2nd Quarter 2011 Sealed Bid Land Sale Offering
Walsh Land Brokers, LLC of Louisiana and Walsh Land Brokers of Texas are pleased to announce an exceptionalSealed Bid offering of 63 timberland properties across Southwest Louisiana and East Texas.
The properties range in size from 14.3 ± acres to 283.5 ± acres providing properties for timberland investment,residential development, and recreation. Each property is easily accessed by state, parish/county or internal woodsroads. This is a unique opportunity to purchase land in Southwest Louisiana or East Texas.
Each of the 63 properties has a Published Reserve Price. The seller will accept the highest non-contingent cash
offer above the Published Reserve Price on each individual property. Many of the properties in Louisiana are adjoiningproperties. The seller has surveyed the corners of many of these divisions but complete boundary lines have not beenestablished by survey. The purchaser will be responsible for any additional survey needs.

Closing
Except as noted below, all Buyers will be required to pay most of the closing costs including, but not limited to, recording fees for SpecWarranty Deed (Texas) or Act of Cash Sale (Louisiana) for the benefit of the Buyer’s lender, normal prorations, abstract fees, title insuranpremium, title commitment fees, and any and all other costs and expenses in connection with the acquisition of title insurance and escrofees, the fees for tax certificates, any other recording fees, except for the recording fees attributable to the release of the American AgCreFLCA liens and the release of the Memorandums of Pulpwood and Sawtimber Agreements.
