Publisher’s NoteWelcome to the February issue of Dunbar Life Magazine! Each issue I look forward to putting the puzzle together, making our vision come to life on the cover, fitting the ads, articles and photos together to make the magazine enjoyable for the community. As I create, I am drawn in to the people and

businesses of Dunbar, and feel proud to showcase them, their accomplishments, the way they contribute to the success of the community, and their support of the magazine. It is such a pleasure working with the DVBA, in particular my editor, Janet Morris-Reade, who infuses energy and joy into every project she works on.

This issue I learned where to get fit, a favourite diner to eat at, a furniture store where you must buy the unique piece when you see it or it will be gone, and how to turn your yard into an urban farm with designer chickens! Cover and community model, Adam Lorant, showed me the new Dunbar bike lanes in action. I was so impressed with each of the people featured, how they work extremely hard, and love what they to do.

After a cold and wet winter, we see signs of spring! Gardens are being planted, cherry blossom trees are starting to bud, Daylight Saving Time arrives March 13, and most children have two weeks off school for spring break March 21 - April 1. The City of Vancouver is celebrating it’s 125th anniversary March 26 - April 22 and encourages everyone to celebrate with birthday blossoms! Order your cherry blossom tree online (www.vcbf.ca).

A Message from the President Dunbar Village Business Association

This year my friend Tanya resolved to smile and say “hello” to a new person everyday. More often than not, she got friendly responses and as a result is a happier person because of it. It’s an example of how a little shift in one’s daily routine can have a significant impact on your life and the lives around you.

When I think about our Dunbar community, I’m struck by how friendly it is. People look up and say hello, often stopping to share their thoughts and good news. Of course, this makes it a challenge at times to get from point A to point B, but isn’t this the reason we live and work here?

Building community has been on my mind as the Dunbar Village Business Association considers our future objectives. What we’ve heard from residents is that you like the friendly happy vibe that our events create and with that in mind, we are developing another new event: Going Green on Dunbar, which will celebrate St. Patrick’s Day, our community, the environment and our bicycling culture. On Saturday, March 12th between 11am and 3pm, you’ll be able to be a part of a neighbourhood-wide Scavenger Hunt, experience the bike lane with free rides in a Pedi-cab, take part in a community art project, and learn about bike safety and environmental resilience. Of course, we’ll also be giving away free St. Patrick’s Day items and have some jaunty Irish music to fill out the celebration! Watch your mailbox for more information coming in early March.

In addition to creating a vibrant and friendly market environment, we as an association want to celebrate with our neighbours their interests and activities. In this issue, you’ll meet Julia Smith who is an ardent urban farmer with home grown chickens, produce, and great ideas. As well you’ll meet Adam Lorant who has embraced the commuter cycling lifestyle and challenges others to follow suit. Rounding out this edition are articles introducing you to some of our merchants whose businesses focus on a healthy lifestyle (Prime Strength & Conditioning), the environment (Upscale Garage Sale), and a friendly atmosphere (Jethro’s Fine Grub). I hope that you’ll find all these profiles both informative and inspiring.

Also in this issue, we’ve attempted to answer some of the frequently asked questions about the Dunbar Village Business Association. We love hearing from our neighbours and invite you to keep the lines of communication open; your feedback and comments inspire us! I wonder if Mayor Gregor Robertson has met Dunbar resident Adam Lorant? If not, I am sure that he would consider Lorant a model green citizen as he opts to cycle as frequently as possible. Lorant was once part of the commuter rat race, and drove daily to his workplace in Burnaby in a single passenger car, that is, until four years ago when a colleague talked to him about the merits of cycling to work. Those conversations set the wheels in motion, and Lorant decided to hit the road and cycle to work.

Lorant discovered a beautiful bike route, which took him almost the whole way from Dunbar to Burnaby, with very few cars en route. Although his wife had concerns for his safety, Lorant discovered that it was very safe, quiet, and in the summer there were many other cyclists on the road. He started gently, by riding one day a week and eventually worked his way up to 3-4 days a week, riding admirably, rain or shine.

As much as we all love Vancouver, many of us have an aversion to the rain, which tends to dampen our enthusiasm to embrace the great outdoors. Lorant discovered that the rain is actually very pleasant to ride in although he advises cyclists to avoid the windy days and the freezing weather conditions.

