The really big news is the launch of local govern-ment registers that will, it is hoped, help self-buildersNnd the land to build their homes on. But it is stillearly days and already there are rumours that someland strapped councils are trying to opt out of theregistration scheme.

I know that ‘on the ball’ councils have alreadyestablished online registers but I am keen to hear from our readersabout how they get on with this well-meaning government initiative.

My guess is that the government really has to Nnd a way of encouraging homebuilders with existing land banks to identify andsupport self-build phases as part of their planning applications.However, the registration scheme is certainly a foot in the door forthe country’s growing self-build community.

and Cambridge City Council, the projectoffers four modular dwelling types, designedto Passivhaus standards, which can be Oexiblyarranged on different plots across the devel-opment, offering wide-ranging scope for cus-tomisation internally and externally dependingon the resident’s needs.The 40 dwellings are arranged in three

rows of terraces orientated around a sequenceof spaces. These spaces move from the Lane(a neighbourly street for people), via theSquare to the Shared Garden, which is thefocal space of the community with areas forgrowing food, play, socialising and quiet contemplation.The pioneering development is designed to

help residents support the environment whiledramatically cutting their heating bills. to build their own home it is hoped the reg-ister will help unlock the massive potentialthe custom build industry has to expand andhelp meet future housing needs .The registers are in addition to the meas-

ure in the Housing and Planning Bill, whichwill require authorities to ensure they havesufNcient ‘shovel ready’ plots to match thelocal demand on their register.The Self-build and Custom Housebuilding

Bill was Nrst presented to Parliament byRichard Bacon MP and placed a duty onlocal authorities to keep a register of thoseseeking an interest in bringing forward selfand custom build projects.In the Spending Review the government

also announced the establishment of theHousing Development Fund, which aims toprovide access to £1 billion of loan Nnancefor up to 5 years supporting the provision ofover 25,000 homes through to 2024 to2025.The fund is for custom build, small and

medium builders and innovative new build-ing methods.

Explaining the initiative Housing andPlanning Minister Brandon Lewis said:“Many other countries have a track recordof delivering large numbers of local homesthrough self-build and we’re determined toensure self and custom housebuilding growssigniNcantly.“The new registers are a fantastic exam-

ple of our commitment to double the numberof custom and self build homes by 2020 –so anyone who wishes to design theirdream house can do so.“This government is committed to increas-

ing housing supply and helping more peo-ple achieve their aspiration of home ownership – whether that’s buying on theopen market through schemes like Help toBuy, or by building or commissioning their own home.”

Councils will compete to process plan-ning applications and be able to offerfast track application services under

new government proposals.In a consultation to encourage competition

and offer fast track application services thegovernment is proposing a ‘shake up’ to theplanning process.

Under the proposals, designed to incen-tivise councils to improve and speed up theirplanning services, applicants will be given thechoice of submitting their plans either to thelocal council, a competing council or a gov-ernment-approved organisation which wouldprocess applications up until ‘the decision point’.

The proposals would also allow councils tooffer fast track application services ‘like thoseavailable for getting a passport’. This speedyservice would be available through competi-tion pilots or possibly devolution deals.

Ministers want the pilots to tackle the lack

of incentive for councils to improve and speedup their planning service leading to ‘drawn-out’ applications and local frustration for bothhousebuilders and individual applicants.

The proposals are expected to boost house-building and speed up the planning applica-tion process.

To ensure decisions are taken locally andmaintain the democratic link between localpeople and decision makers local authoritieswould still decide on planning applications.

Planning Minister Brandon Lewis said:“Many councils are already working hard toimprove the services they offer their residents,and across the country people’s satisfactionlevels remain high.

“Now we want to go further by setting outthese ambitious proposals to link any futureincreases in application fees to councils’ per-formance, and testing more competitionincluding through offering dedicated fast trackapplication services.”

Responding to the announcement DeputyChairman at the Home Builders Federation,Peter Andrew said: “It still takes new homeapplications too long to negotiate the com-plexities of the planning system and as a resultthere are thousands of new homes ‘stuck’awaiting Nnal approval. Whilst build rateshave risen signiNcantly over the past 2 years,if we are to deliver further increases it is imper-ative we Nnd a way of speeding up theprocess of approving sites for development.

“Introducing competition and fast trackingapplications has the potential to make the sys-tem more competitive and efNcient for bothcouncils and developers and get buildingunderway on more sites, more quickly.Speeding up and reducing the cost of theapplications process will in particular assistSME developers, more of whom we desper-ately need to get building if we are to con-tinue to increase output overall.”

