DIVISION 26 - ELECTRICAL SPECIFICATION
26 05 01.00 - COMMON REQUIREMENTS FOR ELECTRIC
The General Provisions of the Contract including the General andSupplemental Conditions and General Requirements apply to the workin this section. Before submitting a bid, examine documents of all othertrades, visit the site and get acquainted with all conditions that may inany way affect the execution of this contract. Take measurements andbe responsible for exact size and locations of all openings required forthe installation of work. Fed dimensions are reasonably accurate andshould govern in setting out work. Where detailed method of installationis not indicated or where variations exist between described work andapproved practice, direction of the Owners representative on job siteshall be followed.
Whenever the words "contractor", "this contractor", etc. appear ondrawings or in these specifications for the Electrical Work, it shall referto the Electrical Sub-Contractor. Whenever the word "Provide" appearsin these documents, it shall be interpreted to mean "Furnish andInstall". Whenever the word "Relocate" appears in these documents, itshall be interpreted to disconnect electrical feed, make safe includinglock out, store and protect device, reinstall, rework and extend conduitand wire to new location, re-energize and test.
The exact mounting height of devices shall be determined in the fieldwith relation to architectural details and equipment being served. It shallbe the responsibility of this contractor to coordinate outlet location withequipment. The Owners representative shall be permitted to relocateany outlet prior to installation within a 15 foot limit at no additionalcharge in contract price. All fasteners, hangers and methods of hangingexposed work in finished areas shall be submitted to the Ownersrepresentative for approval before installation.
The contract includes all items of material and labor required for thecomplete installation and full operation of the electrical work as shownon the drawings and hereinafter specified. All materials and methodsshall be in accordance with applicable codes, regulations and/orordinances and meet the approval of local inspection authority havingjurisdiction. The latest edition of NFPA 70 shall be the minimumrequirement for all work. Examine the drawings and specifications forcompliance with the above codes, regulations and ordinances and basebid and work accordingly. Obtain and pay for all permits andinspections related to this work. A certificate of approval for work frominspection authority shall be given to the Owner before final acceptancewill be given by Owners representative.
All work, materials, and equipment shall have a one year warranty afteracceptance of the work by the Owner. Any defective items shall beremoved and replaced at the electrical sub-contractors expense and tothe satisfaction of the engineer and owner ’s representative.
Perform work under this contract in close harmony with othercontractors so completed work shall present a neat and workmanlikeinstallation. Exposed finished materials and equipment shall becarefully cleaned and wiped to remove grease, smudges, fingerprints,dust and other spots and left smooth and clean. During the progress ofthe work, the electrical sub-contractor shall carefully clean the job siteand shall leave the premises and all portions of the building in which heis working free of debris and in a clean and safe condition.
This contractor shall be responsible for the training of owner'srepresentatives of each system to the satisfaction of the Ownersrepresentative.
The Electrical Contractor shall consult the Plumbing, HVAC andStructural plans (where applicable) in all instances before installing hiswork so that his work will not interfere with those branches. In the eventof a conflict, this contractor shall report to the Owners representative atonce and do no further work to be installed until a satisfactoryarrangement is decided upon. Any work done, or equipment placed inposition by this contractor, creating a conflict in violation hereof, shall bereadjusted to the satisfaction of the Owner ’s representative at theexpense of the contractor. The decision of the Owners representativeshall be final in regard to changes due to conflicting conditions.Contractor shall complete his work or any part thereof at such time asmay be designated by the Owner, so that it can be used for temporaryor permanent use and such use of the system shall not be construed asan acceptance of same by Owner.
Obtain the latest Owner ’s Design and Construction Standardsdocument(s) from the Owner. Comply with all Owner-specificrequirements in addition to requirements set forth in thesespecifications and accompanying drawings. Should there be a conflict,the Owner’s standards shall take precedence, unless prevailing codesand regulations mandate otherwise.
Two sets of electrical drawings shall be provided as record drawingswhich shall be separate, clean, copies reserved for the purpose ofshowing a complete picture of the work as actually installed. Thesedrawings shall also serve as work progress report sheets and theelectrical contractor shall make any notations, neat and legible thereondaily as work proceeds. The drawings shall be available for inspectionat all times and shall be kept at the job at a location designated by theOwners representative. At the completion of the work, these recorddrawings shall be signed by the electrical contractor, dated andreturned to the Owners representative. Final payment of contract willnot be made until receipt and review of said drawings.
Provide two neatly bound (with tabbed sections) copies of maintenancebooks, instruction books and parts list pertaining to all equipmentfurnished. Submit to the Owners representative for approval. Finalpayment will not be made until drawings for record, maintenance andinstruction manuals are delivered to the Owners representative.
26 05 02.00 - COMMON ELECTRICAL MATERIALS AND METHODS
All materials and equipment shall be new. All materials, apparatus andequipment shall bear the seal of Underwriters Laboratories Inc. (UL), ora similar credible testing agency, label where regularly supplied. Certainmanufacturers of material and equipment are specified and plans aredetailed according to this material. This contractor shall base his bid onfurnishing and installing this make of material and equipment.
Where more than one make of material or equipment is specified, thecontractor shall state in his bid which make he proposes to furnish.Shop drawings shall be submitted on material and equipment to befurnished by the contractor for Engineers approval. This approval to beobtained prior to shipment of equipment.
Hold routing of new raceways in new and existing buildings as tightly aspossible to the structure above. Obtain approval of owner'srepresentative prior to installation. Do not install any electrical workwithin 6 inches of roof decking.
