. The average price for high-end condominiums increased by 4.7% last quarter compared to the first quarter of 2017.

The number of single-family homes sold for more than $1 million in Santa Monica decreased by 41.9% last quarter compared to the same quarter one year ago. The average price for luxury single-family homes increased by 13.7% during the past year. There were 82 condominium sales in the first quarter of 2018, compared to 70 sales during the same period one year ago. Condominium prices in Santa Monica increased by 6.6% during the first quarter compared to one year ago.