Irecently attended the launch of the ‘Homesfor Heroes Foundation’. As an introductionto the event, the launch outlined the promise

Prime Minister David Lloyd George made tosoldiers returning from the battleNelds ofEurope a hundred years ago – that theywould have ‘homes Nt for heroes’. This in turnled to the Housing Act of 1919

Today, many servicemen and women leavethe armed forces after years of serving theircountry, only to face an uphill battle to Nnd ahome for themselves and their families. Thefoundation highlighted that there are severalreasons for this. While some veterans returnfrom conOict still relatively healthy in body andspirit, they have sacriNced the opportunity toput down roots whilst serving abroad. Otherssuffer post-traumatic stress disorder or perma-nent physical, life-changing injuries. Often,these injuries require speciNc adaptations toliving environments to be made, and this iswhere Custom Build housing developerscould play a vital role in creating homes for these heroes – both practically and economically.

It was 2011 when the government intro-duced the term ‘Custom Build housing’ therewas some initial confusion between the term‘Self-Build’ and ‘Custom Build’. The deNnitionis now quite clear. Self-build is where some-one directly organises the design and con-struction of their new home, from Nnding theland, gaining planning permission and liais-ing with an architect, to hiring and co-ordinat-ing the builders, plumbers, electricians etc.Whereas Custom Build is where potentialhomeowners work with a specialist developerto sort the majority of these issues out for you,enabling them to make all the most importantdecisions on the design and layout of theirnew home.

Focusing primarily on the Custom Buildoption, when it comes to adapted housingmakes total sense. With Custom Build, ex-ser-vice personnel would be able to make achoice on a particular house-style, then createa home speciNcally for their needs, whetherthat is with wider doors, ramps or lowerkitchen worktops for wheelchair accessibility,or even having a door or window in a spe-

ciNc place to help with mental wellbeing.Making these choices at the build stage is

hugely beneNcial in two key areas. Firstly, itis Nnancially much more viable than having toretroNt such features. Secondly, and arguablymost importantly, the veterans get the enor-mous personal satisfaction of designing theirown home. A home, that will have a realimpact on creating a positive future.

One of the new Foundation’s aims is towork together with house builders, credit rat-ing agencies, armed forces charities and par-liamentary members to raise awareness of theplight of former service personnel who arestruggling to be housed. By 2019 they intendto have all the elements in place to honourDavid Lloyd George’s original vision.

entAccording to latest research by theLondon Land Commission (LLC), abody set up by the Mayor of London

to identify public sectors land which can beredeveloped into houses, there are130,000 plots available in the capital cityat the moment. Michael Holmes, spokesper-son for The National Homebuilding &Renovating Show (14-17 April 2016,NEC, Birmingham) and chair of TheNational Custom & Self Build Association(NaCSBA), commented: “We should callfor more homes to be built on public land,and given the government’s commitment todouble the size of the Custom and Self BuildMarket it would make sense for them toencourage The Homes and CommunitiesAgency (HCA) to make more land availablefor these projects. They could partner withenabling developers to put in the infrastruc-ture, such as road, sewers, power, water,high speed internet and also district heatingand then sell the plots off to custom and selfbuilders or small builders, who could notaccess this land otherwise.”

For those interested in purchasing a plotof land and building their home fromscratch, Michael Holmes provide these tipson how to save up to 50 per cent on yourbuild costs by careful management of yourself-build budget:

Concentrate on the basics when it comesto speci2cation’

Most people have a preconceived ideathat the cost of material, labour and appli-ances will be really expensive. However,when on a tight budget, simple methodsand materials that house builders havebeen using for years are usually the bestoption. For instance, a four–bedroomdetached house may need 15,000 bricksbut by opting for the cheaply priced onesyou could save yourself £10,500 in the process.

Corners add costs

A simple four corner house is cheaper tobuild than a six corner house becauseevery time you add a corner you increasethe build cost per m2. The simple ‘up anddown’ roof required for a four corner housealso makes it cheaper to build and allows

you the option of opening up a third Ooorwhich can increase your Ooor area by 40per cent. This will save you tens of thousands of pounds in build cost on your project.

Other ways to save money

• Utilise the attic space: If you make useof your attic you can increase your use-able Ooor area and value by up to 40per cent at a minimal extra cost. If thereis enough space it can be transformedinto an ofNce or lounge or can becomea study or an extra bedroom.

