Overview
Midtown Court – Retail BuildingLandlord shall provide at no cost to Tenant, “a vanilla” shell to code which includes the following:
1. Walls: Four (4) perimeter walls sheet rocked and taped.
2. Floors: Level concrete slab, troweled smooth
3. HVAC: one HVAC system with gas fired heating and programmable thermostat. Tenant to provide distribution ducting and their own ventilation if required.
4. Electrical: electrical outlets every 20’ along the walls (excluding the storefront). Separate Tenant metering will be provided for each premises. A distribution panel will be installed in the rear of the each Tenant’s space. Main electrical service shall be 120/208 volt, 3 phase, 4 wire. Retail tenants will have 200 amp services. Restaurant Tenant will have 400 amp service.
5. Plumbing: One (1) bathroom meeting all codes and ADA requirements. Bathroom to include one (1) sink and one (1) toilet. Building standard finishes to be used.
6. Sprinkler system installed in Premises. Tenant shall be responsible for any reconfiguration needed due to Tenant’s lay-put to meet local code.
7. Communication Terminal Board provided in the building Utility Room. Service conduits provided from the Communication Terminal Board to the Qwest pedestal and to the Comcast pedestal.
