The cepezed office is located at Phoenix-straat (Phoenix Street), Delft. The officebuilding consists of five floors, in whichsteel was widely used. The main structureconsists of hot-rolled hollow sections sup-porting the transverse Asymmetrical Slim-floor Beams (ASB). The top flange of thesebeams is narrower than the bottom flange,allowing easy installation of the steel floor-ing, which is provided with rockwool insula-tion and an anhydrite screed. Ventilationtakes place through the hollow floor.
The outside walls consist of steel sand-wich panels, insulating glass or aluminium-framed (sliding) doors. The front elevation,facing the busy Phoenixstraat and the rail-way line between Rotterdam and TheHague, includes a semi-transparent acousticscreen and an all-glass lift. The steelstructure enables virtually column-freefloors, offering full flexibility for partitioning.
Das cepezed Büro liegt in der Phoenixstraße(Phonixstraat) in Delft. Das Bürogebäude istfünfgeschossig und der Baustoff Stahl wur-de viel eingesetzt. Das primäre Tragwerkbesteht aus gewalzten Hohlprofilen, aufwelche die Asymmetrischen SlimfloorBeams aufgelegt sind. Der Oberflansch die-ser Träger ist schmaler als der Unterflansch,was ein einfaches Verlegen der tragendenBleche der Deckenplatten ermöglicht undsie wurden mit Steinwolle und einer An-hydritverkleidung umhüllt. Die Be- und Ent-lüftung des Gebäudes wird durch die Hohl-räume der Decke geführt.
Die Außenwände bestehen aus stähler-nen Sandwich-Paneelen, Isolierglas oderverglasten Aluminium-Schiebetüren. DieVorderfassade zur belebten Phoenixstraßeund zur Eisenbahnlinie Rotterdam-DenHaag beinhaltet eine halbtransparenteSchalldämmschichte, sowie einen vollver-glasten Aufzug. Das Stahltragwerk ermög-licht optische Stützenfreiheit der Geschosse,sowie völlige Flexibilität für Raumtrennun-gen.
Einleitung Introduction
Le siège de Cepezed est situé dans un im-meuble de bureaux de cinq étages de la“Phoenixstraat” (rue Phoenix) à Delft.L’acier est mis à l’honneur dans cet immeu-ble dont la structure portante est constituéede profils tubulaires creux en acier laminé àchaud qui soutiennent les poutres ASBtransversales. L’aile supérieure de ces pou-tres est moins large que l’aile inférieure cequi a facilité la pose des planchers en acierpourvus d’une isolation en laine de roche etd’une chape d’anhydrite. Le système deventilation passe dans le plancher.
Les façades sont constituées de pan-neaux sandwich en acier et de verre isolantou de cadre en aluminium pour les pan-neaux coulissants. La façade avant, qui don-ne sur la très animée Phoenixstraat et la li-gne ferroviaire La Haye-Rotterdam, est équi-pée d’un écran acoustique semi-transpa-rent. C’est là que se trouve l’ascenseur, in-tégré dans une cage de verre. La structuremétallique permet que les étages soientpratiquement libres de poteaux, ce quiautorise une grande liberté d’agencement.

Ground floor
Entrance hall Access to the entire building is by means ofan elevator which is situated in the entrancehall. This hall can be enlarged to create acommon reception area. There is also thepossibility to make an extra entrancethrough the sliding door section towardsthe office area for a separate purpose.Access to the entrance near the elevator iscontrolled by means of a magnetic card.
Service zoneThe service zone includes both ladies andgents toilets, a kitchenette and utility room.The central meter room for the whole build-ing is accessed from the entrance hall.
Stairwell The stairwell can be reached from thegarden, giving access to all floors and at thesame time serving as a fire escape.
Passage to the gardenA right of way exists for the benefit of theadjacent building and the renovated sectionof the existing building. The passage can beclosed off by a perforated steel gate.
Interior The internal glass walls are attached to thesteel ceiling by magnets.