• Roof tiles: By opting for large-format con-crete tiles you will end up saving morethan if you purchase small, handmadetiles or those from natural materials wherethe prices will be signiNcantly more.

• Do not include a chimney: Chimneysare costly to build and modern houses donot need them. They stick out from theside wall and can signiNcantly reduce theOoor area of your house. By not includingone in your self-build home, you can savearound £2,000-£8,000.

• Quoins and surrounds: Quoins aremasonry blocks placed at the corner of awall or window which provide a sur-rounding feature or decoration. Acheaper and equally effective option isto use contrasting brick or a raised renderpainted in a different colour.

• Exclude bay windows: They require

more work underground to form the foun-dations and you will also need specialcorner bricks and lintels and, usually, aninsulated, tiled roof and internal ceilingfor this. The lead Oashings and cavitytrays have to be handmade and Nttedmaking this more expensive. As a resultthere is usually an extra cost of around£2,000-£4,000 per bay.

• Keep landscaping simple and turf thegarden: An average garden area canbe transformed for less than £500. To turfall your garden areas by yourself justlevel, rake to remove stones then roll andget the turf ordered.

• Gravel: To make your driveway and path-way look better there are many types andcolours of gravel to choose from and theycan be mixed and matched to goodeffect. Always aim to order full loadsrather than the tonne bags as this willsave you money.

• Patios: ‘2x2’ concrete riven-effect slabscan be bought for just a few poundseach and will quickly give you a decentpatio area.

• Fencing: An alternative and much easierway of putting up post and rail fencing isby using metal spikes instead of concreteto set the posts in position. This will makeit faster, easier and cheaper and youcould even do it yourself.

130,000 new homes could be built in Londonve

Homeless ex armed services veteransin Bristol have been given the oppor-tunity to build and then move into

new apartments.The project is being supported and run by

the charity Community Self Build Agency(CBSA), which aims to both train ex service

veterans in building skills, which could helpthem Nnd future employment and providethem with a home.

Talking about the real opportunities theproject offers Bristol based veterans NationalCBSA Development Director, John Gillespieexplained: “It’s allowed veterans the oppor-

tunity to get trained in different parts ofemployment, so they have qualiNcations thatthey can use to enter the workplace and putthem in a better position to earn more moneythan they could before.”

be dark and very cold in the winter, but theyalways harboured the hope of one day designing and building a home full of light,warmth and space.“It was a bit of a dream really,” says

Courtney. “Opportunities to self-build are fewand far between, and we didn’t want to buy aready-built home because we were keen tohave an input in the design. Eventually we put the bungalow up for sale so we were in agood position to move quickly if we found a plot of land.”

“We gave him our wish-list of the essential elements wewanted - light, space and warmth. We also wanted fourbedrooms and for the childrens’ bedrooms to be large.We have lived in houses in which the bedrooms werereally two rooms and a cupboard” ��

They never imagined for one minute that theopportunity would present itself within sight oftheir beloved hill, when a piece of a nearbyestate came up for sale with planning permission for 12 homes. The site, once occu-pied by a hospital and extensive outbuildings,had been sold off, piecemeal, over many yearsand this was the last to go. Although Courtney and John had never built

anything before, they knew they had a once-in-a-lifetime opportunity to build a family home, totheir own design, without the upheaval of mov-ing out of the area and away from their friendsand the local schools. So in an extraordinarymove they decided to accept an invitation towork alongside other self-builders so they couldbuy, as a group, the whole plot.“We were invited to consider the prospect by

a couple who were also keen to self-build andthey, in turn, knew of others, so that in the endthere were four couples in the group,” saysCourtney. They collectively bought the plot ofland and applied for planning permission to

build just eight houses instead of 12. Theywould each build a house to their own designsand then sell the remaining four plots to otherself-builders. “We gained the original permission using our

own designs for our plots and an architectdesign for the four plots we planned to sell,”says Courtney. “When the plots were sold, theindividuals were able to go back and re-designas they wished, pending appropriate permis-sions from the Council.”Aberdeenshire Council passed the group’s

collective plans on condition that the build mate-rials – particularly the roofs – would reLect thelocal style. Courtney and John were the Krst to begin their

build, hiring a local contractor to oversee theproject and employing an architect, locally-based Ian Duncan, to help position all thehomes on the site and then design the individuallayout of their own house. “We gave him our wish-list of the essential

elements we wanted - light, space and warmth,”

