APPLECROSS homes are among theslowest to sell in the State, new datareveals.

The riverside properties take longer tosell than any other Perth suburb and areoften heavily discounted in a bid to enticebuyers, according to figures by real estateexperts RP Data. On average, it takes 138days to sell a home in Applecross.

In addition to the lengthy wait, residentsare slashing their prices by up to 13.7 percent from the original asking price.

Given the median price in Applecross is$1.6 million, that equates to a discount ofabout $200,000.

Homes in Victoria Park, Yokine andHamilton Hill are also among the slowestselling.

The data also shows that homes inmore affordable suburbs, includingWarwick, Padbury and Lockridge, sellmore quickly. They take on average 39-45days and the discount is about $20,000.

Janey Sanderson, of Paxton Hoad, said

the data was evidence that the top end ofthe market was still recovering from theglobal financial crisis.

“In my opinion, the top end of themarket rose higher in 2006 and 2007, andsubsequently fell further in 2008 and,because of the effect of the global financialcrisis, its recovery has been slower in 2009and 2010. Buyers are demonstrating this

by not paying the asking prices,’’ she said.A REIWA spokesman was not surprised

that more expensive homes were takinglonger to sell, as this had always been thecase.

Those more expensive properties takelonger to settle and it can also take longerto raise the high financve to raise thefinance, he said. ■