EingangshalleDer Zugang ins Gebäude erfolgt durch denAufzug in der Eingangshalle. Sie kann zu ei-nem Empfangssaal vergrößert werden. Einzusätzlicher Eingang kann durch eine Schie-betüre zum Bürotrakt geschaffen werden.Der Zugang wird mittels Magnetkarten er-möglicht.
ServicezoneDie Servicezone beinhaltet Damen- undHerrentoiletten, Küche und Lagerraum; derzentrale Zählerraum für das gesamteGebäude wird über die Eingangshalleerschlossen.
Treppenhaus
Das Treppenhaus ist vom Garten zugäng-lich, es erschließt alle Geschoßebenen unddient im Brandfall als Fluchtweg.
Zutritt zum GartenEs gibt ein Wegerecht zum angrenzendenGebäude und den renovierten Teil desbestehenden Gebäudes. Der Durchgangkann mittels einer Türe aus Lochblechengeschlossen werden.
TrennwändeDie internen Trennwände sind mittelsMagneten an die Stahldecken befestigt.
Erdgeschoß Rez-de-chaussée
Hall d’entréeL’accès à l’ensemble des étages se fait parl’ascenseur situé dans le hall d’entrée. Cehall peut être agrandi pour créer une zoned’accueil commune. La possibilité d’aména-ger une entrée supplémentaire du côté del’espace de bureaux est prévue, pour unusage spécifique. Le contrôle de l’accès auhall d’entrée principal est assuré par l’usagede cartes magnétiques.
Zone de serviceElle est pourvue de toilettes séparées pourfemmes et pour hommes, d’une petite cui-sine et d’un cagibi. Le local qui contient lecompteur central pour l’ensemble de l’im-meuble est accessible depuis le hall d’en-
trée.Cage d’escalier La cage d’escalier est accessible depuis le jardin, dessert chaque étage et fait égale-ment office d’escalier de secours.
Passage vers le jardinL’immeuble situé au 207 Oude Delft et lapartie de l’immeuble en cours de rénovationbénéficient d’un droit de passage. Le passa-ge peut être fermé par une barrière en acierperforé.

All floors can be accessed by the stairs orthe glass elevator. The entrance lobbies areunique: intriguing with frosted glass floors.The service area accommodates ladies andgents toilets as well as a kitchen andstorage space.

In designing their own offices, cepezedhave adopted the principles of lightweightconstruction, responsive to the currentclimatic conditions. Michael Cohen explainstheir philosophy as follows:
At first we were heating buildings. Thenwe got clever. We started to save energy.But we should have started to use less ener- gy.
Saving energy was achieved by insula-tion and consequently by regulating ventila-tion to limit energy losses. This worked for quite some time. But parallel to the im- proved insulation values and improved effi-ciency of ventilation systems the total pro- portions of energy in buildings changed. By minimizing the energy loss suddenly the useof energy for non-heating purposes gained in importance.
The heating of the building structure be-came relatively more important in the ener- gy consumption, though it was not seen as such since the thermal weight of a buildingwas considered to be beneficial. Most cal-culation models for dynamical thermal be-havior still take this assumed advantage intoaccount.

Beim Entwurf ihres eigenen Bürogebäudeshat Cepezed Prinzipien der Leichtbauweisein Abhängigkeit mit den bestehenden kli-matischen Verhältnissen umgesetzt. MichielCohen beschreibt die Philosophie wie folgt:
Anfangs haben wir Gebäude beheizt.Dann wurden wir klüger. Wir begannenEnergie zuspeichern. Aber wir sollten begin-nen, weniger Energie zu benutzen.
Wärmespeicherung wurde durch Wär-medämmung und danach durch genaueLüftungssteuerung, um Wärmeverluste zuvermeiden, erreicht. Das hat gewisse Zeit funktioniert. Aber gleichzeitig mit den Fort- schritten bei Wärmedämmung und Lüf-tungssystemen haben sich die Verhältnisseim Gesamtenenergiehaushalt von Gebäu-den geändert. Während die Wärmeverluste geringer wurden, gewann der Aufwand für Energie außerhalb von Heizungen an Wich-tigkeit.
Zwar wurde der Energieaufwand für Hei- zungen immer wesentlicher, er wurde je-doch nicht als solcher betrachtet, weil mandie Wärmespeicherfähigkeit eines Gebäu-des für besonders wichtig erachtete. Die