says Courtney. “We also wanted four bedroomsand for the childrens’ bedrooms to be large.We have lived in houses in which the bedroomswere really two rooms and a cupboard, so thiswas really important to us.”The other crucial decision was to ask a local

company Scotframe to supply the main structure.They particularly wanted Scotframe’s Val-U-Therm® closed panel timber frame building system, with it’s industry-leading insulation,energy efKciency and airtightness performanceproperties. They were assured that the level ofinsulation was so high it would reduce the needfor other renewable energy systems.“One of the planning stipulations was that we

couldn’t include solar panels in the roof, but withthis system we didn’t need to worry about extraeco-aspects of the build,” says Courtney. “Wehave a mechanical ventilation and heat recov-ery system, but that is all, and the temperatureremains constant at all times. We also used theVal-U-Therm® system for the roof panels. Thestrength of the panels means that you do not

need roof trusses and therefore your upstairs ceilings can be as high as your roof, so wewake up in the morning beneath a 12-foot high ceiling and somehow there is no heat being lost.”As well as having high-insulation properties,

Scotframe’s timber comes from renewablesources and this, along with the Val-U-Therm®

panels and polyurethane insulation, can berecycled at a later date. “Our architect had worked with Scotframe

before and told us about the factory injectedinsulated panels,” says Courtney. “They doeverything that was promised. This is withoutdoubt the warmest house I have ever lived in.”Fortunately there were no issues with the

foundations, despite fears that they could

hit granite below ground, and a traditional foundation was laid including a 75mm concretescreed with steel mesh, underLoor heating pipes laid over with Kingspan Kooltherm K3 underLoor insulation, and a 100mm concreteLoor slab.The bulk of the timber frame went up in a

week, the Spanish slate roof was constructedand the walls were coated with 19mm thickwaterpoofed lime hari render.The central section of the two and a half

storey house has windows from ground to apexand the main living area has glass walls onthree sides. All the windows are timber, withpowder coated aluminium facing and argonKlled glass. Velux windows over the staircaseand the high level landing window are Ktted

with practical clear and clean coating.“Everything about the house is geared

towards easy, comfortable living,” saysCourtney. “In fact, if the children have a complaint, it's about how hot their rooms are,which is not bad in an Aberdeenshire winter.We have under-Loor heating throughout and wekeep the thermostat at just 18 degrees, but thehouse is as cosy as could be.”The south-east facing kitchen and sun lounge

means the sun also shines into the main livingarea for much of the day – a huge bonus forTexan-born Courtney who was determined thatthe kitchen should be the heart of the home.For John, an offshore drilling supervisor, his

favourite part of the house is its aspects, overlooking beautiful countryside.

“I spend a lot of my working life looking outover wild and dramatic seascapes, and I lovethe fact that our home has unparalleled viewsacross the rich and rolling Aberdeenshire countryside,” he says.The build took around eight months, with the

combined skills of Scotframe and local builderNeil Murray keeping the pace moving alongwithout any signiKcant hitches.“We had sold our last house and moved into

rented accommodation quite close by, so wecould come here every day to see how thingswere progressing,” says Courtney. “It wasamazing how quickly the frame went up andeverything was made watertight, but that’s when everything seems to slow down and thefocus is on the interiors. It’s the detail which takes

up the time.”Now they are in, and in spite of a major

set-back when they found themselves without a phone line for the Krst three months, thehouse has lived up to all their expectations. “One of the best things for me is that the

house is so spacious, and has so much storagebuilt into it, that even with three teenagers I cankeep it tidy,” says Courtney. “And the space isLexible. At the moment the children have loadsof space of their own but, as they grow upand leave home, we shall use that space inother ways according to our needs. The housewill evolve with our lives which is perfect – I can’t see us wanting to move again any time soon…”

should satisfy these demands as we age andour mobility levels change. If it does, then it is atruly multi-generational home which is safe andcomfortable for every member of the familyregardless of age or ability.In the early 1990s the idea of “lifetime

homes” was developed by a group of housingexperts. They were concerned that many homeswere inaccessible and impractical for a signi7-cant section of society, including the elderly andthose with disabilities. Many houses have roomsthat are inaccessible for particular members ofthe family but, if you are in the process of build-ing a new home or refurbishing, you can avoidsuch limitations by including various clever andsimple design options that will make living inyour home a joy for life. After all, the ideal situ-ation for most of us would be to live happily inour own home into retirement and beyond withas little assistance as possible or, preferably,with none at all. To do this, we need a homethat is designed appropriately.When renovating or building a house, the