Lorant started sensibly with a 50-minute door-to-door commute. As his fitness level improved, he played a game by testing his ability to shave time off the ride. He whittled it down to 45 minutes, then 40 minutes, and finally, if the traffic lights were in his favour, and he had the energy, he could arrive in an impressive 35 minutes. Lorant discovered the added benefit of increased energy during his workday, and a bonus to his employer, his productivity shot up with his improved fitness. He had the good fortune to have a shower at work, and kept a fresh change of clothes on hand.

Another fringe benefit, which we all can relate to with gas prices currently at $1.20 per litre, is he originally used a tank of gas every week or two. With more time on the bike, and less time in the car, a tank of gas would last for a month. Not only did his pocketbook benefit but Lorant also felt like he was doing his part to reduce greenhouse gases.

Lorant’s commuting days are behind him, as he works from home now, however that does not mean his bicycle is rusting in the garage. He still cycles to meetings around town. Lorant also enjoys recreational rides to shorter destinations like UBC when he is strapped for time, or going on lengthier trips to Stanley Park and back.

Lorant challenges everyone to try commuting by bicycle one day a week, and then increase it two days and then three. He applauds the City of Vancouver’s plan to implement more bike lanes, including Dunbar’s new lane. The bike routes in Vancouver are outstanding. Use them. Cycling will change your life!

Jesse Tupper and Sheila Townsend have a company philosophy of “being your prime” which combines working out, eating well and relaxing into daily life with ease. These ultra fit newlyweds, who got married last August, co-founded Prime Strength + Conditioning in 2007 and opened their training studio in 2009. With extensive athletic backgrounds and impressive fitness credentials, they shared a common dream of building their careers around their passion for physical fitness.

Townsend played basketball with the Canadian National Team and represented Canada for five years. She played professionally in the Czech Republic, Germany and Australia. Jethro’s Fine Grub

It was a snowy Thursday afternoon in January and I suspected Jethro’s Fine Grub, which frequently has lineups to get in, would be empty. To my surprise, the diner was chock-a-block full with a diverse crowd. Greeted by charismatic owner/server, Emily Jane Stuart, with partner D’arcy Allen hard at work in the kitchen, my friend and I managed to secure the only available table. Almost on the verge of celebrating its first birthday, Jethro’s opened for business on Thursday, February 18, 2010 at 8:00 a.m. precisely. What was the concept behind the restaurant? According to Stuart “it was a guy (D’arcy Allen), his gal (Emily Jane Stuart) and some real big pancakes”. They thought that Dunbar could use a “jammin’ little breakfast joint and some strong coffee”. Judging by the full houses their vision was bang on.

Jethro’s may be small, with only 24 seats, however what it lacks in size it makes up for with its funky environment. Classic gray wainscoting, white walls, sconce lighting, and a menu that is loaded with good old comfort food, with a strong nod to southern cuisine, makes you feel like you have stepped into a friend’s home. The first thing I spotted at another table was the “real big pancakes” filling the plate’s circumference. The guy and the gal have realized their dream, and pancakes are one of their most requested menu items.

Browsing through the menu, how could I resist ordering the Hippie in Thailand wrap? Filled with black beans, rice, apple-fennel slaw, lettuce, cucumber and green curry sauce, the wrap was incredibly flavourful, and so large that I brought half of it home in a compostable take away container, which also impressed me. Other creatively named menu items that caught my eye included Alligator Nuggets (battered and flash fried alligator on basmati rice), Hog Tied (fluffy buttermilk pancakes with a full side of bacon), Red Headed Step-Child (tuna on house made Caioti bread under melted sharp cheese), and Catfish Po-Boy (battered, fried or Cajun rubbed and grilled with lemon tartar, lettuce and tomato on a hoagie bun).

Stuart and Allen have childhood connections to the Dunbar neighbourhood, and through the 70’s and 80’s they recall terrorizing the laneways on their 3 speeds. Although Jethro’s would be equally at home in Kitsilano or Commercial Drive, they feel there is no other neighbourhood like Dunbar. What makes Jethro’s unique? Not only do Stuart and Allen feel that their staff are the best in the biz, but they will also cuddle your babies while you eat. Not many restaurants offer that service. Do they live in Dunbar? Hard to know. They claim to live at Jethro’s which means this hard working couple is paying the price of being successful restaurateurs. Be brave and do not fear line-ups. If you do end up in one, it is worth the wait, and maybe you will be lucky and breeze right in as we did! Once inside you will be greeted by warm service and southern cooking that feels comfortably at home on Dunbar Street.