Neatly dress all work. Install all work parallel and perpendicular tosurfaces or exposed structural members, and follow surface contours,where possible. Keep conductor splices to minimum. Install splice andtap connectors which possess equivalent or better mechanical strengthand insulation rating than conductors being spliced. Use splice and tapconnectors which are compatible with conductor material. All wires shallbe run continuous from outlet to outlet/luminaire to luminaire. Insulationvalue of joints shall be 100% in excess of wire. Provide adequate lengthof conductors within electrical enclosures and train the conductors toterminal points with no excess. Bundle multiple conductors, withconductors no larger than 10 AWG cabled in individual circuits. Maketerminations so there is no bare conductor at the terminal.
Maintain a uniform elevation for all cable runs wherever possible. Allcables shall be supported/anchored at maximum 4 foot intervals andwithin 12" of box or outlet and shall not sag. Install cables in a mannerthat prevents overheating. Cables shall be fastened directly to thestructure using factory clamps/clips specifically designed for therespective cable (Caddy or equal).
Keep conductor splices to minimum. Pull conductors simultaneouslywhere more than one is being installed in same raceway. Use UL listedpulling compound or lubricant, where necessary. Increase wire sizesper NFPA 70 to offset voltage drop as/if required.
Branch subfeeder circuits shall be installed as shown on the floor plans.Where outlets are indicated by letters on plans, they shall be controlledby corresponding switches.
Outlets shall be located approximately as shown on the plans and shallbe wired to provide control of outlets indicated. All wires of any onecircuit shall be run in the same conduit.
Mechanical wire splicers shall be Scotchlock insulated type, TandBStakon or approved equal. The conductors terminating at each wiredoutlet shall be left not less than 8" long at their outlet fittings to facilitateinstallment of devices or luminaires. Friction and rubber tape conform toFederal Specifications HH-T-11 and HH-T-111. Plastic electrical tapeshall be Scotch #33+ or approved equal.
Do not share neutrals when amongst multiple branch circuits or withmulti-wire branch circuits.
Provide grounding electrode conductors per NFPA 70 for serviceentrances and derived systems.
Provide all feeders and branch circuits with insulated (green covering)equipment grounding conductors per NFPA 70.
Only install conduit exposed on rooftops when it is impossible to dootherwise, or only if specifically indicated for such installationcase-by-case elsewhere in documents. Installation convenience,financial considerations, lack of coordination with other trades andsimilar rationale are not sufficient reasons for doing so. In cases whereconduits must be installed on rooftops, de-rate conductors and modifyconduit sizes per NFPA 70. Provide expansion fittings, which are ULlisted and labeled for the respective applications, at all buildingexpansion joints and at maximum distances of 100 feet. Paint all suchconduits with at least two coats of UV-resistant weatherproof paint.Provide white paint on flat rooftops that have finishes white in color, andfor otherwise-colored roof finishes that are not visible from the buildinginterior or from the ground outdoors. Elsewhere select colors to matchsurrounding surfaces; submit colors to Architect for review in advanceof procuring paint.

This contractor shall provide all cutting and patching required for theadmission of his work. Any damage done by this contractor to thebuilding during the progress of his work shall be made good at his ownexpense. All patching shall be done by a skilled craftsman in thatrespective trade. It shall be the responsibility of this contractor tosupervise the installation of, and pay for all additional members, woodor metal and labor which may be required to support any type ofpermanent or temporary electrical apparatus employed in the executionof this contractor’s work.
Access Doors: Do not use access doors unless special prior writtenpermission is granted from the Owner's Representative. Install pullboxes, junction boxes, etc. in areas which are accessible aftercompletion of construction. Do not install pull boxes or junction boxesabove gypsum board or similar inaccessible ceiling systems. Wherethere is no other recourse but to provide an access door/panel, andwhere approval of Owner ’s Representative has been obtained, providerequired access doors/panels as required for a completecode-compliant electrical installation as defined below. Provide accessdoors in fire/smoke ratings that meet or exceed the surrounding surfacethat is being penetrated.
Seal all new floor, ceiling, wall, slab, etc. penetrations to match orexceed existing assembly fire ratings. Provide sleeve seals for allsleeves, provide sleeves for all penetrations. All penetrations offire-rated or smoke-rated wall, floors ceilings, etc. shall be sealedimmediately after raceways are installed. All new electrically relatedwork shall be supported directly from building structural members. Newelectrically related work shall not be supported from ductwork, ductworkhanger, ceiling supports, existing conduit support, etc.
26 05 03.00 - SUBMITTALS FOR ELECTRICAL SYSTEMS
Provide submittals in accordance with the Contract Documents. Inaddition to Division 01, the Contractor is advised to review and complywith the requirements articulated within each Division and within eachsection of that Division.
Some Divisions may include a division-specific “SubmittalRequirements for ….” section. Where this section exists, it articulatesadditional requirements for submittals that apply to the work of thatDivision.The following requirements help to identify, track and keep the projectorganized for all parties involved. They are necessary to ensure atimely turnaround and an appropriate technical review. Submittals thatdo not conform to the administrative requirements are rejected andreturned, without technical review.
Supply submittals for each section: Submittals shall be supplied on asection-by-section and type-by-type basis. For example, independentproduct data submittals shall be furnished for each section that requiresproduct data submittals. Independent shop drawing submittals shall befurnished for each section that requires shop drawings. Separate PDFfile packages shall be supplied for each section, for each submittal type.Each PDF shall represent a single standalone submittal.
Include a transmittal: Transmittals shall enumerate each submittal foreach section of each type and iteration.
Include cover sheet / title page: The cover sheet shall include theinformation identified in the contract documents. It shall be included asthe first page of each electronic and/or hardcopy document-basedsubmittal. An editable and printable PDF form created with editablefields and specification compliant appearance is available from KLHupon request. It is also downloadable from the KLH website atwww.klhengrs.com.
Include an index: The index shall enumerate the contents of thesubmittal.