design of the bathroom is one of the most impor-tant rooms to consider from a multi-generationalpoint of view. The bathroom can prove to beinaccessible for some people for many reasons;it could be that climbing in and out of the bathis not possible and poses a danger, or somemay not have the strength in their hands to turna stiff tap or shower control, especially with wetand soapy hands. With a bit of extra thoughtat the early planning and design stages to makesure that trip hazards are avoided and simple,intuitive controls are installed, you can create abathroom that will be a relaxing haven for

everyone. Ideally, if you have more than onebathroom, install a bath in at least one of themfor babies and small children (and the occa-sional relaxing soak) and a barrier-free walk-inwet room in the remainder.There are many reasons to install a wet room

– easy level access showering, luxury shower-ing, minimal design – but one exceptionallygood reason is the 9exibility of design. Whenyou choose to install a wet room you will nothave to compromise on size or shape becausea wet room can be designed and made to yourunique requirements.Unlike a shower tray which comes in set sizes

and shapes, a wet room shower area can beanything you want it to be, starting from around

1 square metre. The shape of the shower areais dictated by the “former”, a specially designedconcealed under-9oor tray, which can be madeto your own unique speci7cations, including theposition of the drain to 7t around existing pipesand joists in a refurbishment situation. The “for-mer” dictates the gradient of the 9oor in theshower area to ensure that the water drainsaway ef7ciently and does not form puddles. Agood quality former will be made from Birchand it will be delivered ready to lay on any sub-strate including timber, screed and 9oating9oors. Some manufacturers will give advice overthe phone if you have queries regarding plan-ning or installing a wet room, and some haveinstallation videos that give valuable tips.

The shower area, or possibly the entire 9oorif it is a compact bathroom, needs to be fullytanked, ie. water-proofed. Tanking kits can bepurchased from most merchants but, if in anydoubt, get professional advice because the tank-ing needs to be installed correctly. Once thearea has been tanked, the gully, former, drain,tiles and drain cover can be installed.Decorative drain covers can be square or linearand you can purchase covers in various 7nisheswith engraved patterns, even bespoke patternsand family crests. Another option is a tile insertfor a linear drain which gives the look of a con-tinuous tiled 9oor. A recent development in wetroom design is a practically indiscernible andexceptionally narrow drain “gap” that runs downthe length of the wet room area along the wallcreating a minimal contemporary style.

Choose the tiles carefully for your wet room.Find a retailer who can tell you which 9oor tilesare suited to wet rooms, ie. designs with anti-slip properties for extra safety. Alternatively, con-sider a vinyl wet room 9oor.

The shower area may need a simple sheet ofglass to hold back splashes; choose either awalk-in or walk through style for easy accessibil-ity. Look for a toughened glass screen, eitherclear or opaque, with an easy clean coating.Some manufacturers will supply bespoke enclo-sures so, if you have an awkward space, youcan buy a made-to-measure screen.

When planning your wet room, choose ashower with both an overhead and a handshower option so users have the choice. It is agood idea to have push button shower controlsfor easy operation and a thermostatic control toprevent scalding; these are easy to use and canhave the temperature pre-set on installation.  Ifyou want to go a step further, there are remotecontrol devices on the market which allow youto switch the shower on before you get in so thatthe water is at your desired pre-programmedtemperature.  Look out for either lever handle,push button or automatic basin mixers to avoidthe problems of “turning” taps on and off. “Eco”showers that will save you water and energy –around nine litres per minute as opposed to 18litres per minute – could be an interesting optionespecially for the family bathroom.

Once you have a wet room installed it willbe enjoyed for years and can be adapted withadditions such as grab handles to suit you andyour family as life changes.

The design of thebathroom is one of the mostimportant rooms toconsider from a multi-generationalpoint of view ��

Westbury Joinery holds its own in PAS24 testWestbury Windows & Joinery products recently passed PAS 24 British Standard tests in accordancewith Part Q security regulations introduced last year. The tests, which are conducted in a UKAS approvedlaboratory, involve a mechanical onslaught during which pistons, chains and a sandbag-style wrecking-ball are used to strike, push and pull the product imitating a break-in. Bespoke gas 3re installations using balanced4ue models give self-builders the opportunity tointegrate a 3re into the design of the room fromthe very start of the project. Moving on from thetraditional design and siting of inset and wallmounted 3res, we have seen the rise of centrepiece gas systems, which combine effective heating with great design, situated anywhere in the room. From room dividers orplinths to striking yet functional pieces of furniturein their own right, the possibilities are almostendless. It’s no surprise they are proving popularin high speci3cation builds.

