General Information

Regularisation of Plot is of two stages. In the first stage, the layout is to be regularised by CMDA/LPA/Regional Deputy Directors, of Town and Country Planning Department concerned who will examine and issue an in-principle approved layout framework plan to the concerned local body. In the second stage, the local body concerned will issue regularisation order and regularisation plan for the plot as per the in-principle approved layout framework plan after confirming the ownership of the plot and collection of the balance regularisation charge including other applicable charges.

Important Information to note before filing the Application

The online application comprises of two parts :

I. In the first part, the applicant shall complete the registration.

II. In the second part, the applicant shall choose the appropriate field of Regularisation

i.e.

• Application for “Regularisation of Plot in a Layout”

Layout means :-

• Division of land into plots exceeding 8 (eight) in numbers in Chennai Metropolitan Planning Area.

• Division of land into plots by introducing a new road or street in areas other than Chennai Metropolitan Planning Area.

NOTE : Separate application to be filed for each plot

• Application for “Regularisation of Plot in a Sub-Division”

Sub-Division means :-

• Division of land into plots not exceeding eight in numbers in the Chennai Metropolitan Planning Area.

• Division of land abutting an existing road or street into plots without introducing any new road or street in areas other than Chennai Metropolitan

Planning Area.

NOTE : Separate application to be filed for each plot

1 Feet = 0.3048 meter

1 Square Feet = 0.092903 Square meter

Now, Let’s come to our case i.e. Upkar Royal Garden for plot registration:

1. Goto http://tnlayoutreg.in/Home.aspx , in this go to For Application in DTCP Area part.

2. Click on User Registration and may proceed entering personal details, email, mobile no., communication address(preferably address in Tamil Nadu or your Plot address), disred password(write down to avoid forgetting it) and Complete registration process smoothly.

3. Upon registration, you will receive a 7 digit user id in the pop-up box, please make a note of it without fail so as to proceed further filling Application. Alternatively, you will get SMS/E-Mail from DTCP as follows: “DTCP : Thank you for registering with us.

Your User ID: ####### and Password: xxx#xx#”

4. Using the User ID and Password one can comfortably log-in and proceed for filing application for Regularisation of Plot in Layout(Option1)

5. Start filling the details: |Name of Layout: UPKAR ROYAL GARDEN |

For Step 5 to 11:

7. Site Details | District: KRISHNAGIRI, Type of Local Body:MUNICIPALITY, Local Body: HOSUR, Block No. 7| Let’s assume Plot no. 789 with survey no. 100/1, 30’x40′ size registered on 20-01-2017 is being the case for this demonstration

| Plot No. 789, Type of Survey No.:SURVEY NO., Survey No. 100, Sub division No. 1, Land Cassification: Choose as per your title deed or mother document as either Dry Land or Wet Land, Extent in Sq. m: 111.48, Date of Registration: 20-01-2011|

8. Click Add Survey No. Please note your plot details would have listed in a table having having details entered by you with blank village no.(need not worry). Please repeat step no. 7 if the plot has got multiple survey numbers.

9. Start entering layout details |Total no. of plots in the Layout: 679, Total extent of the layout in Sq. m: 149369.52 Sq. m, Abutting Road Status: Public, Abutting Road width in meters: 12.192 in case of 40 feet road, Upload Sketch: Upload Layout Drawing|

10. Select tick marks for both Declaration, Terms & Conditions, review all details once.

11. Click Submit if your details are correct.

12. Now, Payment Page will ask Rs. 500/- payment. Click Pay Now, if you wish to pay. You can pay either using Debit Card with OTP or Netbanking.

13. On successful Payment you will get “PAYMENT COMPLETED. SUBMIT MY APPLICATION” button. Click it.

14. Now, you will get a message “Registration Completed. Kindly refer website for further updates”

15. Click button “Registration Slip”, now, you will get printable (on paper/pdf/webpage) Registration Slip. You can see all details including note 1, 2, 3 & 4 in the bottom.

16. Please make yourself ready for note no. 1 and proceed further collectively through URGORWA.

17. Submit your registration details in the below form, to inform URGORWA so that Association can better plan how to help better in this Activity further. Thanks.