En concevant leurs propres bureaux, Cepe-zed a pu adopter les principes d’une cons-truction à ossature légère, bien adaptée auxconditions climatiques. Michiel Cohen expli-que comme suit leur philosophie.
Au départ, nous chauffions les immeu-bles. Puis, nous sommes devenus intelli- gents. Nous avons cherché à économiser del’énergie. Mais il aurait fallu commencer par en réduire la consommation.
Économiser l’énergie a pu être réalisé enisolant et en régulant la ventilation pour li-miter les déperditions. Ce principe a fonc-tionné pendant assez longtemps. Mais, pa-rallèlement à l’amélioration du degré d’iso-lation et de l’efficacité des systèmes de ven-tilation, la répartition de la consommationénergétique dans les immeubles a changé.Les pertes étant réduites, la consommationd’énergie hors chauffage a pris proportion-nellement plus d’importance.
Le chauffage de la structure a pris une place croissante dans la consommation glo-bale d’énergie, même si cela n’était pas per-çu compte tenu de l’avantage attribué à la pondération thermale d’une immeuble. La plupart des modèles de calcul pour le com- portement thermal dynamique tiennent toujours compte de cet avantage présumé.

Only when one considers the total ener- gy input/output: the energy balance, thiscomes clearly into view. In the meantime in-ternal heat load by the functional use of buildings became of prime importance. For instance office buildings today need energy in a completely different way. For the great-er part of the year internal heat load morethan covers the heating needs of a building specifically when in warmer periods lightingis still needed.
Occupancy periods now have become amore relevant way of describing buildings.Offices for instance have occupancy duringthe day and not during the night, so retain-ing heat in a building does not bring many advantages. In summer however this be-comes a real disadvantage. One has to useeven more energy to get rid of the retained energy.

Nur wenn man den gesamsten Energie-input- und -output den – Energiehaushalt – betrachtet, herrscht Klarheit. Mittlerweilewird die Wärmebilanz aller funktionalenNutzungen des Gebäudes als besonderswichtig betrachtet. So brauchen heute bei- spielweise Bürogebäude Energie für die ver- schiedensten Zwecke. Den größten Teil des Jahres reicht die interne Wärmeaufladungeines Gebäudes für Heizzwecke aus. In war-men Jahreszeiten wird durch die Beleuch-tung noch zusätzlich Wärme eingebracht.
Nutzungszeiten werden für die Energie-beschreibung eines Gebäudes immer wich-tiger. Büros zum Beispiel werden nur wäh-rend des Tages genutzt, daher bringst die inder Nacht verbleibende Wärme kaum Vor-teile. Im Sommer wird sie sogar zum Nach-teil. Man braucht dann noch mehr Energieum sie loszuwerden.

Cela n’apparaît véritablement que si l’onconsidère la totalité de l’énergie entrant/sor-tant, c’est-à-dire le bilan énergétique. Dansle même temps, la notion de charge calorifi-que interne est progressivement devenue prioritaire dans l’utilisation fonctionnelle desimmeubles. Actuellement, les besoins éner- gétiques sont très différents de ce qu’ilsétaient dans les immeubles de bureaux par exemple. La majeure partie de l’année, lacharge calorifique interne couvre entière-ment les besoins en chauffage. Notamment quand l’éclairage est encore nécessaire en période plus chaude.
En matière énergétique, les périodesd’occupation des immeubles sont aujourd’hui plus significatives. Les bureaux par exemple sont occupés le jour et non pasla nuit. De ce fait, la conservation de la cha-leur n’est pas un avantage primordial. Enété, l’avantage se transforme même en in-convénient car il faut utiliser encore plusd’énergie pour évacuer l’énergie conservée.
Si l’on considère les immeubles à structu-re légère la perspective devient tout à fait différente.
Les pertes de chaleur sont limitées et seule est dépensée l’énergie nécessaire aux occupants. La ventilation mécanique n’est utilisée que pour conserver un minimum de

