The BOMA 360 Performance Program, sponsored by BOMA International, evaluates buildings against industry best practices in 6 major areas: building operations and management; life safety, security and risk management; training and education; energy; environmental/sustainability; and tenant relations/community involvement. Individual buildings that satisfy the requirements in all 6 areas are awarded the BOMA 360
designation.
How does the BOMA 360 program differ from other building recognition programs
in the industry?
Other industry recognition programs focus on only certain areas of operation, such as green and sustainable operations. The BOMA 360 program takes a holistic approach by evaluating all major areas of operations
and management.
What benefits will my build-
ing receive by participating in the BOMA 360 program?
More than 38% of BOMA 360 recipients report that the designation has been a key factor in attracting and competing for new tenants. Recipients also report achieving operational savings and efficiencies; establishing new operation or management policies or procedures; and gaining recognition from owners, tenants, and the community. An independent study conducted by Kingsley & Associates reports that BOMA 360 buildings earn higher scores in 47 out of 50 tenant
satisfaction categories.
How many buildings are currently B O M A 3 6 0 b u i l d i n g s ?
BOMA has conferred the BOMA 360 designation on over 420 buildings since the program launched in 2009. BOMA 360 buildings are in 55 U.S. markets, and the program has been embraced by over 80 real estate companies, including CBRE, Brookfield Properties, Piedmont Office Realty Trust, Parmenter Realty Partners, Hines, Cushman & Wakefield, LBA Realty, Transwestern, Granite Properties, Crescent Real Estate, Cousins
Properties, USAA Real Estate Co., and more.
What types of buildings are eligible to part i c ipate in the program?
All occupied commercial buildings, including owner-occupied buildings, are eligible to participate, as long as they meet the prerequisites. The program is open to both members and non-members of BOMA; however,
application fees for non-members are higher.
What are the fees to participate?
Application fees are based on building square footage. Fees range from $750 to $1,500 for BOMA members and $950 to $1,900 for non-members. See BOMA’s Web site,
www.boma.org/360 for a current fee schedule.
What are the prerequisites to apply for the BOMA 360 designation?
Applicants must have the following in place for their building: a Standard Operating Procedures manual; a formal preventive maintenance program; participation in the most recent BOMA Experience Exchange Report (EER) of IREM* benchmarking survey; the energy performance for the building must be benchmarked using EPA’s ENERGY STAR® Portfolio Manager, and data shared with BOMA International. Applicants are asked to document these requirements when they begin their application. *Please note: IREM survey
participation will be accepted only for the initial
application; renewals require EER participation.
How do I apply for the BOMA 36 0 de s i g na t i on f o r m y b u i l d i n g ?
Applications are submitted online via BOMA International’s Web site, www.boma.org/360. Detailed instructions for completing the online application may be downloaded from this site. Applications may be submitted at any time during the year; however, the designation is
awarded and announced at the end of each quarter.
How long does it take to complete the B O M A 3 6 0 a p p l i c a t i o n ?
Most applicants complete the BOMA 360 application in 1-2 hours; however, it may take several days to gather the
documentation needed to start the application process.

1. What is your role at Colliers
International? My new responsibilities include oversight of the Colliers | KC property management group and new business development.
2. What do you enjoy most about serving on the BOMA Board? It is such an honor to serve with peers from other great real estate firms throughout the City, as we work towards; informing our members about advocacy issues and providing educational opportunities for enhancing one's career advancement.
3. How has being involved with BOMA benefitted your career? Developing relationships with our allied members for utilizing their services, has greatly
impacted my career.
4. When/how did you get into the property management career path? In 1983, I graduated from KU with a degree in business administration, putting myself through school by working as a house manager for my fraternity. That experience helped shaped my interests and career in this profession.
5. What is your favorite BOMA event and/or memory ? I thoroughly enjoyed trips to Washington DC, and visiting with our representatives about real estate issues that impact our constituents here in Kansas City. 6. Outside of your
time from Colliers International and BOMA, what do you enjoy doing most? Traveling and spending time with my wife, Jana, and our four kids through church, school, and community activities like Boy Scouts of America.

