Set close to the banks of the River Cam in a quiet hamlet which dates back to the 10th Century, this former Pump House, which was built in the period 1841-1846, has been thoughtfully renovated and designed by our clients into a truly unique home.

Sweeping down and round into the large gravel driveway, the front of the Pump House looks substantial and intriguing but gives very little away as to the accommodation that lies behind the large Oak door. As you step onto the drive, the only sound you hear is the reassuring crunch of the gravel drive and the abundance of birds sharing their songs.

As you enter into the HALLWAY, the clunk of the oak door behind you makes you feel safe and secure. ABOUT THE AREA

Upware is located in the south west corner of the parish of Wicken with views of unspoiled waterways in this unique location. Situated beside Burwell and Lode, near its junction with the River Cam, the Pump House lies between the two protected wetland and wildlife areas of Wicken Fen national nature reserve and the River Cam Washes SSSI. Wicken windmill is close by.

The hamlet has a close knit community and its own public house, with three areas of riverside and marina moorings. It is popular with boaters, walkers and cyclists. Upware is easily accessed by road from the A10 and with its connections to the A14 and M11. Positioned 12 miles from Cambridge, 13 miles from Newmarket and 10 miles from Ely.

With oak double doors, which complement the front oak door, the garage is of excellent size and offers ample workshop space as well. With electric light and power and an internal door to the main hallway, it has been suggested that the garage could be converted into an additional family room, subject to the relevant planning consents and building regulations.

The tranquil setting is a relief from the noise of a normal working day, yet still offers easy commuter routes into Cambridge City Centre. Since buying the house 20 years ago our clients have encouraged bird life by strategically placing bird boxes and feeders around the garden. The bird feeders by the patio ensure great bird watching from the lounge windows, whilst seating on the patio allows views over the garden which is visited by a large variety of birds and wildlife.

Steps lead down to a further garden area with a very useful brick store. The lower garden is totally secluded by a wealth of shrubs, plants and trees and will be a haven for butterflies in the summer months.