By considering light building structures suddenly it is all brought into a different perspective. Heat losses are limited and only energy use for the needed occupancy isbeing used. Mechanical ventilation is only used for minimal heat conserving measuresin winter periods. Any other ventilation re-quirement is effected by natural means,either by generating chimney effect air cur-rents through buildings or by using natural wind. This then can be regulated locally by the occupant present serving as his ownthermostat and comfort measurement sys-tem. So: no occupant - no ventilation lossand no energy use. Even in dwellings thisopens new directions as any lightweight-building country already knows. It has be-come just a new way of setting up relationsbetween heat, light, ventilation, insulationvalues, solar gain and occupancy.
The cepezed office building is heated in principle by the lighting (needed only incold winter days) the office needs (com- puters, printers etc.) and the body heat of the occupants. Though it is provided with abackup electrical heating in the floors for supplementary purposes only.
In summer we just need energy to runthe computers, and even that energy has tobe ventilated away by opening sliding win-dows whenever external temperatures rise.It saves up to 70 % of energy values incomparison with similar buildings with ther-mal weight concepts. Better that this should happen without further investment and complication of the use of the building.

Wenn man leichte Gebäudestrukturenuntersucht, ändert sich die Betrachtungs-weise. Wärmeverluste werden einge- schränkt und Energie wird nur mehr für dieNutzung benötigt. Mechanischer Luftaus-tausch wird nur noch im Winter zur Wärme-erhaltung eingesetzt. Jegliche andere Lüf-tung wird auf natürliche Art erzeugt, ent-weder durch Kamineffekte innerhalb desGebäudes oder durch Wind. Dies wird lokal vom Nutzer gesteuert, der quasi als Ther-mostat oder sein eigenes Regelsystem fun- giert. Also: Kein Nutzer, kein Lüftungsver-lust, kein Energieverbrauch. Dies eröffnet neue Möglichkeiten, selbst in Wohnhäu- sern, wie man bereits in jedem Land weiß,in dem Leichtbauweisen eingesetzt werden.Es ist eine neue Betrachtungsweise vom Zu- sammenwirken von Wärme, Licht, Lüftung,Dämmwerten, Sonneneinstrahlung und Nutzung.
Das Cepezed-Verwaltungsgebäude wird hauptsächlich (und nur an kalten Winterta- gen) durch den Energiebedarf der Büros(Computer, Drucker, usw.) und der Körper-wärme der Nutzer beheizt. Elektrische Zu- satzheizungen werden nur für Flächen mit zusätzlichen Nutzungen eingesetzt.
Im Sommer brauchen wir Energie nur für den Betrieb der Computer und selbst dieseEnergie muß durch Öffnen der Schiebefen- ster immer dann abgeführt werden, wenndie Außentemperaturen steigen. Diese Lö- sung spart 70 % an Energie im Vergleich zuähnlichen Gebäuden mit höherer Wärme- speicherfähigkeit.

chaleur en hiver. Pour tout autre besoin enventilation, on a recours à des moyens na-turels, soit en créant des courants d’air dansl’immeuble par effet de cheminée, soit enutilisant le vent. La régulation peut être ef-fectuée localement par les occupants qui dès lors agissent selon leur propre thermos-tat. En un mot: pas d’occupant, pas deventilation inutile et pas de consommationd’énergie.
Même dans l’habitat, cela ouvre de nou-velles perspectives connues des pays où lesconstructions à ossatures légères sont cou-rantes. C’est devenu une nouvelle façon deconsidérer les relations entre la chaleur, lalumière, la ventilation, l’isolation, l’apport solaire et l’occupation.
L’immeuble de bureaux Cepezed est principalement chauffé par l’éclairage (uni-quement nécessaire lors des sombres jour-nées d’hiver), les équipements de bureau(ordinateurs, imprimantes, etc.) et la chaleur corporelle des occupants. Il est cependant équipé d’un chauffage électrique d’appoint par le sol, en secours. L’été, nous avons seulement besoin d’énergie pour les ordina-teurs et celle-ci, transformée en chaleur,doit même être évacuée par les fenêtrescoulissantes dès lors que la températureextérieure augmente.
Il est ainsi possible d’économiser jusqu’à70% d’énergie par rapport à des immeu-bles similaires basés sur la pondération ther-male. Le mieux est que l’on peut arriver àce résultat sans investissements supplémen-taires ni complication d’usages.

For reasons of energy efficiency and com-fort, an advanced concept was used for theservices to the offices. Since modern officesgenerate a surplus of heat due to their in-ternal heat load, removing the excess heatbecomes the critical factor. The building sel-dom needs heating additional to that pro-duced by lighting, equipment and people,and then only for very short periods. This isprovided by electric under-floor heating.
A maximum heating capacity of only 10kW per floor is needed, which can bereduced to 5 kW for normal daytime con-sumption. This is supplemented by a 12 kWpreheating system for the ventilation air forthe whole building.