Of course, none of this would be possible if

the 4exibility of placement was not backed upby similar 4exibility of the 4ue systems.Combining horizontal and vertical 4ue pipes tosuit different applications enables designers touse virtually any internal or external wall, especially in the new-build sector where thereare no limitations within an existing building.

Leading 4ue systems can run up to 30 metresvertically and up to 12 metres horizontally, withthe option of multiple bends. This allows for 4exibility, enabling fumes to exit the buildingsafely, either through an external wall or vertically using a roof terminal.

Design factor Another key feature for self-builders is that not all3res require a hearth - freeing up the possibilitiesfor unique, bespoke designs that lessen the constraints on required 4oorspace.This has opened up an array of design innova-tions such as frameless models, which enableself-builders to create a real ‘wow factor’ in thehome, while it is becoming more and more common for bespoke 3replace enclosures toincorporate a plinth, form a table or simply tocreate a divider within/between rooms withfunctionality and visual appeal.

The choice of 3nish also provides addedopportunity for individuality, with the possibilityof using materials such as natural stone, polished granite or heatproof tiles to suit thespeci3cation required. The possibilities reallyare endless.

Wood 9ooring – whatyou need to consider

Tom Barnes of Vastern Timber offers an overview of options and considerations for people thinking of installing a wooden 9oor

Awood 9oor is special. In recent years thepopularity of uncarpeted wood 9oors hasgrown steadily as people rediscover the

beauty and feel of wood underfoot. A majordriver in the steady growth of wooden 9oors hasbeen the improved quality and range of optionsavailable. But what are the options and whatdo you need to know when considering awood 9oor�When deciding on a wood 9oor you have a

choice between solid wood 9ooring or engineered wood 9ooring.Solid wood is, as the name suggests, 9ooring

made from a solid piece of hardwood, typicallyoak, but also elm, ash, sweet chestnut,sycamore and wild cherry that has been driedand machined to give it a tongue and groovepro8le to allow it to be 8tted. This is the mosttraditional option and oak remains the most pop-ular wood species for solid 9ooring. It is beau-tiful and at the same time tough, making it idealfor almost all 9ooring areas. In many people’sopinion English oak is the most attractive grownanywhere in the world. When choosing solid

9ooring it is always worth choosing Britishgrown woods that are from sustainably man-aged woodlands and forests.Engineered 9ooring features a thick veneer of

wood – 4mm to 6mm – which has been gluedto a substrate. The quality of the substrate dic-tates the overall quality, and the price, of theproduct. The highest quality substrate is birchply, while at the cheaper end the substrate mightconsist of bits of softwood glued together.Europe produces higher-end engineered 9oor-ing, while Asia dominates the market forcheaper products. Much of the low-end engi-neering 9ooring from Asia uses a mixture ofpoplar and cheap tropical wood for the sub-strate. As with solid 9ooring, oak is the mostpopular species for engineered 9ooring, butother species such as walnut are also available.Whether you choose solid or engineered

9ooring will be dictated by a number of consid-erations. It is not a case of one being better thanthe other, rather it is a case of choosing the mostsuitable option for your project and your ownpersonal preferences. The price differential

between solid and engineered 9ooring dependson the quality of the engineered board and theboard widths. However for good quality birchply-backed engineered the prices are often comparable with solid 9ooring, and in somecases more expensive, but when considering

un8nished solid 9ooring you will need to factorin the cost of sanding and sealing, which canbe up to £25 per square metre.Engineered 9ooring is far more stable than

solid 9ooring because of the way it is manufac-tured with the layers of substrate running perpen-dicular to each other. This means it will notexpand or contract. At 4mm to 6mm the pieceof wood that forms the face is thin enough thatthe substrate ensures it ‘behaves’ and keeps itfrom shrinking or expanding. This results in anear perfect 8nish. Engineered 9ooring isquicker and easier to 8t, and is deliveredalready prepared. Engineered 9ooring offers awide choice of contemporary or traditional 8n-ishes, and manufacturers can tumble, brush andsmoke the boards, and apply oils or tints toachieve particular looks.Crucially, engineered 9ooring is the best

choice for use over under-9oor heating, althoughboards with lower quality substrates may notperform so well. Using solid hardwood 9ooringover under-9oor heating is not advisablebecause solid wood 9ooring is hydroscopic,meaning it will absorb or give out moisturedepending on the environment, resulting indimensional movement. Even after laying it islikely there will be some shrinkage which causesgaps between boards, but for many people thisis part of the attraction of solid 9ooring and forsome the perfect 8nish of engineered 9ooring isnot as desirable. Many people want theunevenness and timeless warm traditional feel-ing of walking on a solid wood 9oor.

