A system of buildings built side by side along a highway.
Like locating industries, repair shop, petrol pumps with
direct access to the highways.

Causes Of Ribbon Development
6
1. Technology and urban development
Technological developments in transportation
2. Congestion in city centres
3. Public regulation

Problems caused By Ribbon
Development1. Uneconomic Extension Of UtilitiesRibbon development is usually accepted as being costly to
the society.
Such development could be qualified as the waste of thenational sources especially in undeveloped or developingcountries.
Poor administration or the absence of public administrationproduce costs more.

Problems caused By Ribbon
Development2. Loss Of Agricultural LandsA new road attract the urban functions around itself. And if it
is constructed on rich agricultural lands, the loses will bemore than it is supposed before construction.
Ribbon development causes to loss in agricultural productsalso by damaging the compactness of agricultural lands. Sothe success of agriculture decreases gradually against ribbondevelopment.

Problems caused By Ribbon
Development3. Decrease In The Capacity Of RoadsBy the increasing of car ownership in the cities and suburban
areas, much of the streets and highway systems have becomeobsolete in design, inadequate in capacity and inefficient inoperation.

Problems caused By Ribbon
Development4. Damage In Scenic QualityAnother cost of ribbon development is damage of scenic
quality
It is generally occurred as an anaesthetic and unsightlydevelopment that damaged the scenic quality.
Because of its being unplanned, thus uncontrolled and ofcourse unwanted development process there is no order or anarchitectural quality.

Problems caused By Ribbon
Development5. Environmental And Socio-cultural Damages
Uncontrolled and unplanned ribbon developments that destroythe agricultural lands, tree-plantings, natural structure of thelands (surface water route, topography, permeability) haveforced the planners to develop strategic plans throughsustainability and ecological planning.
By ribbon development the communication between rural andurban areas increases. New sectors such as industry and servicesappears on rural lands and many people begin to settle in thevillages. There may have some social conflicts between the oldand new inhabitants can be appeared.

Case Study Of Aydin(Turkey)
12
•Ribbon development in Turkey• Ribbon development process in Turkey largely depends on
the increase in car ownership and the development ofhighway transportation system.
• At the end of the nineteenth century and at the beginning ofthe twentieth century railway was the most dominanttransportation system in Turkey.
• After World War II automobiles and highway transportationhad become to take place increasingly in the country agendaas parallel to abroad.

Conclusion
• Action plans should be prepared for the preservation of agricultural landswhich are under the pressure of ribbon developments, urbanisation andindustrialisation.
• Natural characteristics of urban areas locating along the roads should beplanned and preserved against ribbon developments.
• Demands that causes ribbon development and loss of agricultural lands shouldnot be encouraged by public authorities, in other words planning permissions insuch areas should be prohibited.
• The industrial, commercial and residential lands that allocated by plandecisions and not constructed yet should be changed into agricultural land uses,in other words; the agricultural structure of the lands which was destroyed byplans and uncontrolled ribbon developments should be changed into its originalstructure again by plan decisions.