Include checklists: Where checklists are included with thespecifications, complete and include them within the appropriatesubmittal. Supply complete submittals: Complete submittals of eachtype are required. Partial submittals will be rejected. Where a sectionrequires a product data submittal, all product data for that section shallbe supplied together, at one time, as one complete submittal. Whenresubmittal is required (e.g. Revise and Resubmit) the revised submittalshall be more complete, more accurate and more contract-compliantthan its rejected predecessor. The submittal number (for each sectionand type) shall increment for each subsequent submittal (00 – Originalsubmission, 01 – First Resubmission, 02 – Second Resubmission, etc…). Resubmittals shall include a copy of the reviewers commentssupplied with the prior submittal rejection and shall be amended with adescription of the specific action taken to comply with the reviewer ’scomments. The absence of this on resubmittal is cause for rejection.
Name electronic files to match the submittal ID and cover sheet: Theelectronic file name of submittals shall match the submittal ID includedon the submittals cover page. For example: The original/first productdata submittal for Section 260519 would be labeled as “260519.00-PD-00”; the first resubmittal of same shall be labeled “260519.00-PD-01”. The original/first shop drawings submittal file for thesame section would be labeled “260519.00-SD-00”; the first resubmittalof same shall be labeled “260519.00-SD-01”.
If expressly permitted by the Owner and the terms of the Contract,editable electronic versions of published two-dimensional plan drawingsmay be made available for the creation of shop and as-built drawings.
Due to the proprietary nature of internal design systems, editablenative-software versions of some drawings, including but not limited tosystem diagrams and details will not be made available in an editableform. In these cases, electronic versions of the drawings may be madeavailable only in PDF, JPG or similar non-editable electronic form, atthe sole discretion of the Design Professional.

26 05 05.00 - EXISTING CONDITIONS
It is not the intent of electrical documents that existing conditions beaccurately shown. Existing electrical work is shown to a very limitedextent on drawings and is shown for general planning reference only.Locations and information were derived from cursory visualobservations or from portions of documents that were prepared for
previously installed work (not from record drawings or "as-builts").
Perform a detailed pre-bid walk-through field inspection to review theexisting structures and premises, to accurately determine existingconditions, and to determine scope of required electrically related work.Include applicable accessible ceiling cavity areas in this inspection.
Minimize risks to individuals and property throughout the duration of theproject. Coordinate with and obtain approval from the Owner andDesign Professional for all materials, methods, steps, locations,installations, etc. prior to commencement of work. Determine andemploy means and methods as required to safely and securelyimplement all related work.
Do not reuse removed electrical materials unless specifically indicatedin project documents. Existing wiring systems may be utilized only tothe extent indicated in project documents, or as directed by Owner'srepresentative in field.
Determine which existing branch circuits must remain active.Reconnect (or maintain in operation where applicable) and schedulethem. Completely re-type panelboard directories for panelboardsaffected by this project using accurate “as-built” information. Whereapplicable ensure that reconnected shared neutrals are properlybalanced with the correct phase conductors. Where applicable, providecorrect color-coding for insulation of reconnected conductors in amanner compliant with NFPA 70.
If required to accommodate construction related activities temporarilyremove, store in protected location on site, and reinstall conflictingelectrical equipment, luminaires, or devices that are to remain or to berelocated. The following applies to electrical materials that will remain orbe reused under this project: Protect during construction activities;Clean and re-lamp luminaires immediately prior to occupancy of thefinished construction area; Clean and service (if service is required)equipment in the construction area immediately prior to occupancy ofthe area.
Provide and maintain temporary partitions and dust barriers adequateto prevent the spread of dust and dirt to adjacent finished areas andother system components. Protect adjacent installations during cuttingand patching operations. Remove protection and barriers afterdemolition operations are complete. Prevent airborne dust andparticulate matter resulting from electrical work from entering occupiedspaces, and from entering air intakes to operating HVAC systems.Make required electrical openings through walls and floors immediatelyprior to installation of work. Properly and permanently seal electricalopenings immediately after installation of work. Provide temporary sealsfor applications where penetrations are made but cannot bepermanently sealed within four hours. Meet with HVAC installer todetermine special IAQ requirements related to electrical that may applyto this project. Cooperate fully with HVAC IAQ requirements that affectelectrical work and are affected by electrical work.
Inspect existing electrical work in areas accessed under this project andbring into compliance with NFPA 70. This applies only to the extent thatsuch work is uncovered in the immediate project areas affected byconstruction activities, and only to the limited extent that it applies topre-existing general installation methods such as missing junction boxplate, open junction box knockout, minor conduit re-anchoring andminor exposed wiring/connections. If more extensive code or safetyviolations are discovered, immediately bring them to the attention of theOwner's representative (detailed in writing) along with proposed cost forcorrections and impact (if any) on the construction schedule.
Interim Life Safety Work: Provide interim electrical fire alarm and lifesafety protection in demolition and construction areas as indicatedbelow. Contact Design Professional if further definition is needed.Remove all temporary life safety work when no longer needed. Providetemporary plastic covers, obtained from smoke detector manufactureror obtained from a third party and specifically approved for such use bysmoke detector manufacturer, over existing smoke detectors withinproject area, and in adjacent areas that are exposed toconstruction-related dust or airborne particulates, during workingperiods. Remove covers after each shift.
The following notes broadly define some of the specialty base bidscope of work required to provide special temporary power for new andexisting facilities to accommodate utility power interruptions. Field verifyall specifics and provide materials, normal time labor, premium timelabor, services, etc. for all work under base bid, including but not limitedto the following.
