LOCATION The historic City of Durham is the administrative and principle retailing centre of County Durham. The City is located approximately 29 km (18 miles) south of Newcastle, 22 km (14 miles) south west of Sunderland and 118 km (74 miles) north of Leeds.

Durham enjoys excellent communications, being situated approximately 1.6 km (1 mile) to the west of the A1(M) which provides easy access to Newcastle, Gateshead, Sunderland to the north and Darlington and Teeside to the south.

Rail communications are excellent, being situated on the East Coast mainline with regular high speed intercity train services to London Kings Cross (2 hours 45 minutes) and Edinburgh Waverley (1 hour 45 minutes).

The city has good air links from Newcastle International Airport and Durham Teeside Airport which are both within a 30 minute drive.

CATCHMENT & DEMOGRAPHICS Durham has an estimated urban area population of 42,939 persons (2001 census) with an estimated 171,776 (CACI) people living within a 10 minute drive time of the City Centre and 841,247 people within a 20 minute drive time. This is boosted on a seasonal term basis by a large student population.

The local population is affluent, with Class Groupings AB and C1 accounting for 58.8% of the urban population, as against a UK average of 51.1%, indicating a high degree of local spending power. Home ownership (70.6%) and the number of households with one car (46.4%) are also above average when compared against the UK averages of 68.3% and 43.8%, respectively.

SITUATION The subject property is strategically situated to the north east of Durham city centre, just a short distance off the A690, a major arterial route that connects Durham city centre to junction 62 of the A1(M). Durham City Retail Park occupies a large prominent site, at the junction of McIntyre Way with Alma Place adjacent to a Toyota car showroom.
