Workshop 1The Events

Two sets of workshops were conducted, the first on the 7th November for residents of Trelllick Tower, and the second on 8th of November for residents from 1-100 Edenham Way. The discussion was structured around the key issues identified in the SWOT analysis and from feedback from questionnaires provided by the local retailers and business owners in the area. The consultation took the form of various conversations between residents, council members and architects and urban designers from the Levitt Bernstein team. This enabled us to find out how the points identified in the earlier analysis were experienced by residents themselves.

The structure of the workshop included focus on:

Royal Borough of Kensington and Chelsea’s Project Objectives.

Indentification and discussion of previous proposals.

Indentification of what the design team thought was good and bad about existing area.

Indentification of opportunities and constraints - including a overview of the Listing to the site. This also included a summary of what a building being listed means.

Along with a large scale map of the area to aid the discussion of the wider area, residents were asked to write their comments on post-it notes in order to record the full range of opinions. These comments are included on pages 4-9. Conclusions have been drawn out to develop a number of design options.

The first workshops provided essential guidance for developing options for further consultation. Significantly, many of the aspects identified in the SWOT report were clarified from the residents perspective and whilst we found that nothing identified in the SWOT analysis was contradicted, some aspects did emerge as more significant than others and others as more open to debate.

Key Issues

Security and accessibility was by far the most mentioned issue. Many residents agreed that the pathways and ball-court were threatening and some suggested that the whole area took on a different (more threatening) character at night. The creation of safer, well over-looked pathways has therefore been a key consideration all of the options. Opportunities to address the problematic Elkstone Rd/ Golborne Rd junction have also been looked at.

Many residents were also concerned with affordability in the area. The ‘class divide’ was described as a major issue in the area generally and concerns that new development would exacerbate the trend at Trellick Tower were high. Despite many of the residents were open to the idea of new development, particularly on the existing coach park site. Height, views and proximity of new blocks were primary concerns over new development.

Opportunities for new community facilities were also seen as a positive thing, though several residents queried what these facilities would be. Many felt that ideally new community space should ‘bring together’ various disparate groups.

Taking these points and other conversations into account, 3 main options were developed for further consultation. The main features of each of these options are described in the summary design report.

BOARD 2. PREVIOUS PROPOSALS

A Vision for Edenham

Novarc Studio

A VISION FOR EDENHAMThis project is the result of a community planning project 2008/9, involving:Luigi Montefusco, LMBV Architects, Edenham Way Residents Association, James Dunnet (Advisor) and Cllr Emma Dent Coad

This was done FREE with LOVE to Edenham and Trellick Tower residents, NOT commissioned by the council. Cllr EDC

A square could easily become used for negative activity

Large public space would be beneficial

This represents the idea that local people can create a plan for the area where they live. Cllr Pat Mason

BOARD 6. WHAT DO YOU LIKE ABOUT YOUR AREA?

Meanwhile Gardens?I enjoy the secluded nature

Private, peaceful

Meanwhile Gardens is the only good thing about this area

Pond is nice – wildlife in park and Moroccan gardens well maintained

Make connections – Trellick residents with Meanwhile Gardens – work together

Amazing, apart from lack of access points

Meanwhile is very well used. I do voluntary work for the gardens, clearing up etc. – Great place!

In summer park is beautiful. In winter it is too dark. Squirrels in park are lovely.

Children used the play-hut years ago

Cycling on the canal

Interest in gardening

Need storage (not car parking)

Kitchen gardens – use Meanwhile Gardens

Opportunities for more gardening please

Community Facilities?Encourage spaces where people can be social

More housing – more people indoors

Strong community spirit

More facilities for the youth. Ball court is grassed – too cut off for youth.

Do something for young girls on the estate!

Shopping?Shops are good. More late night good food would be nice

Leave Golborne Road as it is

Perhaps attract more market stalls into the Golborne Road arcade

Really like Golborne Road shops. Diversity is important

Prices on Golborne Road are too high. I go to Iceland on Harrow Road. Also Co-op on Harrow Road

Sort the leaseholders out in all shops

Access to Trains and Buses?Elkstone Road IS A BIT GRIM!

Very well connected – buses and tubes

The Grade II * listed Trellick Tower?Tower is safe, flats are spacious and warm but issue with rubbish chutes

27th floor views are great!

Love the listed elements but badly lit

Beautiful – nice if it was cleaned up

Old workshops should be given a new use

Ensure does not affect lower floors

ON a sunny day it looks great. On a dull day it is just like gloom and doom

Local Assets?Small, truly affordable business space is needed

Golborne triangle – by Trellick - improvements

Is there anything else you want to tell us?Roof terrace on B Block

Make lots of small changes rather than a few big ones

BOARD 7. WHAT WOULD YOU CHANGE ABOUT YOUR AREA?

Connections? Parking area is scary!