Locate, identify, and protect electrical services passing throughdemolition areas and serving other areas outside the demolition limits.Maintain services to areas outside demolition limits. When servicesmust be interrupted, provide temporary services for affected areas. It isrecognized that there may be some conduit systems rendered inactiveby demolition, causing disconnection of "downstream" outlets, etc.Investigate these types of conditions (for all systems) prior todemolition. Provide necessary corrective electrical work prior todemolition to ensure that such "downstream" devices remainpermanently active throughout demolition, during new construction, andafter project completion.
Provide work in a manner that ensures existing systems andcomponents remain fully operational in occupied spaces duringoccupied periods. Maintain existing electrical service and feeders tooccupied areas and operational facilities, unless otherwise indicated, orwhen authorized otherwise in writing by Owner ’s representative.Provide temporary service during interruptions to existing facilities.Schedule momentary outages when necessary for replacing existingwiring systems with new wiring systems. When that "cutting-over" hasbeen successfully accomplished, remove related wiring that has beenabandoned.
Carefully coordinate work and system shutdowns in advance withOwner's representative, and with affected trades so that normal buildingactivities and other construction trades are minimally affected. Performelectrically related construction work, which will affect an occupied area(including those which are located outside the immediate area of projectwork) at special times as directed by Owner's representative in field.
During construction related electrical outages, switchovers,disconnections, reconnections, etc. provide all temporary insulatedconductors, taps, jumpers, etc. to and from existing and new ortemporary electrical equipment, including but not limited to, conductors,splices, lug fittings, rework, premium time, security and safetymeasures, etc. Schedule all outages in advance with Owner, at days ofweek and times of day or night as directed by Owner, as necessary toaccommodate all construction related electrical outages, switchoversand related connections and disconnections.
Where the term “demolition” is used in electrical documents, interpret itto mean “demolition” or “selective demolition” as applicable for therespective scope of work. Where the term “demolish”, “remove” orsimilar terms are used in electrical documents, interpret to mean “disconnect, remove, dispose of, and remove all related electricalconduit, raceways, wiring, cables, boxes, supports, etc. ”.
Provide electrical demolition work as required to accommodate projectdemolition and as required to accommodate new construction.Disconnect and remove work to be abandoned, and as required toaccommodate work of other trades, in areas affected by this projectunless specifically noted otherwise on plans or determined otherwiseduring pre-demolition survey.
Remove accessible abandoned, inactive and obsolete racewaysystems. Remove abandoned, inactive and obsolete equipment,luminaires, devices, conduit, raceways, wiring, cables, boxes, supports,controls, etc. Abandoned raceways embedded in floors, walls, andceilings may remain if such materials do not interfere with newinstallations. This applies for all electrical work, and all communicationsand information technology type work, including all such work aboveceilings, etc. Remove related abandoned unused raceway back to thenearest respective "upstream" junction box that remains active even ifoutside of the confines of the project area. Remove abandoned unusedwiring and cables back to respective sources source even if sourcesare outside the confines of the project area.
Existing branch circuit and systems conduit, not conflicting with newconstruction and not conflicting with overhead or ceiling cavityrequirements, may be re-used at the discretion of the electrical installerafter all abandoned conductors and cables have been removed fromthem. Do not exceed NFPA 70 required conduit fill and do not installwiring fed from different sources in common conduit.
Remove and relocate equipment, luminaires, devices, conduit,
raceways, wiring, cables, boxes, supports, etc. that conflict withconstruction related work of all trades as necessary to accommodatenew work of respective trades. Rework and extend raceway and wiringas required to accommodate new or relocated electrical work.
Perform cutting and patching required for demolition. Coordinate workcarefully with Owner prior to beginning electrical demolition work.Maintain (or reconnect if applicable) remaining wiring. Provide electricaldisconnections, and reconnections where applicable, for equipment tobe removed (or relocated) by other trades.
For all existing luminaires which are scheduled for reuse, remove fromexisting ceilings during demolition; protect during construction; clean,service (if required), re-lamp (with lamps to match building standard)and reinstall at locations indicated. For all existing luminaires which arescheduled to be removed and turned over to Owner, the luminairesshall be disconnected, carefully removed and turned over to Owner.Transfer such luminaires to storage area as directed in field.
Refer to Owner’s representative for disposal instructions for abandonedelectrical materials removed during demolition and thereafter. Neatlystore electrical materials that the Owner elects to retain at the site asdesignated by the Owner's representative. Legally dispose of materialsthat the Owner elects not to retain. Disconnect and remove electricalmaterials designated for salvage (removal and reuse, or for turning overto Owner) undamaged. Disconnect and remove wiring and "whips" fromequipment terminal points. Carefully transport salvaged electricalmaterials to a protected on-site storage location as directed in field andneatly store them grouped by system type.
Clean components to be reused inside and out, and reinstall whereindicated on drawings. Modify and extend related existing wiring inconduit accordingly.
26 05 19.00 - LOW-VOLTAGE ELECTRICAL POWER CONDUCTORSAND CABLES
Furnish and install all necessary cable of the size and type indicated onthe drawings or specified hereinafter. All wire shall be copper. All wiringshall be new. No wire smaller than #12 AWG shall be installed unlessspecifically designated. Use of #14 color coded wire will be allowed forcontrol circuits only. Provide stranded conductors for all sizes unlessindicated otherwise.
Provide THHN/THWN-2 insulation for all conductors as appropriate forthe locations where installed. Provide color coded insulation/jacket forphase identification. All wires shall be rated at 600 volts. Provide typeXHHW-2 insulation for all wiring below grade or subject to moisture.
All conductors shall be rated for 90 deg. C. minimum. Provide with fullparity sized green insulated equipment ground conductor. Providecompatible steel fittings with integral red plastic insulated throatbushings, compliant with NFPA 70, article 330. Cables shall be 90 deg.C. rated with all components and fittings listed for grounding andcompliant with the following: UL Std.4 and UL Std. 83; ANSI E119 andE814; NFPA 70, Articles 250 and 330.