Leading Commercial Pavement
Companies Merge, Consolidate McConnell &Associates, Midwest Asphalt Coatings create area’s largest
commercial pavement maintenance company.
North Kansas City, MO – Two of the most respected names in commercial pavement
maintenance products and services have joined forces to create the region’s largest provider of
asphalt, seal coating and concrete services.
McConnell & Associates, a leading manufacturer and provider of asphalt seal coating products
and services since 1965, announced the merger/acquisition of Midwest Asphalt Coatings’
Kansas City operations. The two companies will operate under the McConnell brand as assets
are assumed and incorporated into existing operations.
Scott McConnell, McConnell & Associates president, said the merger of the two companies is a
win-win for customers, employees and the industry. “We have always had tremendous respect
for Midwest Asphalt Coatings, their people and their work,” said McConnell. “Now our two
companies can operate as one stronger entity – adding greater value for our customers.”
McConnell & Associates pavement seal coat products have long been used by many parking
lot sealing contractors. Midwest Asphalt Coatings had used McConnell branded products,
including MAC 52 and MAC Pro-Blend in their own asphalt pavement services throughout the
area.
Joe Manzardo, Midwest Asphalt Coatings president, said the merger benefits Midwest Asphalt
Coatings’ customers greatly. “Our customers will continue to be served by the same people
using the same fine products that they have trusted for years,” said Manzardo. “McConnell &
Associates people, products, knowledge and service are well-respected in the industry and the
merger creates tremendous value for both companies including our employees, and most
importantly our customers,” added Manzardo.
Previously based in Lee’s Summit, Midwest Asphalt Coatings opened in 1971 and had become
known as a premier provider of pavement maintenance services including parking lot design,
construction, maintenance and safety compliance. Midwest Asphalt Coatings’ operations will
consolidate within McConnell & Associates offices in North Kansas City, Missouri.

WHAT’S HAPPENING
The BOMA priority in Missouri this session is focused on defending a reasonable allocation of Historic Preservation Tax Credits, a major capital formation tool and proven cost-effective economic development incentive. While Missouri demonstrably has one of the most successful programs of this type anywhere in the country, the sheer number of accelerating credit redemptions (attributed largely to an improving economic climate) currently poses a huge political challenge to balancing the state's budget. In the absence of this piece of a financing package, tens of millions of dollars in building rehabilitation (redevelopment) and new jobs (both construction and permanent) will not proceed. It is incumbent on the development
community to continuously educate legislators on the "but for" value proposition (both long and short term multiplier effect on jobs) these tax credits represent. Otherwise it is likely that this and coming legislative sessions will result in stiff reductions in the annual allocation of the Historic Preservation Tax Credit, as well as other economic development drivers such as the Low Income Housing Tax Credit. BOMA International Advocacy is Energized A reelected President Obama and members of the 113th Congress have an ambitious legislative agenda for 2013-14, and many issues of critical importance to building owners and managers top this list. While avoiding sequestration and the debt ceiling debacle dominate discussions on Capitol Hill, other issues, such as energy and cli-mate change, and tax issues are all receiving attention from legislators and the White
House. BOMA International’s advocacy team has a busy and exciting year ahead!
During the last session of Congress, BOMA International had some important victories. Most significant was the extension of leasehold depreciation and the capital gains permanent fix, but many issues were left unsettled for the new Congress to deal with. Our advocacy staff continues to achieve victories in securing the adoption of BOMA
supported building codes in key jurisdictions.
The 2013-14 legislative calendar is hot with issues critical to BOMA International members - now is the time to get involved and get energized! Advocacy is a contact sport: mobilize your grassroots membership, call your legislators, visit their local offices, use your Legislative Action Center and write a letter. Have your voice heard by

LEEP: L ight ing Energy Ef f i c iency in Parking Campaign What is LEEP? State-of-the-art lighting technologies can last 2 to 5 times longer than traditional outdoor lights.
