Renters should ensure they issue cheques in the name of the landlord only. If cheques are issued
to a real estate management company. Then check if they have a notarized power of attorney authorizing them to receive cheques on behalf of
the landlord

If you are subletting the property, the actual tenant should have written authorization from the landlord to sublet the property to another
person

Try signing the lease agreement in presence of the
landlord

If a third party is signing the lease, then check if the third party has a notarized power of attorney from
the landlord authorizing the third party to sign lease agreements if isn’t possible check the authorized
person does have a valid power of attorney, legalized by the Dubai Notary Public

Contracts are registered on the Ejari system and the tenant must receive a Ejari registration
certificate

Renters should seek a document from the developer or the owners Association
confirming all service charges have been paid up to date by the landlord so they are not
barred from using any facilities in the building
