Location:The Duck Creek Cabin at Yellowstone Park is situated ten miles north of West Yellowstone, Montana, and the west entrance

to Yellowstone National Park. The property is accessed from a private gravel road, one mile from U.S. Highway 191. With

U.S. Forest Service boundary on the south and east, and Yellowstone National Park approximately 100 yards away, this

property is truly one-of-a-kind.

The community of West Yellowstone is home to 1,200 residents year round, yet more than one million travelers from around

the world pass through the town each year. This area is one of the world’s best locations for fly fishing, hiking, camping, rafting,

wildlife viewing, mountain biking and offers over 1,000 miles of groomed trails for snowmobiling. Visitors and residents

can expect a healthy dose of western hospitality from a community that offers unsurpassed recreational opportunities. West

Yellowstone receives daily air service from Salt Lake City during the summer, and the runway will accommodate most private

planes year round. Other area airports can be found in Jackson Hole, Wyoming, Idaho Falls, Idaho and Bozeman, Montana.

Acreage:The ranch acreage is comprised of rolling terrain with trees, brush willows and native grasses. Duck Creek Lake is located

along the northern boundary and is approximately 30 acres in size. The lake is dammed at the western end of the 30 acres.

The ranch is fenced with a quality jackleg or log fence on the southern and eastern boundaries.

Improvements:Improvements consist of a 3,525 sqft main house, guest house and a 4-car garage with an attached 4-car carport. There is a

wood-burning stove and a wood-burning fireplace in the main house and a wood-burning fireplace in the guest house. The

main house contains six bedrooms, five baths, living room, dining room, kitchen and a walk-in, temperature-controlled

wine room. The guest house is quite comfortable with three bedrooms, two baths, entertaining rooms and a kitchen.

Electric heat is utilized throughout the entire complex and a well provides cool, clean water to all three structures. One of

Climate:The property sits at approximately 6,600 feet in elevation and enjoys a cool alpine climate. Late July typically sees the

warmest temperatures with daytime highs averaging around 79 degrees and dropping to the low 40s at night. January is the

coldest month, with average daytime highs in the mid 20s and nighttime lows of about 0. Average annual precipitation is

over 21 inches, most of which falls as snow. It is not unusual for West Yellowstone to see over 175 inches of snow over a year.

Area History:Ancient Native Americans were the first visitors to the Yellowstone Area. They arrived as early as 10,000 years ago. This area

was part of their seasonal travels and was an important area where early Americans mined obsidian, a favorite material for

making stone tools. In 1807, the famous trapper and mountain man, John Colter, was the first white man to see the geysers

and hot pots of Yellowstone. At the time few people took his stories seriously and jokingly called the area “Colter’s Hell”

thinking it was part of his imagination or a story cooked up on a long beaver trapping trip.

Colter was not the only trapper that frequented this area, in fact one of the first and most important mountain man

rendezvous was held near the Idaho border in present day Island Park. Gathered at this trading event would have been the

likes of Jim Bridger, Jedidiah Smith and Hugh Glass. Those interested in this type of history will find no shortage of books

on the subject, the hardest decision is who to read about first.

Live Water:Duck Creek Lake is a tremendous fishery with

abundant live water to enjoy on its 30 acres. There is

a professionally installed fish ladder on the dam that

allows trout to migrate upstream into Duck Creek

from Hebgen Lake. Rainbow, brown, cutthroat and

brook trout can all be caught in Duck Creek Lake,

including trophy-sized fish up to 30 inches or more.

Duck Creek is a meadow stream that flows from

Yellowstone National Park into Duck Creek Lake on

the northeastern side of the property. Duck Creek

is a willow-lined, grassy banked stream with mostly

slow moving water with long pools and gentle riffles.

Presentation of the fly is important in this smooth

water as the trout are not pushovers. Pale Morning Duns (PMD) as well as gray and green drakes can bring trout to the

surface in the month of June and early July. Terrestrials such as ants, beetles, and grasshoppers are a must in late summer.

Look for mayfly activity on overcast days and terrestrial action on bright, sunny and windy days.

Nearby Live Water:Close to the ranch, anglers will find unlimited opportunities to fly fish. Just beyond the Yellowstone’s entrance, one will find

the Madison, Gibbon and Fire Hole Rivers and the Nez Perce Creek. Travel a little farther from the entrance and anglers

will delight upon the arrival of the Yellowstone, Lamar and Gardner Rivers in addition to Slough and Soda Butte Creeks.

Outside of Yellowstone National Park, world‐class fly fishing can be found on nearby rivers such as the Gallatin, Madison,

Henry’s Fork, and South Fork of the Snake River.

West Yellowstone and other area communities boast more fly shops per capita than anywhere else in the world. Finding

equipment, local knowledge and professional guides is a snap. It’s easy to see why Yellowstone country is hallowed ground

to fly fishermen from around the world and why this area is the country’s number one destination for trout anglers.

Yellowstone National Park:Yellowstone is America’s first national park, and it was established in March of 1872, by President Ulysses S. Grant. “The

Park”, as locals refer to it, is 3,472 square miles and takes in several of the best parts of Montana, Wyoming and Idaho. This

vast size boasts incredible diversity of topography and geology. With over 10,000 geysers and hot springs, Yellowstone has

more geothermal phenomena than the rest of the world combined. With hot pots and steaming fountains, high desert,

snow-capped mountains, wildflower meadows, aspen, pine, fir and even fossilized forest, one would find it difficult to

uncover a more diverse ecosystem in the country or even the world.

The Park offers limitless outdoor activities. A few choice items that should not be missed are the Old Faithful Geyser, the

Old Faithful Inn, the Grand Canyon of the Yellowstone, Yellowstone Lake, Mammoth Hot Springs and the Upper Geyser

Basin. If wildlife viewing is of interest, do not miss Lamar Valley, considered the Serengeti of North America. Remember

to bring a camera, binoculars and spotting scope on this wildlife tour.

Wildlife and Hunting:Yellowstone Park and the Greater Yellowstone Ecosystem are some of the nation’s best places to find protected animals like

grizzly bears, lynx, wolverines and wolves. This is an untamed area with an incredibly diverse list of wildlife. There may be

no better place in North America to observe and photograph wildlife.

Deer, elk, black bear and small game hunting are found on the thousands of acres of Gallatin National Forest in the area.

Non-residents are subject to a lottery-style system to obtain tags for these animals, however the draw odds are good and

the animals are numerous. Moose, bighorn sheep, Rocky Mountain goat, bison and mountain lion are found in the area’s

mountains and forest. These game animals require a specific permit from Montana Fish, Wildlife and Parks to harvest.

Hunters should start applying soon to build up preference points for these tags.

Recreation:Located less than 1 hour away are Big Sky Resort, The Yellowstone Club and Moonlight Basin. These resorts are world-

famous for downhill skiing, and offer a wide variety of activities for all-season recreation.