Upscale Garage Sale, located in north Dunbar village, has been a destination for quality home furnishings at affordable prices since 2005. Owner Abbey Prebushewski has created a unique shopping experience through her consignment business. In the spring of 2009, she expanded and opened Upscale Resale next door. The first thing you notice is the eye-catching window displays which showcase lovely furnishings. The interior of the shops exude a heritage feeling with high ceilings and crown moulding.

Both Upscale shops offer an eclectic mix of designer-inspired furniture, chandeliers, mirrors and accessories. You can never predict what you will find on a given day as the merchandise is ever changing. This gives clients a feeling of hitting the jackpot when they find the perfect piece. However, if you have your heart set on something particular, Prebushewski can help grant your wish. Provide her with information about your desired item, include as many details as possible, and if that item crosses her path she will contact you.

Prebushewski made a shift in careers, having worked in the corporate transportation business for eighteen years. Her passion for decorating led her to follow her dream of opening her own consignment furnishings shop. The small town feeling of Dunbar village attracted her to set up shop here. She feels akin to the Dunbar neighbourhood where she has met wonderful customers and fellow shop owners. Being an astute businessperson, she also recognized that the area had potential for growth.

Prebushewski oversees all aspects of the business. The majority of her time is spent in the shops, and meeting with customers in their homes. Upscale has a local client base and attract shoppers from further afield. She also caters to interior designers and the film industry. Prebushewski compliments her assistant Catherine Kimpton in helping create the elegant appeal of Upscale. Kimpton has a background in interior design, retail furniture and merchandising.

Prebushewski seems destined to continue reinventing herself. She contemplates expanding again one day, perhaps to West Vancouver and the West End. Dunbar Residents -- We Thrive on Feedback! By Janet Morris-Reade, Executive Director,

Thank you to our wonderful community for coming out and supporting some of our events over the past year. Through my many conversations I’ve been asked a lot of really good questions. Here are answers to the more frequently asked ones.

Where is Dunbar Village exactly? Dunbar Village includes three market areas: Dunbar from W16th – W19th, Dunbar from W25th – W30th, Dunbar from W39th to W41st then along W41st to Collingwood. See map at right.

Does the City of Vancouver grant the Dunbar Village Business Association their funding? No, we are supported by a voluntary tax or levy paid for by the commercial property owners and business tenants. The City collects the money for us through property taxes, but the funding itself comes from the businesses.

Why don’t you close Dunbar Street for Harvest Fest like they do for the Greek Days? It’s not impossible to close the street, but there are several considerations:

• Trolley buses would need to be re-routed through residential areas.• Increased policing and traffi c management would be required, which

can be expensive.• Residents who are not attending the street festival would have a

diffi cult time accessing shops, medical needs & services.• The event budget for Greek Days is about six times bigger than the

Harvest Festival budget, so although the comparison is fl attering, it’s not something we can likely do right now…but we’re looking into it.

What happened with the holiday lights this year? Some poles were dark.The DVBA ordered some lovely winter-themed light fi xtures; however, when we went to install them we found that the trolley bus pole hardware was in the way. As an interim, we wrapped the poles in light strings only to fi nd that the receptacles on some of the light poles could not handle more than 75 watts. We have been working with the City to fi x this and will be ordering different light fi xtures, but we’ll have to wait until next winter to see them in their glory.

Does the City of Vancouver supply the pole banners and the fl ower baskets? No, the Dunbar Village Business Association pays for the banners & baskets as well as the as the installation, hardware, and upkeep.

What are some of the projects that the Dunbar Village Business Association is working on? Some of our special projects & street festivals in 2011 are:

• Dunbar Life Magazine – February 15, April 15, June 15, September 1 & November 15

• Going Green on Dunbar – March 12• Dunbar Village Coupon Book – Spring 2011• Salmonberry Days Festival – participating in the Community Centre

Festival May 29• Dunbar Village Harvest Festival – September 24• Trick-or-Treat in Dunbar Village – October 29• Dunbar Village for the Holidays – December 17

Currently in development are streetscape improvements such as more benches, more plantings, Dunbar Village street signs & public art program.