Aus Gründen der Energieeffizienz und desangenehmen Raumklimas wurde für dieAusstattung der Büros ein fortschrittlichesKonzept angewendet. Weil moderne Büro-räume einen Überschuß an Wärme erzeu-gen, wurde deren Ableitung zum entschei-denden Faktor. Das Gebäude benötigt nursehr selten zusätzliche Heizung zur vorhan-denen Wärme aus Beleuchtung, Einrichtungund Menschen und dann nur für kurze Zeit-räume. Sie wird durch eine elektrische Fuß-bodenheizung erzeugt.
Eine maximale Heizleistung von nur 10KW pro Geschoß wird benötigt, sie kannauf 5 KW bei normalem Tagesbetrieb ab-gesenkt werden; dies wiederum wird durcheine Vorwärmung der Zuluft von 12 KW fürdas gesamte Gebäude erreicht.
Haustechnik Installation technique
L’installation, originale et moderne pour desbureaux, répond à des exigences de réduc-tion de la consommation d’énergie etd’amélioration du confort. Le surplus dechaleur généré par la charge calorifique in-terne dans les bureaux doit être évacué. Lechauffage électrique par le sol est justifiépour les brèves périodes où la chaleur pro-duite par l’éclairage, l’équipement et lespersonnes n’est pas suffisante. La capacitémaximum de chauffage nécessaire ne dé-passe pas 10 kW par étage. Grâce au pré-chauffage de 12 kW de l’air de ventilationpour l’ensemble de l’immeuble, elle est ra-menée à 5 kW maximum pour une consom-mation diurne normale.

The front and rear glazed facades can bealmost entirely opened, resulting in lowercooling requirements. Cooling is achievedprincipally by ventilation through the hollowfloors, complemented by natural ventilation.When used correctly, this can have a favour-able effect on energy consumption.
CablingAll electrical provisions, in compliance withthe national standard NEN 1010, and tele-phone and data cabling can be installed in
the hollow floor. These remain accessible viaboxes that are integrated in the floor.
LightingDue to the large surface areas of the glassfacades, only a small amount of artificiallighting is needed. This provided by ‘up-lighters’. There is no general fluorescentlighting, but individual lighting is providedfor each work area.
Publicity As the building can be clearly seen fromPhoenixstraat and from the train and tram-way, the double facade is used for publicitydisplays.

The cepezed office is the first building inwhich the integral steel floor system devel-oped by cepezed is used. The steel supportstructure consists of open “channel joists”continuously joined to the adjacent joist.The channel joists are 333 mm wide. Thespan of 4.5 m requires a depth of 200 mm.Larger spans are possible by increasing thedepth of the joists. At the bottom of thechannels 100 mm of rockwool is placed Aprofiled steel deck is fitted over the joists,and the floor is finished with screed. Thesteel decking has a profile depth of 50 mm.

Die tragenden Elemente sind offeneStahlblech-”Kanalträger”, die ohne Zwi-schenräume miteinander verbunden sind.Ihre Breite beträgt 333 mm. Spannweitenvon 4,5 m erfordern eine Höhe von 200mm. Auf dieser Trägerlage wurde eine 100mm dicke Steinwollelage aufgebracht. Grö-ßere Spannweiten können durch höhereTragbleche erreicht werden. Eine Decklageaus Stahltrapezblechen liegt über den”Kanalträgern”. Sie hat eine Profilhöhe von50 mm.

C’est ici et pour la première fois que l’agen-ce Cepezed a pu utiliser complètement lesystème de plancher en acier qu’elle a misau point. Ce système est conçu de la ma-nière suivante: une structure portante enacier constituée de poutres ouvertes pour lepassage de câbles, reliées entre elles latéra-lement. La largeur des poutres est de 333mm. Pour la portée de 4,5 m qui nous inté-resse ici, la hauteur est de 200 mm. Il estpossible d’obtenir une plus grande portéeen augmentant la hauteur des poutres.L’isolation en laine de roche de 100 mmd’épaisseur est placée sous les câbles. Uneplaque d’acier profilé d’une hauteur de 50mm, recouverte d’une chape, est poséetransversalement sur la poutre.