Most people would love to know their neighbours

Better N/S connections through from Elkstone Road to Meanwhile Gardens and the canal

Extremely poor articulation of pedestrian crossing at the junction of Golborne

Road and Elkstone

This could perhaps be improved by removing curved wall near small park on Elkstone (improving sight lines)

Choice and Location of Shops?Make Golborne Road more elegant

The Trellick restaurant is very cliquey and unwelcoming – this is not the community feeling we want here

Please make Golborne Road nicer – it’s such a potentially nice area for locals

BOOKIES NEED TO GO

No Starbucks, Costa or Café Nero

Buildings (shops) under Trellick unattractive – not inviting

Affordable workspace

More storage

Revenue

No drinking outside shops

Access and Safety of Ramps and Stairways?Edenham Way needs to be lighted better. CCTV needs upgrading

MUCH BETTER LIGHTING IS NEEDED

Pathway is not safe. It is horrible

Access to Meanwhile Gardens could be improved

Pathway not safe. Feels dangerous

Central pathway – only when it is light – not in the dark

Elkstone Road is good to walk to station

Pathway not overlooked. Feels very tight – not safe at night. Lighting will make a difference.

Don’t use these spaces at night – don’t feel safe. In the day it’s okay to walk – not at night!

Quality, Security and Range of Public Spaces and Community Facilities?Betting shop – and the Trellick Lounge: all hangout outside and women are not part of the crowd

I don’t like the ball court

More grass

Different equipment for each age group

Think it maybe should be levelled out but art wall is lovely

Do not take an inch of green away please

Page 5: Edenham Estate and Trellick Tower Appendix 2: Public Workshop 1 Report March 2013 · Appendix 2: Public Workshop 1 Report March 2013. 2 Workshop 1 The Events ... the SWOT analysis

Workshop 1 - Trellick Tower

Workshop Feedback

Extremely windy along stretches of Meanwhile Gardens (pond)

Move Gardens to left

Better lighting in Meanwhile Gardens – it is pitch black at night!

Green space is great and rare, please don’t build more concrete on the space by Trellick and Elkstone

Oremi Centre only for specific group – more facilities for everybody

Better lighting

Closed off at night

Skating

No dogs

A new design should try and bring people together

Encourage creativity and good quality graffiti

Space in front of Centre not well used

So people don’t throw things

What do you think is missing? This area is packed with good people who need opportunities to meet each other

I agree, good people live here who want opportunities to meet each other

New facilities

gym

tennis courts

Better supermarket

Shops like Sainsbury’s

More household storage too

Concierge

reception area needs improvement

quality of space

desk

Please improve - not “estate” feel

Practical management of Trellick needs to be taken to another level for these ideas to work

Private parking - ramping garages – highly congested parking in area

Wind tunnel is a worry: Golborne Road along Meanwhile

What will happen to Trellick itself?

MORE major supermarkets

Access to ATMs that don’t charge

Massive class divide

Map

Safety issuesBetter lighting

People don’t use base of Service Tower – only car users

Lighting along Elkstone Road – really unsafe

More lighting along canal and park and new pedestrian routes

Canal route is very uneven – needs smoothing

Vandalism in Meanwhile Gardens a problem

Gardens are a charity – community gardens - needs local support

The area takes on a different feel at night (negative)

Better lights on this side of the bridge please

More community events to bring people together

Night time area is unsafe

Elkstone Road safer than inner pathway

Make better connections – Trellick to Meanwhile Gardens

Map

Play & Leisure AreasPreference to walk on railway (southern side) of Elkstone - hiding spaces and no overlooking on northern side

Student start-up hub

Local businesses along railway edge?

More green – used to be here before contractors!

Noise from trains

I think this is a great idea

Wind around ramp and ball court

Make me into a park for dog walking

Walk to station on Elkstone Road. Not central pathway – it is too unsafe in the dark!

Meanwhile Facility – the Play areas are a free facility for children

Map

Youth facilitiesGolborne Youth Club

Skate park (well used) all ages

Venture centre

Paddington arts

I favour re-instating the car park etc.

People to work with youth – not facilities!

More free tennis courts

Play space

Trellick and Edenham

Canal pathway needs levelling

Map

Other IssuesSpiral staircase

Dark spot

Remove the railings to open up towpath and park

Ball court could be multiuse for event

interest in visitors centre for Trellick too

Community facilities

focus for voluntary groups especially for the elderly/wider community

Concern regarding William Hill at base

people hanging around

real anxiety

facilities please

Supermarket please at base

Workshop Feedback

More play opportunities

mixed-use

new community garden here please!

gated access

crossings here – currently dangerous

Dark spot

Park feels safe – no incidents for me this year

Good supermarket at base

Deli

Need more green space with some mixed-use

General residents desire for garages

could be mixed parking for retail/residents

Can we re-use the roofs?