My son gave me a sign he had hand carved for Christmas. “Dog Gone Farm,” it reads, in jaunty red letters (inspired by our fence jumping dog). With the sign hung proudly on the front door, it was official. We were farmers. We grow fruits and vegetables, build soil, and raise chickens, which wouldn’t be unusual if it weren’t for the fact that we do all this in the middle of the city. We have joined a small but growing number of urban farmers who are working to produce healthier food in a more sustainable way that builds community resilience and we’re having a great time doing it.

Our property already had several fruit trees on it when we moved in and we learned from the neighbours that the former owners had been passionate gardeners. Neither of us had any gardening experience but a couple of years after we moved in we shared the yard with a neighbour who didn’t have a garden of her own. She taught us a lot and we grew a little bit of corn, carrots and some tomatoes. Turns out that these were only gateway drugs as by the end of the summer we were completely hooked.

Our kitchen was already overflowing with tomato seedlings last spring when I first caught wind of the proposed backyard chicken bylaw for the City of Vancouver. There was a chapter on chickens in “The Urban Homestead” (the book that was quickly becoming our bible), which I promptly devoured. Turns out, chickens are a great addition to a backyard garden. They provide fresh eggs every day, wonderfully nutrient rich fertilizer, and are voracious hunters of slugs and other garden pests. So it was for all the most practical reasons in the world that we became backyard chicken farmers.

No one was more surprised than me to discover how truly fond I would become of these feathered dinosaur cousins (chickens are the nearest living relative to the T-Rex!).

They each have their own unique personality and I was soon enjoying my coffee with them in the garden most mornings. They did indeed provide all the practical benefits promised in my handy dandy guide to urban farming but there was so much more to them! Neighbourhood children (often with parents in tow) were lining up at our gate to come in and see the chickens. We met more of our neighbours last summer than we had in the 3 previous years we’d lived here.

The summer of 2010 turned out to be a hard one for food production. The torrential rains at the end of August wiped out our entire tomato crop, and the corn I had planted too late (after the chickens devoured the first planting’s sprouts) was disappointing but we had a bumper crop of beans, loganberries, zucchini, lettuce, Swiss chard, carrots and a delightful herb garden. By the time we started to feel like we were getting the hang of things, it was Thanksgiving.

The turkey was the best any of us had ever tasted. We spent Thanksgiving with our new urban farmer friends from the neighbourhood. It seemed only fitting that we would spend this celebration of the harvest with the people we had grown food and learned about chickens with. We picked up an organic 30lb heritage turkey from a local farmer and cooked up all the bounty from our respective backyard gardens. We reminisced about the tomato massacre, cracked bad poultry jokes and plotted new and adventurous ways to expand our local food experiences.

It’s only January but preparations have already begun for our Urban Farm 2.0. We have a new greenhouse and are building several new raised beds. We have an aquaponics system going in our basement (hydroponics meets aquaculture) and a table booked at a farmer’s market for the summer. In our efforts to become self sufficient, we’ve become part of a community. We hope that you’ll all join us in this adventure. Nothing really brings people together like food... especially when that food is grown locally!

The Greater Vancouver housing market remained in balanced market conditions in January, although higher levels of buyer demand were seen in some of the region’s largest communities. There was, on an overall regional level, a healthy balance between the number of home buyers and sellers in our market in January. However, we are seeing strong sellers’ market conditions in areas like Richmond and the west side of Vancouver. Over the last 12 months, the MLSLink® Housing Price Index (HPI) benchmark price of detached homes increased 22.6 per cent in Richmond and 12.2 per cent in Vancouver West. In comparison, detached home prices across the region increased 2.7 per cent over the same period. The benchmark price for a residential detached home on the Vancouver Westside reached $1,765,927 at the end of January.

The Vancouver Westside has been one of the top performers in the past fi ve years. Vancouver Westside detached homes have increased 76.9% in fi ve years. Attached and apartment units have not seen the same level of increase but have posted respectable increases of 39.5% and 33.9% respectively over the past fi ve years. Dunbar of course continues to be a highly sought after area to live in for obvious reasons and the average sale price for a detached home was $2,003,525 in January 2011.

Both the overall economy and the real estate market fundamentals are forecast to be good this year with continuing stability in market prices. We are off to a fast start to 2011 and quality homes and limited inventory levels are creating a robust market. Just taking a quick look at recent sales of detached homes in Dunbar for the month of January, nine homes sold over their asking prices and another fi ve homes sold for their full asking prices out of a total of twenty homes.
