National MARKET NEWS According to the National Association of Realtors (NAR), May’s existing-home sales were down on a year-over-
year basis for the third month in a row. Sales are now at 5.43M, 3% lower than last year. In May, the national
supply decreased by 6.1% from last year, but increased by 2.8% from the previous month. This increase brings
the national supply to a 4.1 month supply. Year over year, the national supply has now fallen for 36 consecutive
months. 56% of homes sold in May were off the market in under 30 days.
Atlanta MARKET-WIDECovering 11 Counties:
DEMAND: An increase from last month brings total home sales in
Atlanta for the month of May to 5,838. Though sales
are up from April, this number is a 4.7% decrease from
May 2017.
PRICE:Average and median sales prices continue to climb
this month. May’s average sales price increased
7.5% from last year to $344,000 in 2018. The
median sales price also saw an increase of 9.7%
from last year, bringing it to $282,000.
SUPPLY:The Atlanta area inventory continues to rise on a
monthly basis. May is up to a 2.7-month supply from
a 2.5-month supply in April. Atlanta saw a 10.2%
decrease from May 2017. Inventory totals 13,156
homes for sale, up from 12,283 units in April. Of
these current active listings, 5,202 of those are new
listings added in May.

According to data from the Atlanta Realtors Association, inventory is down 10.2% from last year, but has
risen 7.1% from last month. This increase brings the total supply up to a 2.7-month supply. The average price
continues to rise for the 11 Atlanta area counties, increasing 7.7% from May 2017. Atlanta saw a 4.7% decrease
in sales from last year.

seen in Area 52 (North Druid Hills, Decatur, Avondale, Belvedere Park).
In May, 275 single family homes sold in this area spent an average of 29
days on the market. Area 24 (Little Five, Edgewood, Kirkwood, East Lake)
saw the greatest sales price / opening price ratio at 99.5%, and homes in
Area 51 (Brookhaven, Ashford Park, Dunwoody Forest, Chamblee) spent
the shortest time listed with an average of 27 days on the market. Area 21
(Buckhead, Chastain Park, Peachtree Park) attained the highest average
sales price at $1,138,445.

PRICE: Ansley Park yielded the highest price / square foot average
in May at $381.56. Square footage is least expensive in Sandy
Springs with a price / square foot average of $192.2. Buckhead
had the highest priced home on the market at $14.5M, followed
by homes in Kingswood at $12.5M and Tuxedo Park at $10.7M.
DAYS ON MARKET: As of May, a home in Tuxedo Park spent
the longest time on the market at 377 days. With just one home
sold each, the quickest sales this month were in Castlewood and
Collier Hills where homes spent just two and three days on the
market, respectively.

the greatest inventory was found in Buckhead and Morningside.
Buckhead had the most homes for sale, with 141 homes listed.
Morningside had the second largest inventory with 81 homes for
sale, followed by North Buckhead with 47 listings.
SALES: With 19 sales in May, Buckhead had the greatest number
of home sales of the Intown neighborhoods studied. Buckhead is
followed by Ashford Park and Morningside each with 16 homes
sold.

304 single-family homes sold. Area 131 (Sandy Springs, Chattahoochee Plantation, North Harbor,
Woodcliff) attained the highest average sales price at $675,442. Area 121 (Dunwoody, Sandy
Springs) saw the greatest sales price / opening price ratio at 98.87% and homes are selling
quickest here with homes spending an average of 13 days on the market.

PRICE: Of homes sold in May, those in Dunwoody had the
highest price per square foot average at $177.20 compared to
the most affordable average price per square foot of $114.98 in
Norcross. Cumming had the highest priced home on the market
at $9.5M. Johns Creek comes in second with a home at $6.75M.
Milton follows closely with a listing at $6.6M.
DAYS ON MARKET: Homes sold quickest in Dunwoody with
homes spending an average of 13 days on the market. Norcross
and Roswell followed closely with homes spending an average of
25 and 28 days on the market, respectively. May’s longest average
comes from Duluth with homes spending an average of 61 days
on the market before being sold.
INVENTORY: Cumming had the greatest number of homes
on the market of all North Atlanta neighborhoods studied.
Cumming had 1,040 homes for sale, followed by Alpharetta
with 571 and Roswell with 385. Cumming also had the greatest
range of inventory with listings ranging from $130,000 to $9.5M.
SALES:Coming in at 380 sales in May, Cumming had the greatest
number of homes sold of the North Atlanta neighborhoods
with sales prices ranging from $57,500 to $1M. Cumming is
followed by Alpharetta with 195 homes sold.