Bike storage needed in back space – secure

Telly tubby playground

Use the library a lot

Market

Coffee shops on Goldborne Road

Shopping on Harrow Road

Like the canal in the summer/daylight – very busy though not safe at night. Still, better than it was – more police along way

Alternative cycle routes to the canal

Don’t forget cyclists in your planning

Shared outside space for residents of Trellick – garden area lack of trees/planting deal with rubbish chutes – disguise its use?

I like this map. I want it up on my house wall. Susan Darocha, 83 Trellick

Shared outside space for residents of Trellick – garden area lack of trees/planting deal with rubbish chutes – disguise its use?

Too many cyclists on tow path, very uneven pathway

Broke my ankle because of undulated towpath

Make this road more inviting for cyclists by slowing cars down to relieve pressure for shared use on the towpaths

The walkway is a great improvement - much safer

Previous Proposals

A Vision for Edenham

Novarc Studio

A VISION FOR EDENHAMThis project is the result of a community planning project 2008/9, involving:

I like the big open space

What Do You Like About Your Area?

Meanwhile Gardens?Use Meanwhile Gardens a lot. Love it!

Summertime we love the Gardens

Meanwhile Gardens is one of the best things in W10, especially the wild bit.

What Do You Like About Your Area?

Community Facilities?Youth Centres needed for children. Training Centres or something meaningful for the children

What Do You Like About Your Area?

Shopping?Sainsbury’s and Tesco’s is good

Fruit shops on Golborne

More grocery shops are needed in our area

Older people need some service facilities

Teenagers are too noisy – get them out! Do something for them

Workshop FeedbackWorkshop 1 - Edenham Way

What Do You Like About Your Area?

The Grade II * listed Trellick Tower?I wouldn’t live in this tower block but it is listed – has great status

Trellick Tower is alright – OK. Car park must be developed though

What Do You Like About Your Area?

Local Assets?Something that would possibly encompass and create a ‘circle effect’ between Gt Western Road, Wormington Road, Portobello Road and Golborne. But must maintain the individuality and originality the ward offers

What Do You Like About Your Area?

Is there anything else you want to tell us?

What Would You Change About Your Area?

Connections? Don’t go to the back of Trellick. It is too rim and dull for me

I don’t park a car on the drive but the parking area feels dangerous to be in at night

Bridge to Golborne Road must be developed!

Development along Elkstone Road is good. We need new houses there.

Consider linking Gt Western Road with the area. Giving people a reason to walk down Elkstone Road and then on to Golborne Road – generating footfall and income

What Would You Change About Your Area?

Choice and Location of Shops?More shops like the Costcutter’s. 2 Empty shops – fill them up with such stores

More shops and more community facilities

Golborne Road – new shops – grocery needed.

Improve the spaces along the Road:

public spaces, lighting, improve the environment these

What Would You Change About Your Area?

Access and Safety of Ramps and Stairways?Make the alleyway brighter and colourful

Take trees down – makes it dark

Do something about the parking area. It does not work and is unsafe

Lots of levels does not feel safe

Ramps are ugly

No lighting

I feel safe on the central pathway but some people have had safety problems on that route

What Would You Change About Your Area?

Quality, Security and Range of Public Spaces and Community Facilities?More light on the central pathway

Better connection to Elkstone Road

Don’t want to lose open space feeling – would be a great shame

Ball court is never used well. Doesn’t concern me directly but feels like a wasted space

Noise is a problem. I live on the second floor – children are okay, teenagers make a lot of screaming noise on the swings

Car park has to be developed very important

Lights in the park never worked. It is too dark at night

What Would You Change About Your Area?

What do you think is missing? One level for young kids/nursery revenue

Shops and houses would be good

Some element of culture to be embraced

Maintain the individuality the ward offers

Playground for children

Parking permits for Edenham Estate please. We could get temporary ones for visitors, but give us permits!

MapI love the map. Shows where I live. My car is parked on the street

Page 8: Edenham Estate and Trellick Tower Appendix 2: Public Workshop 1 Report March 2013 · Appendix 2: Public Workshop 1 Report March 2013. 2 Workshop 1 The Events ... the SWOT analysis

Workshop FeedbackWorkshop 2 - Trellick Tower &

Edenham WayOption 1

Don’t mind option 1 or 2 – need a community centre – it’s a must

Option 1 = OK, don’t like 2 or 3

Like the Option for non-residential, studios, small shops – brings activity to the site

Like this Option cause I don’t want a tall block in front of me. 15-50 Edenham Way (46)

I like this Option 1 – low rise is desirable as it allows good aspects or visions of the main Trellick block – now iconic

A gym

The house has too much blockage near the houses, they need space

Podium to go up to cost cutters

Space for my car – car park!