It takes far more time, skill and effort to 8t and8nish a solid wood 9oor than it does an engi-neered 9oor, which can often be completed inthe same day the boards are delivered.However, the extra effort required to 8t a solid9oor is usually re9ected and rewarded in the 8nished 9oor.Assuming a 9at and well-sealed concrete

screed, an engineered 9oor can be simplybonded (glued) down using a suitable 9ooringgrade adhesive. It can be 9oated (not bonded),but this is not recommended as it can feel looseunder foot. It is also not recommended to gluesolid 9ooring, though some people do, how-ever, provided you keep the board width to150mm or less, it should be 8ne.Most solid 9ooring needs to be secretly

nailed through the tongue and into joists orbatons. However, wide ‘barn’ grade oak andelm 9oor boards are normally nailed through the

face with old fashioned cut nails, or screwedand plugged into joists or deep batons. Layingboards onto joists or batons gives the 9oor anatural spring which you don’t get when boardsare glued down, resulting in a more comfortablesurface to walk on. So even if you are choosingan engineered 9oor it is worth secret nailing itto joists or batons if you can for a better experi-ence. Of course, this has implications for theheight of the 9oor.Floor height is perhaps the key consideration.

So for many projects, especially renovations, thechoice of solid or engineered 9oor will be dic-tated by whether the room features joists orbatons, or whether it can tolerate 50mm of joistsor batons added. It is not desirable to ‘step up’into a room, so it is worth considering this asyour starting point when making your choice.A wood 9oor can look stunning and add

value to your home. But there are many factorsto consider before making a decision on solidor engineered 9ooring, including the look andfeel you are after (tight and clean or traditionalor rustic), whether your sub-9oor is suitable for asolid 9oor or not, and the work and effortrequired for each.

Looking for a whitewashed 5oor�Bona White is a new wood 5oor primer

designed to produce an on-trendbleached look when used in conjunction

with a Bona polyurethane lacquer. The intensityof ‘whiteness’ is dependent on how many coatsare applied. This client wanted a whitewashedlook to their original Victorian 5oor boards to tiein with the soft greys of the kitchen. This wasachieved by the application of two coats ofBona White under two coats of Bona Traf4cHD lacquer. The works were part of a complete

renovation of a Victorian town house in Bathand were carried out by Bona Certi4edContractor, TWF Bath Ltd, who specialise in therestoration and 4tting of traditional wood 5oors.Before treatment, the TWF team 4lled largegaps using reclaimed pine wedges and thensanded the 5oor to 100 grit abrasives. Smallergaps were 4lled using Bona Mix & Fill, whichis mixed with sanding dust from the 5oor toensure the 4lled areas blend in with the rest ofthe surface. The 5oor was then sanded using120 grit abrasives before the application of the4rst coat of Bona White. The 5oor was thenabraded using a Bona Scrad Pad to remove

any grain raising from the surface before theapplication of the second coat.To produce a highly durable, easy to main-

tain 4nish, two coats of Bona Traf4c HD lacquerwere applied. Traf4c HD is Bona’s toughest lacquer. The very low VOC content and lowodour mean there is no need for homeownersto vacate their property while the works arebeing carried out and there is no lingering smell. Its fast cure time means the 5oor can be in full

use just 12 hours after treatment – making it anideal choice for commercial 5oors too where

there is little available downtime for renovation.TWF’s clients chose the Matt version of Traf4cHD for their kitchen 5oor. Silkmatt and Extramattsheens are also available. As a Bona Certi4ed Contractor, TWF Bath is

Protecting against water and damp can extend to a number of areas, including?ooding, condensation and even under-

ground structural waterproo=ng.And introducing management strategies

within these areas at the earliest stage of adevelopment could ultimately save money andinconvenience in the longer term.

Planning in �ood factorsOne of the most common associations peoplemake with excess water in properties is ?oodingand its damage.

Many homes across the UK are at risk from ?ood water and it’s a problem that we areseeing take an increasing hold across the UK todevastating effect.

However, there are factors which can be considered to better protect homes againstwater damage in the future – and a good timeto build these elements in is at the constructionstage, whether it be to a new build or refurbished property.

