Eclipse Developments (WA) Pty is a company incorporated in October 2003. It has two shareholders, two managing directors and a company secretary. Its principle business is construction contracting. It has 5-8 full time employees and engages the services of approximately 100 sub-contractors at any one time. Eclipse Developments (WA) Pty Ltd would be the entity that would enter into a contract with the principal. As a Mandurah based construction company, Eclipse Developments (WA) Pty Ltd have been operating since 2003 headed by Directors, Stephen Collins and Peter Wright. Customer Service Charter Who are we, what we do and what you can expect from us? Eclipse Development (WA) P/L - established in 2003 by Co-directors Peter Wright and Stephen Collins having worked together on numerous construction projects in the United Kingdom and Australia since 1985. Initially specialising in large domestic extensions, renovations and individually designed high quality homes Eclipse expanded the company over the next 5 years incorporating multi storey apartments and commercial developments. The company currently employs an average of 5-8 direct staff and approximately 85-100 subcontractors at any one time. Each project is assigned a supervisor and an administrator, one of the company directors takes responsibility to oversee and manage the project and track compliance, progress, quality and customer satisfaction. Unless specified otherwise by the client or their superintendent Eclipse holds fortnightly meetings to report on:

Eclipse Sub-Contractors Eclipse Developments (WA) Pty Ltd pre-qualifies its subcontractors prior to engagement, thorough reference checks are carried out and include one of the company directors viewing the subcontractors previous work to ensure it achieves the Eclipse high standard and expectations. SMP’s (Safety Management Plans) are issued to all companies under the control of Eclipse outlining the safety requirements and procedures for the works, a risk assessment is carried out and incorporated in the site specific induction for all workers and visitors. Relevant Experience Eclipse Developments have recently completed a second storey addition to a residential property on the Dawesville Marina. Eclipse is very familiar with the requirements and strict conditions when working in or adjacent to residential or commercial areas. We have the personnel and systems required to scrutinise the contractors and their employees suitable for this type of work to provide a well-managed project, a quality outcome and above all, a safe environment for staff and the general public. Eclipse developments current and past works are extensive with the proposed on site personnel able to manage normally occupied properties which have the added issues of interface and safety with occupants to consider. Peter Wright, Stephen Collins and Keith Marshall (Site Supervisor) have overseen and coordinated significant redevelopment projects in the past while the buildings were occupied and on line. The following pages demonstrate our ability to handle projects of similar size and value, our referees and current clients will attest our handling and management of these projects.

Eclipse has a tried and tested system for effective communication and consultation not only with the clients and their superintendent but also with its subcontractors. All communication, verbal or e-mail is followed up with numerical correspondence in the form of RFI’s (Request for Information) Notices or Directives. These communications are recorded and reviewed at the site meetings with the client’s superintendent to identify any outstanding unanswered queries or unresolved actions.
Minutes of all meetings are recorded and issued by Eclipse within a maximum of 5 working days of each meeting; these minutes also show an action list and timeline for actions to be completed. The following pages outline some of Eclipse Developments recently completed projects commencing with examples of projects which have been successfully completed within a sensitive environmental location.

Demonstrated Understanding- Methodology
Following award of a project or a client’s letter of intent, all projects carried out by Eclipse Developments (WA) Pty Ltd are subjected to a thorough project risk assessment, a subsequent project specific safety management plan plus a very detailed construction program, from these 3 documents, risks to safety, schedule and cost are identified and any anomalies are communicated and addressed with the relevant parties. Program of Works As mentioned earlier, a very detailed program is critical to achieving the date for practical completion, Eclipse updates the program for each fortnightly meeting and distributes them to all interested parties and contractors when changes occur, Eclipse includes lead times for long lead items and notification reminders for utilities who require longer and longer to schedule their technicians for site. Eclipse has an excellent record with its ability to achieve the critical dates for projects as the referees will verify. If a delay occurs it is communicated promptly so that all are aware and suitable amendments to the program can be issued. Variations Since inception, Eclipse Developments (WA) Pty Ltd have adopted an open book policy in regards to variations; variations are open to manipulation by subcontractors at the expense of the client and the builder. Eclipse wherever possible reviews the variation for value for money prior to presenting them to the client to prevent this occurring.
