TheexistingEdithGreen-WendellWyatt(EGWW)FederalBuildingisan18-storyofficetowerbuiltindowntownPortland,Oregonin1974.By1996,theGeneralServicesAdministration(GSA)wasalreadystudyingthebuilding’sdeficienciesandin2003contracteddesignworktobeginforrepairsandalterationstotheagingfacility.Thateffortwasputonholdin2006duetolackoffunding.In2009,theprojectwasrestartedwithfundingfromtheAmericanRecoveryandReinvestmentAct(ARRA).

sUstainaBlE dEsiGn thrOUGh thE BiM prOcEssWhentheEdithGreen-WendellWyattFederalBuildingProjectstarteddesignin2003,itwasarepairprojectprimarilyintendedtofixnumerousproblemsthathadplaguedthebuilding’soperationandaddressthebuildingspoorenergyandwaterperformance.Thisoriginalprojectwasnotfundedforconstructionandwentonholdin2006.WiththefundingprovidedbytheAmericanRecoveryandReinvestmentAct,anewlifebecameviableforthebuildingandasecondchancewaspresentedtothedesignteam.WiththeuseofnewtechnologiestoradicallyimprovethebuildingsperformanceandthemandatetoconstructaHighPerformanceGreenBuilding,theDesign,ConstructionandOwnerteamsundertookacompleterethinkingandre-engineeringoftheproject.

UsingBIMmodelingtoolstosignificantlyacceleratethedesignschedule,thedesignwasdeveloped,studied,andrefined.Asateam,thegoalwastooptimizetoolsandavailableresourcestoachievethemostefficientandcosteffectivebuildingfortheAmericantaxpayerwhilereducingthedesignschedulebyover15months.

Itistheteam’scommitmenttosustainabilitythatdevelopedasetofenergyconservationmeasurestoachievea65%energyreductioncomparedtoacodebaselinebuildingandawaterusereductionof62%comparedtothe1992EnergyPolicyAct,theLEEDbaseline.

BiM in MakinG thE sUstainaBlE dEcisiOns“Whatdoessustainabilitylooklike?”isaquestionthedesignteamwascontinuallyasked.WiththelargestPVarrayinanurbancoreinthecountry,thecanopyatEGWWisastrikingexampleofsustainabilitymanifestinthedesign.Generating5%ofthebuilding’stotalenergyandcollectingover2milliongallonsofwatereveryyear,thecanopyistheprimeexampleofwhereBIMwasoptimizedtofindtherightsolution.Thedesignteamusedaparametricanalysistooldevelopedin-housetodeterminethewatersavingsassociatedwiththedesignandnumerousparametricenergyanalysistoolstocalculatetheenergysavingsachievable.AdditionalBIMtoolswereusedforthearchitecturaldesignofthecanopy,withfabricatorsusingthearchitecturalandstructuralmodelstogeneratetheirownBIMoutputinordertopreciselymanufacturethestructuralcomponents.Theresultisauniquearchitecturalelement,givingformtotheprojectscommitmenttoshowwhatsustainablebuildingcanlooklike.

BiM intEGratiOn FrOM BUildinG sciEncE thrOUGh dEsiGnaradiantpanelheatingandcoolingsystemwasusedinordertomeettheenergyrequirementsofthebuilding.Tooptimizethesystem,arobustshadingsystemwasneededtolimittheamountofsolargain.Toachievethisgoal,thedesignteamturnedtheArchitectureleaddesignprocessonitshead.Forfivemonthsaftertheprojectrestart,thefocusoftheteamwastodeterminetheoptimalengineeringfortheproject.ItwasonlyafterthesciencewascompletethattheDesignExcellenceArchitectwasallowedtostart.Withthebuildinganalysisresultsinhistoolbox,thedesignerstartedhiswork,givingshapetoamedleyofhighperformanceengineeredcomponents,synthesizingthemintoavisuallypoeticpublicbuilding.

BiM FOr thE hiGh pErFOrMancE WOrkplacEHavingaHighPerformanceGreenBuildingmeansdesigningfortheoccupants,makingsuretheycanuselessenergywithoutnecessarilyrealizingit.Theteamdevelopednumerousstrategiestoimproveoverallperformanceincludingtenantdesignstandardsforopenoffices,parametersforsystemsfurniture,andguidelinesforfurniturelayouttooptimizedaylightandviews.BIMtoolsservedastheaggregatortostudythesestrategies,developthedesignsolution,andcommunicatethesolutionsto16tenantagencieswhowilltakeresidenceinthebuilding.Theresultisaworkenvironmentwhichfostersalevelofownershipbytenants,allowingthemtocontinuouslyimprovethesustainabilitymeasuresemployedwithinthefacility.

BiM FOr dEMOlitiOnWithastrongfocusonminimizingwastebyreusingbeforerecycling,theEGWWprojectwillachievethehighestpossibleconstructionwastediversiongoal,keepingapproximately85%oftheexistingbuildingdemolitionwasteoutoflandfills.

ByusingBIMtoidentifyopportunitiesandcreatedetaileddemolitionplans,theteamwasabletousethemodelsandplanamorecarefulextractionofmaterialswhileconveyingtonumerouswastemanagementcompanieswhatmaterialswerepresentandinwhatvolumes.

Inexceedingtheinitialrecyclingandreusedgoals,theprojectwasalsoabletorecovera$750,000creditfromthedemolitioncontractor.Thismoneywasreturnedtotheprojectandusedtofundtheinstallationofadditionalsystemsforconservingenergyandwater.

EGWW BiM FUtUrEWhentheprojectrestartedin2009,theGSAhadthegoalofpushingtheenvelopeforhowBIMwastobeusedforenhancingtheperformanceoftheEGWWBuildingduringitsoperationallifespan.Throughthedesignandconstructionprocess,theteamhasbeenabletomanufactureenoughsavingstobuybackaFacilitiesInformationManagement(FiM)system,continuingtheBIMlegacywiththebuilding’soperators.WithsubstantialcompletionsetforMay1,2013,theEGWWFederalBuildingiswellontracktobeingoneofthemostefficientbuildingsintheworldandanexampleofwhatcanbeachievedforasustainablefuture.