Cables: Route cables perpendicular and parallel to the buildingarchitectural lines, surfaces, and structural members, keeping offsets toa minimum and following surface contours where possible. Maintain auniform elevation for cable runs wherever possible. Support and anchorcables at maximum 4 foot intervals and within 12" of box or outlet in amanner that prevents sagging. Install cables in a manner that preventsoverheating. Fasten cables directly to the structure using factory clampsand clips (zip ties and like products are not permitted) specificallydesigned for the respective cable (Caddy or equal). Cables may beutilized only if NEC and AHJ (Authority/Authorities Having Jurisdiction)approved for the intended use and in the limited applications definedbelow.
26 05 26.00 - GROUNDING AND BONDING FOR ELECTRICALSYSTEMS
All metallic conduit, surface raceways, wireways, supports, cabinet andequipment shall be grounded in accordance with the latest adoptedissue of the NFPA 70.
26 05 29.00 - HANGERS AND SUPPORTS FOR ELECTRICALSYSTEMS
It shall be the responsibility of the electrical contractor to supervise theinstallation of and pay for all additional members, wood or metal andlabor which may be required to support any type of permanent ortemporary electrical apparatus employed in the execution of theelectrical contractor's work. Provide supports, anchors, sleeves andseals furnished as part of factory-fabricated equipment as required.Layout and install all electrical work in strict compliance with Chapter 1,Part B, Section 110.26 of the latest adopted edition of NFPA 70.Locations and routing that may be shown on plans are schematic anddiagrammatic in nature.
Conduit shall be supported by approved straps, fasteners and hangers.Hangers shall be suspended from rods. Perforated straps will not beacceptable. Fasteners shall be lead expansion shields in block orconcrete, toggle bolts in hollow walls, machine screws on metalsurfaces and wood screws on wood construction. At building expansionjoints and where deflection is expected, conduits shall be provided withexpansion fittings with bonding jumpers. Conduits passing throughstructural members shall be provided with stub and coupling or sleevein the member. Where moisture conditions are encountered, a holeshall be drilled at the lowest point in the conduit run. Also providesleeves for all fire wall and smoke partition penetrations (sealedaccordingly).
All conduit shall be supported independently from all other buildingsystems and shall be supported directly from structural components.Electrically related work shall not be supported from ductwork, ductworkhangers, ceiling supports, existing conduit supports, etc.
Use of synthetic or plastic “tie-wraps”, “zip ties”, “wire ties” and similarproducts are not permitted as a permanent means of anchoring,securing, supporting or otherwise installing any cables, conductors,conduits, raceways, devices, equipment or other electrical work.
Cut, fit, and place miscellaneous metal fabrications accurately inlocation, alignment, and elevation to support and anchor electricalmaterials and equipment.
All conduits, raceways and cables (where applicable) shall be routedparallel and perpendicular to building structural members. Any and allnoncompliant work installed by the electrical contractor shall beremoved and reinstalled by the electrical contractor to the satisfaction ofthe Owner's representative and the Engineer, at the expense of theelectrical contractor. At building expansion joints and where deflectionis expected, provide conduits with expansion fittings with bondingjumpers. Conduits passing through structural members shall beprovided with stub and coupling or sleeve in the member. Wheremoisture conditions are encountered, a hole shall be drilled at thelowest point in the conduit run. Provide sleeves for all fire wall andsmoke partition penetrations (sealed accordingly).
26 05 33.00 - RACEWAYS AND BOXES FOR ELECTRICALSYSTEMS
Normal system power feeders and branch circuits shall be installed inseparate raceways from emergency system power. All wiring fordifferent power voltages shall be installed in raceway systems separatefrom each other. All wiring for the various electrical systems shall beinstalled in raceway systems separate from each other.
All conduit installed indoors shall be galvanized steel EMT (3/4"minimum); all fittings shall be set-screw or compression type steel, withinsulated throats. Unless indicated otherwise on drawings or in otherparts of the electrical specifications, all wiring of all systems shall beinstalled in conduit. Conduit fill shall not exceed NFPA 70 requirements.
Conduit shall be cleaned inside before any wires are pulled. Conduitends shall be capped and plugged with standard accessories as soonas conduit has been permanently installed. Conduit installed withoutconductors shall be provided with sweep bends and baling wire forpulling.
All joints shall be made tight with watertight couplings matching conduitand all corners shall be made with long radius elbows. The ends of allconduits shall be cut square and reamed and all joints brought to ashoulder. Conduit shall be continuous between outlets to make acomplete installation and to provide a continuous ground. Suitablesupports and fastening shall be provided for conduit.
All raceways shall be entirely free of plaster, mortar, water and otherforeign matter before installing conductors or cables.
In general, gang type outlet boxes shall not be used. The outlet boxlocations indicated on drawings shall be considered approximate, andtherefore, it shall be incumbent upon this contractor to study the generalconstruction with relation to spaces and equipment surrounding eachoutlet. All outlet, switch and junction boxes shall be made of codegalvanized steel complete with rings and screw cover plates andlocated where shown and noted on drawings. Where conduit isconcealed, boxes shall not be less than 4" square x 1-1/2" deep. Allboxes shall be equipped with proper covers to bring flush with finishedwall surface.
Where outlet boxes occur in block, cinder, or concrete block, facing tileor other material where such materials form the finished wall surface,the opening for the box shall be cut neatly and of the size that the coverplate will cover all parts of the opening. Condulets shall be used onexposed raceways. In general, junction boxes shall be furnished andrequired by NFPA 70, of the proper sizes, and shall be constructed of#12 gauge steel with removable front fastened on with counter sunkhead screws or other approved means. For special application, junctionboxes shall be noted, detailed and/or sized on the drawings or in thefield as required.
