Is it possible to be a cricket addict? I’ve been on a Cricket World Cup bender for more than a month and I’m worried about going into withdrawal when it fi nishes tomorrow.Switching between late nights watching some fantastic matches and days in the of� ce, I’ve been seeing links between the great game of cricket and the building game, which is my working life.

The erratic hours have not made me hallucinate, I promise. Let me explain why cricket and building have a lot in common.

For starters, both have the power to seize the imagination of many people. The Barmy Army, which follows England’s sporting heroes from country to country, is just a small fragment of the legion of cricket tragics like me who relive each innings and argue over statistics with fellow fans in backyards around the world.

A consistently high level of performance takes focus, good systems and excellent personnel, including support sta� .

People travel around the world to see the magni� cent Roman aqueducts, the Taj Mahal, Eiffel Tower, Sydney Opera House, Empire State Building and the Great Wall of China.

At home, people are just as passionate about TV programs on house renovations and building design as they are about watching England play Australia. Let’s look at some of the other similarities:

Strong competition

It’s extremely competitive to get into the team of 11 players taking the � eld in an international cricket match. Similarly, in Western Australia’s sluggish economic climate, it’s very competitive to win work. We are building far fewer homes this year than we usually do. In 2015-16, work started on 25,513 homes, excluding high rise, but that has dropped by almost half in 2019-20. This has led to a corresponding fall in industry employment levels. Like cricketers who specialise as spinners, openers, wicket keepers or pace bowlers, builders � nd a niche in the market to set themselves apart from their rivals. They focus on their strengths, just as sportsmen do, and work hard to win business.

Peak performance

A consistently high level of performance takes focus, good systems and excellent personnel, including support staff.

Winning one match is not enough, and neither is completing one top home or renovation. It takes reliably good form and strong commitment to quality to create a successful building business – or win a World Cup.

Running a building business is tough, just like being an elite cricketer. Only those who have mastered the craft and earned a reputation for consistently high performance can hope to achieve a good innings.

Time and patience

Cricket is the only sport in the world that has meal breaks, and with good reason, as games can last for � ve days. It’s called a test match because it’s a real trial of stamina and ability. Building a house, stadium or of� ce block also requires enduring concentration and motivation. In both cases, there are likely to be errors and injuries along the way. And life tends to deliver the occasional googly, when things go into a spin or veer off course. Bad weather can stop both work and play, which is frustrating and costly. The best players learn from their mistakes and move forward stronger and better.

Recycled brick look continues to trend

Determining the costs, Stratawise assists in calculating the investment and the rewards you could potentially reap.

The long-term benefi ts of a six-star rated homeBuilding a home is an exciting time – it is an opportunity to design a space suited to your lifestyle and that addresses practical measures such as ensuring energy e� ciency. There is a lot of talk in the building industry about six-star rated homes when it comes to energy ef� ciency, but what does it mean for you and the environment?

The star rating of a home’s energy ef� ciency has been around for a long time. As part of its commitment to energy ef� ciency through housing, the Western Australian Government increased the minimum energy ef� ciency standards for all new buildings from � ve stars to six in 2011.

The star rating measures the energy ef� ciency of a house by determining its potential heating and cooling requirements.

“It takes into account factors like the orientation and size of the house, shading, ventilation, insulation, climate and the type and colour of materials used in the building and roof,” BGC Executive General Manager Michael Bartier said.

There are several ways to measure a home’s energy ef� ciency, but according to the WA Building Commission, only buildings that achieve a six-star rating using National Housing Energy Rating System (NatHERS)-accredited software can legitimately claim to be six-star.

The WA Building Commission stated in 2012 that if a building had achieved compliance using any other method, then “it cannot claim that it is a six-star building”.

“While some homebuilders may claim their homes are energy efficient, they may not necessarily be a six-star home,” Mr Bartier said.

“What you need to ask for is the NatHERS six-star energy rating.”

Why six-star?

A six-star rated house is projected to use about 20 to 25 per cent* less energy to heat and cool when compared to a similar sized � ve-star house. This means lower energy bills and less pressure on energy infrastructure. It also helps reduce carbon emissions, a signi� cant factor in lessening the impact of climate change.

“Owners of six-star homes enjoy a higher level of energy ef� ciency, more comfortable living year-round, less impact on the environment by reducing their carbon footprint and lower energy bills – and if all that’s not enough to convince you of the bene� ts, you’ll also likely enjoy better resale value when the time comes to sell your home,” Mr Bartier said.

In addition to the amazing energy bene� ts, a six-star home doesn’t have to cost more. It is possible to enjoy the long-term bene� ts of energy ef� ciency

and an affordable home – in fact, an energy-ef� cient home will be even more affordable over time when savings in energy costs are taken into account.

So when it is time to build a new home, make sure to use a reputable builder who will design and build a home that meets a minimum NatHERS six-star energy rating.

“It means you’ll have a comfortable, well-designed, energy-ef� cient home and a future-proofed investment,” Mr Bartier said.

Another differing aspect of a house and land package is stamp duty is only paid

“Getting the right house and land � nance can make the whole process simpler and save you a lot of money over the long term,” Mr Kahl said.

In addition to providing advice about the positives of building your own home, a good mortgage broker can also highlight the possible downsides associated with the process and how to avoid these.

According to Mr Kahl, the best way to avoid any potential pitfalls is to engage the services of a reputable builder with a strong reputation.

“Talk to some of their previous clients and do your research,” he said. “Even afteryou have done this, be careful with what you think you are getting at a display

home, as the home you can afford might not have the same speci� cations the display model had.

“It is also important to understand what’s included in the overall package, as inclusions such as a driveway, fencing, mailbox and even a clothesline are not always included in the contract.”

Aside from the obvious, there are a few subtle di� erences between buying established and building new.One such difference can be found in the way the home loan is generated. For example, with an established house there is generally just one mortgage that covers the full sale, whereas a loan for a house and land package will often involve two transactions; one loan for the land and a construction loan for the house.

These are usually packaged together into the same loan, but paid out in stages – � rst for settlement of the land, and then for the construction via progress payments.

With a construction loan, funds are typically released periodically in line with each of the building stages – this is a plus for the borrower, because interest is generally only charged on the funds that had been drawn down. The homeowner only starts paying interest on the full mortgage once the builder has received the � nal payment.

Meet the Florez, by Commodore Homes. Our concept for this home, ‘saturated identity’, was inspired by the Dulux 2019 Colour Trend ‘Identity’. Bursting with colour, rules and conventions of what a display home should be have been thrown out the window.

Our aim for this home was to capture and inspire, creating an optimistic and spontaneous display with a difference, allowing clients to express and realise their true inner creativity.

This allowed us to experiment with statement furniture pieces such as the vibrant velvet Kennedy Tufted Bedhead and Block Bench Seat by GlobeWest, both available through Roxby Lane. Striking artworks by The Paper Collective and Urban Road have been used throughout.

These pieces create a point of conversation and intrigue, aligning with our bold and individualistic vision.

Natural ash and velvet � nishes bring warmth and texture to the home’s spaces, balancing the bright hues throughout. Smoked Birchply, from the new Laminex range has been selected for the Kitchen cabinetry, with it’s subtle grain and moody hue a perfect selection to complement the bold furniture pieces and decor surrounding it.