The screed is 35 mm thick and fills thetroughs of the steel decking. To obtain thedesired level of soundproofing, the deckingis separated from the channels by 15 mmthick rubber strips. This gives a total floorthickness of 300 mm: 200 (channels) + 15(rubber) + 50 (steel decking) + 35 (screed).The floor rests on the bottom flange of theASB section. All service runs are located inthe channel joists, and through cutouts inthe web of the ASB sections. Lighting isattached to the under side by magnets.
Grills for heating and ventilation arearranged as necessary in the upper surfaceof the floor. Ventilation air then flows asdisplacement air via the floor into the roomspace. The main advantage of this floor isthat all functions are integrated within asmall structural depth.

Der Verguß ist 35 mm stark und fülltauch die Sicken der Bleche. Um die gefor-derten Schallschutzwerte zu erreichen, wur-den die Bleche durch 15 mm dicke Gummi-streifen von den ”Kanalträgern” getrennt.Dies ergibt eine Gesamtdeckenstärke von300 mm: 200 (”Kanalträger”) + 15 (Gum-mi) + 50 (Trapezblech) + 35 (Verguß). DerFußboden lagert auf dem Oberflansch desASB-Trägers. Beleuchtung wird mittels Ma-gneten an der Unterseite befestigt.
Gitter für Heizung und Lüftung werden,wo notwendig, in den Fußböden unterge-bracht. Die Luft steigt dann vom Fußbodenin den Raum auf. Der Hauptvorteil diesesDeckenaufbaues ist, daß alle notwendigenFunktionen innerhalb einer geringen Höheintegriert werden.

La chape a une épaisseur de 35 mm etcomble les cavités formées par les cannelu-res. Afin d’atteindre le niveau d’isolationsonore voulu, des bandes de caoutchouc de15 mm d’épaisseur séparent les bacs acierdes conduits. La hauteur totale du plancher,qui repose sur l’aile du profil ASB, est de300 mm: 200 (câbles) + 15 (caoutchouc) +50 (bac acier) + 35 (chape). Pour le passagedes fluides, les conduits qui les contiennentpassent à travers les alvéoles ménagées
dans l’âme des poutres ASB. L’éclairage estplacé dessous et tient par des aimants.Les grilles de chauffage et de ventilation
sont prévues à la surface du sol. L’air deventilation circule ainsi à l’intérieur des piè-ces via le plancher comme le ferait de l’airde compression. Le principal avantage de cetype de plancher est que toutes les fonc-tions sont intégrées dans la faible épaisseurde sa structure.

Because of the shallow depth of thefloor structure, the building was able toaccommodate five floors within the givenconstruction height. Whereas a traditionalfloor construction would have allowed foronly four. The floor weighs about 110 kg/ m2 and has a fire resistance of sixty minutes.
Flexibility is obtained by placing conduitsand ducts along specific lines and subse-quently covering these with removable tiles.The floor can be walked upon as soon asthe steel decking is installed. The screedmay be added later.

30 Using the display board function of thefront elevation
Wegen dieser geringen Deckenstärkewar es möglich, 5 Geschosse innerhalb dervorgegebenen Gebäudehöhe unterzubrin-gen. Eine herkömmliche Deckenkonstrukti-on hätte nicht mehr als 4 Geschosse er-laubt. Die Decken haben ein Gewicht vonca. 110 kg/m2 und eine Feuerwiderstands-dauer von 60 Minuten.

The vision was to construct a modern,functional building for an architecturaloffice fitting it to the extisting townscape
and at the same time developing new costeffective techniques to reduce maintenanceand energy costs.
Die Grundidee war, ein modernes undfunktionales Gebäude für ein Architektur-büro zu errichten, das sich in das bestehen-de Stadtbild einordnet und bei dem gleich-zeitig kostensparende Techniken, die eserlauben, Erhaltungs- und Energiekostenzu sparen, angewendet wurden.
L’idée était de réaliser un immeuble debureaux moderne et fonctionnel intégré aupaysage urbain existant qui permette, grâce
à des techniques innovantes, d’optimiserles coûts notamment par la réduction desfrais de fonctionnement et des dépensesd’énergie.
