This DRAFT SALE DEED is made at Bangalore on this the 11th October 2012 by & between:

Hereinafter referred to as the “VENDOR” which expression shall, wherever the

context so requires or Admits, mean and include his

Successors,Representative,Executors,Administrators,Assigns and Nominees, of the

Vacant site bearing number 1070,formed out of converted survey No.28/1,which is

more fully described in the schedule property,

IN FAVOUR OF:

Sri Badarinarayan.K.SindagiAged about 31 years,Son of Sri Krishnaji SindagiResiding at #10151st main,VijaynagarBangalore 560040

Hereinafter referred to as the “PURCHASER”.

Whereas, the VENDOR has got absolute right, title and interest in respect of the

schedule property to deal with the same in any manner he likes.

Whereas the VENDOR is in peaceful possession and enjoyment of the schedule

property

As absolute owner by paying of taxes and levies thereon to the concerned authorities

Thus the VENDOR is enjoying the said property peacefully without any litigations

etc.

By making the payment of taxes ceases etc to the concerned authorities.

Whereas, the VENDOR is in need of funds urgently to meet his family necessities and other commitments offered to sell the Vacant site bearing number 1070,formed out of converted survey No.28/1,which is more fully described in the schedule, hereunder in favour of the PURCHASER for a sale consideration of Rs 20,00,000/-(Rupees Twenty Lakhs only).

NOW THEREFORETHIS DEED OF ABSOLUTE SALE WITNESSETH AS FOLLOWS:-

1. That in pursuance of this said Sale and in consideration there of the PURCHASER has to paid of Rs.20,00,000/- (Twenty Lakhs Only) to the VENDOR by following manner:-

i. Rs. 4,00,000/- (Rupees Four Lakhs Only) has been paid vide Cheque No.

492841 Dated 11 October, 2012 Drawn on Standard Chartered Bank,

Bangalore

ii. Rs. 1,00,000/- (Rupees One Lakhs Only) has been paid vide Cheque No.

492841 Dated 25 October, 2012 Drawn on Standard Chartered Bank,

Bangalore

iii. Rs. 14,98,479/- (Rupees Fifteen Lakhs Only) has been paid vide Cheque No.

The VENDOR here by sells, grants, transfers, conveys, and hand over the procession

of the scheduled property together with all easementary rights, hereditamants,

privileges, whatsoever unto and in favour of the PURCHASER herein thereby

registering the sale deed, free from all kind of encumbrances, litigations, attachments,

lien, surety ship claims, court decrees, acquisition proceeding and any other such

matter whatsoever.

The VENDOR assures the PURCHASER that the schedule property is free from all

kinds of encumbrances and that except himself there are none else who has got any

rights, titled, interest and claims whatsoever and that he has not done anything either

knowingly or unknowingly whereby the title of the VENDOR to the schedule

property is impeached.

The VENDOR has relinquished all his rights titled, interest claims, whatsoever in

respect of the scheduled property in favour of the PURCHASER herein after shall

possess and enjoy the schedule ‘B’ property as absolute owners thereby paying all the

future taxes, cesses, etc. to the authorities concerned with entire powers of alienation

and from this day onwards the VENDOR or his successors in interest, has no manner

of any rights, title, interest and claims whatsoever in respect of the scheduled

property.

That the VENDOR at all times hereafter upon any reasonable request by the

PURCHASER and at his own cost does or executes or cause to be done or executed

all such lawful acts, deeds or things whatsoever for further and more perfectly

conveying and ensuring the schedule property and place the purchases in unassailable

possession of the schedule property according to the true and correct meaning and

intent of this sale deed.

That the VENDOR has no objection for the competent authority to transfer the Katha,

and other relevant records in respect of the schedule property in the name of the

PURCHASER at PURCHASER cost and expenses.

The VENDOR has this day handed over the peaceful physical possession of the

schedule property along with all the copies of original relevant documents of title etc.

In respect of the schedule property to the PURCHASER at the time of registration of

this sale deed.

: SCHEDULE PROPERTY:

All that piece and parcel of the Northern portion of vacant site bearing No.1070(One

Thousand and Seventy) formed out of converted survey No.28/1,duly converted for

Non Agricultural residential purposes vide official memorandum

No.Bdis/ALN/SR/S/19/2003-04,Dated:08-12-2003,issued by special deputy

commissioner, Bangalore District, Bangalore situated at GIDADAKONENAHALLI

village, Yeshwantpur hobli, Bangalore north taluk, Bangalore, now called as Upkar

Residency, and measuring 1151.5 Sq.Ft (i.e. towards north 41 feet, towards south 40

feet, towards east 22 feet and towards west 34 feet.) and bounded on:

East by: Road West by: 1056 and 1057 No. sites

North by: Others property South by: Southern portion site of same number (1070)

Towards north 41 feet, towards south 40 feet, towards east 22 feet and towards west 34 feet.