Prior to rough-in, verify all box/device mounting heights and locations infield with Owners representative. In general, where not located atcounter areas, the height of boxes from finished floor to center of boxesshall be as follows, unless otherwise noted on plans. In cases whereusing center of box for measurement would result in a switch-heightdevice having an operable component higher than 48 inches abovefinished floor, install boxes lower as needed so that uppermost part ofoperable component is no higher than 48 inches.Switches: 3'10"Receptacles: 1'6" (unless counter height)Telephone Outlets (desk phone): 1'6"Telephone Outlets (Wall phone): 3'10"Data Cable Outlets: 1'6"Other devices: As directed in field.
26 05 53.00 - IDENTIFICATION FOR ELECTRICAL SYSTEMS
Provide manufacturers standard self-adhesive vinyl tape not less than 3mils thick by 1-1/2" wide. Where applicable, install on all concealedraceways at connection to all junction boxes, pull boxes, equipment,wall/floor/roof penetrations, etc. Unless otherwise indicated or requiredby governing regulations, provide orange tape with black letters.Provide circuit identification bands for all cables and conductors.Provide manufacturers standard color coding for cable/conductor jacketand/or insulation for all cables and conductors of all systems. Matchidentification with marking system used in existing systems (whereapplicable), shop drawings, contract documents, and similar previouslyestablished identification for projects electrical work. Provide on allconductors of all systems.
The use of Scotch color coding tapes for phase identification shall bepermitted only to the extent permitted under NFPA 70 (NationalElectrical Code).
Provide engraved plastic-laminate sign on major units of electricalequipment, including panelboards, disconnects, starters, control panels,etc. Except as otherwise indicated, provide single line of text, 1/2" highlettering, on 1-1/2" high sign (2" high where 2 lines are required), whitelettering in black field. Unless determined otherwise in field, provide textmatching terminology and numbering of the contract documents andshop drawings. Secure to substrate with fasteners, except useadhesive where fasteners should not or cannot penetrate substrate.
All equipment and system identification nomenclature shown ondrawings or listed herein is shown for general design and installationreference only. The actual nameplate, etc. nomenclature for this projectshall be verified by electrical contractor in field prior to fabrication andwhere applicable, shall be an extension of existing nomenclature usedon the site as determined in field by electrical contractor.
Equipment to Be Labeled: All enclosures for all electrical equipmentfurnished or installed under Divisions 26 and 28; Remote-controlledswitches, dimmer modules, and control devices, via engraved wallplates; Miscellaneous Control Stations; Access doors and panels forconcealed electrical items; Other similar equipment designated byowner's representative, architect or engineer in field.
Emergency Systems: Provide permanent identification for boxes,enclosures, etc. that are associated with emergency system work.Paint and identify emergency system pull boxes, junction boxes, andother access/pull points (boxes and covers) in accordance with NEC.Provide emergency system equipment panelboards, cabinets,enclosures, etc. with engraved nameplates (white letters on redbackground) with the first line of text to read "EMERGENCY CIRCUITS"and the remaining lines to include the necessary descriptive text.Properly identify system components, wiring, cabling, and terminals.Provide red color on jacket of all emergency system cables. Providered-colored breaker handle and red-colored lock-on device at sourcecircuit breakers that feed emergency systems. Provide red coloring forall Emergency system junction boxes, along with identification.
26 05 84.00 - MECHANICAL EQUIPMENT
Provide all necessary electrically related work as required to render allmechanical equipment (including plumbing, heating, ventilating and airconditioning equipment) fully operational and fully compliant with alllocal and national codes. This includes, prior to ordering materials orcommencing with rough-in, reviewing equipment submittal data andcoordinating with installing contractors to ensure the correct size, ratingand quantity of conductors are provided.
Locations of equipment and devices are shown only for schematicindication of wiring requirements.
Refer to all contract documents for additional electrical requirementsand concerns, and for further representation of this work.
Provide raceway, wiring, connections, and terminations for power andinterlocks for electrically operated equipment.
Provide disconnect switch ahead of all equipment, including controls,unless the mechanical equipment comes with integral NFPA70-compliant disconnect(s). Provide NEMA 3R enclosures whereinstalled outdoors and where installed indoors in areas subject tomoisture. Ground metal frames of equipment by connecting frames tothe grounded metal raceway and to a full size green ground conductoror both. Provide the necessary electrical connections between thespecified equipment and the junction box near equipment with flexiblemetallic conduit (liquid-tight outdoors) and matched connectors (seeSection 26 05 33). Where mechanical equipment lugs cannotaccommodate conductor sizes shown on drawings, provide ILSCOClearTap Insulated Multi-Tap Connectors.
Sizes, electrical ratings, etc. of equipment and wiring shown ondrawings are based on the respective equipment design basemanufacturers. If different manufacturer(s) or model(s) are actuallysupplied, provide necessary coordination in field (prior to orderingmaterials and prior to rough-in) and provide the necessary size ofrelated electrical equipment, wiring, conduit, etc.
Prior to furnishing submittals and prior to rough-in, determine exactelectrically related characteristics, loads, voltages, disconnect andstarter requirements, locations, mounting heights, connection points,etc. of mechanical equipment.
Provide lugs, lug kits and related accessory work as required toaccommodate the conductor sizes and quantities needed for eachapplication. Coordinate with single-line diagram, field conditions,equipment installers, etc.
HACR Breakers: Coordinate in field with the respective trades anddetermine case by case, which equipment is factory listed for use withHeating and Air Conditioning Rated (HACR) breakers. In an effort tominimize requirements for stocking of fuses by the owner, utilize HACRbreakers at the source panelboards as the NFPA 70 requiredovercurrent protection wherever possible (in lieu of fusing localdisconnect switches).