Maybe cycle storage on podium? Or general storage, for each flat

I really like the idea of re accrediting the original designs – I think it is important to keep a large space for graffiti

Secure bicycle shed for residents

1 storage area/shed per flat!

I do not agree with all this because I think we’ve been ripped off our right and privacy in this community. The kids do play in the playground why should you take it off for any reason?

Better lighting next to meanwhile garden (to make it feel safer at night) & space for street art (graffiti)

This house has loads of detail but it needs to be perfect

When I first came in this building, the playground and swing in the playground, where are they now?!! All you guys do is increase our service charge every now and then!

I like Option 1 – not too high, with podium – Option 2 is OK, I dislike Option 3

Please make some community centre space, where people can meet each other. It could double as a youth club.

Option 1 – on the platform it would be good to have cycle sheds, buggy sheds and recycling bins

No restaurants – no food establishments

Podium looks good

No don’t block my view – we’ve been ripped off enough

More parking spaces – car parking under podium?

What needs assessment done for community facilities?

More space for residents i.e. Storage space, training academy for residents

South facing is better

Option 2Paint it white where you can – not depressing grey

Lots of palm trees

Affordability – main issue

The mix of occupants is the key concern

Need a decent amount of affordable 50-50

Option 2 is best – not too high

No ball court please

Option 2 is best – we think this one is best due to the special awareness between the new buildings and consideration toward existing buildings

Option 2 is the best –very nice

Have storage per flat

Start-ups – units would be a really good idea – really like the uses

Need more green spaces on all the options

My wish is my view is not a block

Secure bicycle sheds for residents

Interesting

Whatever happens: please put plants tropical and perennial for essential mind balance – Kids important!

Compromise on housing numbers

Solar power use on roof please for heating system

Solar panels use on roof to provide heating in building

Controlled painting areas for graffiti

No dark secluded corners please!

Medium density housing is best with good open pedestrian links throughout the scheme

Don’t mind Option 2 but please no secluded dark areas

Like the aspect from Elkstone Road – again the non-residential element is good

Put old people’s homes on this site again

Option 3Stimulate the community – don’t suppress it further, generate income in the area

Housing doesn’t resolve crime, unemployment or lack of enthusiasm in life

No strong views but Option 3 is what we’d prefer!

Move ball pitch to the front, get rid of dangerous paths, no connection between Edenham and Trellick

Option 3 – no 6 storey block in front of me. I feel overshadowed. Not a chance. 46, Edenham Way

Lighting – priority for safety

Old people’s home – instead of car park

Like the key principles – proposed landscaping

Care homes if possible

Want our own private estate not for public to walk through to dump rubbish and to leave cars and vans

Close walkway through estate entrance from Elkstone Road

Not sure about 4th block…better if 2 storey people that live in the neighbouring block wouldn’t be controllable

Amount of affordable social housing is key – we don’t want just housing for sale

I don’t agree with any idea of losing play area for the children

No good to squeeze in parks – existing Trellick Tower car park could later be redone and used maybe paid cleaning car service etc

A youth centre would be good to have

Utilise the area better – utilising shops below housing

Sympathetic to Trellick (in the same style)

Concerns about daylight and privacy!

Reinstate storage space please for Trellick resident

Very built up, light to flats is a problem

I would prefer Option 3 but is it going to be very crowded and not leave much space for people to operate?

We agree with Option 3 – but notice no greenery between plot 6 and the existing building opposite

There are too much trees

Option 3 could be too high

• I think meanwhile garden can be a bit bigger and they can be a bit more trees

Option 3 could be too high

Page 9: Edenham Estate and Trellick Tower Appendix 2: Public Workshop 1 Report March 2013 · Appendix 2: Public Workshop 1 Report March 2013. 2 Workshop 1 The Events ... the SWOT analysis

9

Workshop FeedbackWorkshop 2 - Trellick Tower &

Edenham WayI favour keeping the play space and graffiti area

I think Trellick could be a bit smaller and there can be a bit more flats

I would like the library to be bigger

Secure bike sheds for residents

Final Board

Sunken courtyard = good, added landscaping in rooftops, & we have nice greenery

A safe bike storage facility for residents

Residents given underground spaces

A space could be created for the market

Community support office to help keep the community safe

Usable rooftops would be great! Greenery please!! It’s so important to us – it would help the community to meet

I would hate to lose the graffiti wall

I like the sunken courtyard – but concerned about the water

Studios instead of parking cold charge less for these

Don’t need underground parking – would be better as studios unless as rented garages

Need spaces for bikes etc

Storage space for residents/Cycle storage – bring this back into use definitely!

Security cameras for no trouble makers

A parking slot so there is a certain spot for cars/vehicles to park

Themed parks – Doctor Who one day, scary rides, ghost train

Studios/ workshops are a good idea – but not if the raised podium is sacrificed – prefer a level podium at base of Trellick