Keeping water out as far as possible by introducing ?ood resistance features, or reducing the impact of future ?oods through?ood resilience measures can all be considered.

Measures to improve ?ood resistance include:

• Fitting a ?ood protection guard to doors orreplacing doors completely with a ?oodresistant alternative. Garage door protectionis also available.

• Replacing standard airbricks with ‘self-closing’ alternatives.

• Fitting a ‘non return valve’ to preventsewage going back into the building.

• Checking brickwork is in good conditionand paint with a breathable water-resistantsolution.

• Giving consideration to the =tting of a pumpto evacuate water coming from beneath the building.

Measures to improve ?ood resilience include:

• Replacing standard gypsum plaster with oneof the alternative types that do not absorbwater (such as a cement render).

• Using ceramic or stone tiles with waterproofadhesive and grout.

• Moving all services (boiler etc) high up onthe wall.

• Putting electric sockets higher up the wall(with the cabling coming down from theceiling, rather than the standard lay-out frombelow).

• Replacing kitchens with one that can becleaned, dried and reused, such as onemade of marine ply or steel.

• Fitting a membrane to walls and ?oors, soany water can run behind it to be collectedin a sump/pump unit, rather than enteringthe property.

Ventilation mattersThe impact of wet, damp weather on propertiesdoes not just extend to ?ooding.

In the UK, our climate means that homes canbe subject to condensation, and the trendtowards modern, airtight homes can exacerbatethis problem.

Steve Hodgson, chief executive of the PCA,says that high performance extractors systemsand mechanical ventilation can be critical toolsin managing this problem.

He said: “The most common form ofunwanted dampness in buildings is water fromthe air that forms as condensation. It’s chie?y a

winter problem as the external air temperature islow and external walls and windows are cold.

“It forms when the air in buildings has a highlevel of relative humidity, caused by activitiessuch as cooking, bathing or showering and drying clothes.

“When this water-laden air comes into contactwith cold surfaces such as windows and coldwalls it can condense, causing water to bedeposited.

“With ever increasing pressures  upon homeowners to conserve fuel, insulate anddraught proof their homes, the frequency andseverity of mould growth and condensation-related damp is increasing. 

“Often a lack of air exchange and ventilationis a contributory factor to a damp problem andit is imperative that the correct solutions are speci=ed.

“Therefore we’d urge people undertakingproperty development to give this area consid-erable thought, as it can mean the differencebetween a warm, comfortable building or acompletely unappealing environment.”

What Lies BeneathA basement – either created as part of a newbuild project or refurbishment – can create much-needed space for homeowners looking tocreate additional opportunities and ?exibility toget the most from their building.

However, the construction of such spaces has not been without issues within the UK house-building sector.

Research conducted by the NHBC found thattanking defects have been the most commoncause of basement claims since 2006 and thatall the claims were due to water ingress, asopposed to structural defects.

In response to this, the NHBC formed a cross-industry committee, which included thePCA, with a focus on the key issues affectingbasements in the UK and a remit to help shapea new set of standards.

As a result, new guidance - entitled Chapter5.4 – which came into force this year to reducewaterproo=ng failures.

Mr Hodgson said: “In our experience themain causes of failed waterproo=ng are simple.Often systems are poorly designed and/orpoorly executed.

“At the heart of both these issues is a basiclack of appreciation that even the smallest defect

can lead to problems that are both dif=cult totrace and expensive to repair.

It has long been our view that the waterproof-ing system should be selected and designed toreduce risk and minimise the chances of failure.This ethos is now supported by this Chapter,which looks to ensure that any waterproo=ngproject includes input from a waterproo=ngdesign specialist.

“In addition the recommendation within thestandard that primary waterproo=ng should becombined with a second layer of protection isone that delivers robust and reliable, waterproofbuildings.

“It is critical therefore that underground waterproo=ng is tackled by designers that understand ground conditions, the challenges ofthe site and the complexity of the build, as well as considering the =nal performancerequirements of the underground space.

“Furthermore the teams applying, installingand building the underground space must befully aware of the critical nature of what they are doing, the importance of accuracy and theimplications of any defects and errors.

“As a result it is critical that those undertakingany new build project involving undergroundwaterproo=ng seek specialist advice. Thesesame skills can also apply to the refurbishmentof existing basement spaces.

“Ultimately this will ensure their project has a successful outcome - and the necessary protection to ensure a trouble-free future formany, many years to come.”