Disconnect and Controller Locations: Locations shown on drawings areindicated for schematic purposes only. Determine exact locations infield so that they are compliant with NFPA 70, Article 110.26. Refer toElectrical Coordination Schedules on drawings. Provide disconnects,starters, accessories, wiring, connections, services, etc. where defined
as “EC” in the schedule. Information in this section supplements theinformation in the schedules. Provide power wiring and connections forall equipment (including motor dampers and accessories whereapplicable) as required to render equipment fully operational. Installlocal disconnects and starters at 48 inches to top of outlet box orenclosure where applicable above finished floor/slab/grade. Provideflush mounted units in finished areas. Provide key operated manualstarters where accessible to unauthorized personnel, including generalpublic.
Maintenance Receptacles for Rooftop Units, Rooftop Exhaust Fans andany Miscellaneous Exterior Equipment: Provide Type WR duplex GFCIweatherproof receptacle within 25 feet of all electrically operatedequipment of any nature that requires periodic testing or maintenance.
Refer to Coordination Schedules on drawings for informationassociated with equipment. Provide disconnects, accessories, wiring,connections, services, etc. where defined as “EC” in the schedule.Information in this section supplements the information in schedule(s).
26 27 26.00 - WIRING DEVICES
Unless specifically indicated otherwise, or directed otherwise in field,provide ivory color for normal utility wiring devices. Unless specificallyindicated otherwise, or directed otherwise in field, provide red color for “emergency” utility wiring devices.
Provide grounded (“neutral”) conductors in all wall switch, dimmer andother lighting control outlet boxes, even if not immediately utilized.
Provide wall plates with engraved legends where indicated on drawingsand/or where required per 26 05 53.00 - IDENTIFICATION FORELECTRICAL SYSTEMS Section. All device wall plates shall bestandard size; "midway", "oversized" ("jumbo") or "extra deep" wallplates shall not be acceptable. Construct with metal screws for securingplates to devices; screw heads colored to match finish of plates. Exceptwhere/if indicated otherwise on drawings, wall plates in finished areasshall be commercial specification grade, satin finish stainless steel, withbeveled edges, equal to Leviton Type 430 series. Wall plates inunfinished areas shall be galvanized steel unless otherwise noted.Refer to architectural finish schedules and owner representative foradditional information.
Wall-Box Type Lighting Controls:Provide wall switches, that are flush self-grounding with green groundscrew and color coded cover, snap toggle type, back and side wired,specification grade. Provide wall switches rated 20A, 120/277 volts, 1HP at 120V, A.C. quiet type.Single-Pole Switches: Equal to Leviton #1221-2 series.3-way Switches: Equal to Leviton #1223-2 series.
Special purpose receptacles shall be of the size, type and manufactureras indicated on the plans or as determined in field.
Weather Resistant (WR) GFCI Receptacles: Provide for all receptaclesinstalled in damp or wet locations. 26 28 16.00 - ENCLOSED SWITCHES AND CIRCUIT BREAKERS
Subject to compliance with requirements, provide equipment of one ofthe following manufacturers: General Electric Co.; Siemans/ITE; SquareD Co.; Westinghouse/Cutler-Hammer. Disconnect switches shall beequal to Square D Type HD. All Safety Switches/Disconnects shall beheavy duty, safety type, quick make and quick break and externallyoperated. Unless noted otherwise on drawings or directed otherwise infield, all disconnect switches shall be fused. Unless noted otherwise ondrawings or directed otherwise in field, brace all disconnect switches for200,000 A.I.C. Provide heavy-duty switches, with fuses of classes andcurrent ratings indicated and UL listed for use as service equipmentunder UL Standard 98 or 869. Where current limiting fuses areindicated, provide switches with non-interchangeable feature suitableonly for current limiting type fuses. Install disconnect switches withinsight of controller position unless otherwise indicated.
26 51 00.00 - LIGHTINGLight Emitting Diode (LED) Systems: Provide factory installed LEDmodules that are specifically designed for, and matched and mated to,the respective luminaire in which they are used. Provide LED modulesthat can easily be replaced in the field and are readily accessible forreplacement. Provide color temperature as indicated in LuminaireSchedule. Provide factory installed driver(s) for the LED source utilizedthat are specifically coordinated to the LED source and luminaire inwhich they are used. Provide driver(s) having specific operatingcharacteristics defined in the Luminaire Schedule. Provide driver(s) thatcan easily be replaced in the field and are readily accessible forreplacement. Provide specification sheet for the specific driver as partof the Luminaire Submittal. Provide Total Harmonic Distortion (THD)rating of less than 20 percent. Provide factory-installed integral filteringsystem to ensure THD does not exceed 20 percent regardless ofquantities and/or mixes with other manufactured LED systems.
Provide luminaires and/or luminaire outlet boxes with hangers toproperly support luminaire weight. All luminaires installed in or onsuspended ceiling systems shall be anchored directly to the buildingstructural system above (anchored per NFPA 70). Such anchoring shallbe independent of the ceiling support system. All luminaires shall beinstalled plumb and level. Support surface mounted luminaires greaterthan 2 feet in length at a point in addition to the outlet box luminairestud.
28 46 21.25 - FIRE ALARM SYSTEM EXTENSION
Refer to Division 26 sections for requirements associated with allelectrical work not specifically defined in this section, which shall beconsidered additional and concurrent scope of work that is associatedwith work of this section. Provide all work in strict compliance with allprevailing codes, standards and ordinances, including NFPA 70 andNFPA 72.
Qualifications of system designers, installers, programming personnel,inspection personnel, testing personnel and maintenance personnelshall be trained and certified by manufacturer for installation of unitsrequired for this Project, and shall be qualified in compliance withrequirements of NFPA, including Chapter 10.5 of NFPA 72. Provide allmaterials, labor and services to provide fully operational modificationsto and extensions of existing facility fire alarm system(s).
Provide submittals for equipment, materials and systems specified inthis section. Include cuts, descriptive information, technical data, wiringdiagrams, system battery calculations, plan-view layouts, legend,point-to-point wiring, etc. Identify all information that is specific to thisproject.
The fire alarm system supplier shall provide to the electrical contractora complete set of floor plan drawings showing conduit sizes andnumber of conductors required to all components plus detailed wiringconnections required at each type of device.
It shall be the responsibility of the Fire Alarm System Manufacturer tofurnish submittals to the authority having jurisdiction for approval. Thisaction shall be taken during the shop drawing procedure. The systemmust be approved by this authority and a copy submitted to theEngineer with the shop drawing submittal. All fire alarm system workingdrawings shall be provided by manufacturer.
Program detailed device and room descriptions so that any trouble,supervisory or alarm condition clearly annunciates floor level, roomnumber, room name, device, and indication of normal, alarm, troubleand supervisory status at fire alarm control panel(s), at fire alarmannunciator panel(s) and at the supervising central station.
Initiating Device, Notification Appliance and Signaling Line Circuits:Class A or Class A and B (provide Class A for circuits that provideisolation module protection for zones). Provide power-limited cablesthat have a temperature rating of at least 60 degrees C; provideadditional marking for conductor size and temperature ratings for cablesrated in excess of 60°C (140°F).
Interruption of Existing Fire-Alarm Service: Do not interrupt fire-alarmservice to facilities occupied by Owner or others unless owner andothers have been notified with at least two-day notice and approval.
Maintain existing equipment fully operational until new equipment hasbeen tested and accepted. As new equipment is installed, label it "NOTIN SERVICE" until it is accepted. Remove labels from new equipmentwhen put into service.
Added Devices and Extension of Existing System:
Verify that existing fire-alarm system is operational without troublesbefore making changes or connections.Connect new equipment to existing control panel in existing part of thebuilding.
Connect new equipment to existing monitoring equipment at thesupervising station.
Expand, modify, and supplement existing control/monitoring equipmentas necessary to extend existing control/monitoring functions to the newpoints. New components shall be capable of merging with existingconfiguration without degrading the performance of either system.
Perform reacceptance testing to verify the proper operation of added orreplaced devices and appliances.Initiating Device, Notification Appliance, and Signaling Line Circuits:NFPA 72, Class A, B, or A and B as required to match existingconditions.
Provide materials and labor as required to result in a fully operationalextension and modification to the existing fire alarm system.
Where indicated on drawings, remove existing fire alarm devices inaffected areas and protect during demolition and construction phases.Clean and reinstall these existing devices as indicated on drawings.Relocate devices as indicated on drawings and extend conduit andwiring as required. Modify and/or extend related existing wiring usingcode-compliant and landlord-compliant methods as required for acomplete operational system.
Provide fire alarm system devices of the same manufacturer as,compatible with, and UL Listed and labeled for use on, the existingbuilding fire alarm system.
Provide auxiliary contacts if required for special applications. All strobealarms shall be compliant with NFPA and ADA.
All new wiring shall be installed in strict accordance with manufacturer'srequirements.
The installation shall include a complete system test of the equipmentby the local representative of the system installed. This test shall beperformed in the presence of representatives of the Owner, and localfire department and other Authority/Authorities Having Jurisdiction(AHJ) if/as applicable.
Provide all required modifications (cards, power supplies, hardware,firmware, software, etc.) to the existing Fire Alarm system as requiredto render the entire extension fully operable.
Provide isolation modules as/if required to isolate wire to wire shorts ona data loop to limit the number of other modules or detectors that areincapacitated by the short circuit fault and/or grounds. Isolation modulesshall be part of the smoke detector base. The isolation modules shallpermit the entire system to operate independently of the areadisconnected by the isolation module due to wiring faults. Provideisolation modules and wiring configurations (using Class A, or Class Aand B, pathways) for fault isolation so that any one fault will not causeany part of the system to go down other than the zone of the fault;provide zoning compliant with prevailing codes, including NFPA 72, withat least one zone per floor (more if areas are subdivided into multiplezones by fire and/or smoke barriers).
Provide monitor modules in quantities as required to interface all"non-intelligent" devices into the system. Application examples includefire alarm system remotes panels, remote power supplies, Elevatorrelated work, etc. as applicable. Refer to documents of all trades sincesome such devices may not be specifically shown on electricaldrawings. Review fire suppression system submittals and installationdrawings to determine exact quantities and locations for devices thatrequire monitor modules, as project drawings may not include alldevices that require monitoring; provide monitor modules, wiring,connections, programming, etc. accordingly. Provide indoor monitormodules for applications where outdoor valves are being monitored.Field-verify locations for outdoor valves (meter pits, PIVs, etc.). Provideanalog wiring in conduit from outdoor tamper switch to indoor monitormodule.
Provide control modules for all auxiliary devices and all supervisedcontrol functions such as air handler shutdowns.
Photoelectric Smoke Detectors: Provide photoelectric type smokedetectors. Provide contact bases for all applications where auxiliarycontacts are required. Smoke detector locations shall not exceed therated coverage of the detector and, in general, shall be no more than 15feet from a wall or 30 feet apart.
Provide all required 120VAC power as required to energize all new firealarm related components. This requirement applies whether or notsuch power work is shown on the drawings. Branch circuits serving firealarm related equipment shall be dedicated to fire alarm relatedequipment only.
