Re: 1505 North Blvd, Written Description Page 1 of 2 Subject of Proposal: The existing carriage house located at 1505 North Blvd. in the Broadacres Historic District will receive an approximate 190 sf addition to the first floor. Additionally, a new single-story guest house structure will be built in the rear yard. The existing brick & frame site structure was designed by known Houston architect John F. Staub. The carriage house serves as the garage to the separate main house structure which is deemed a contributing historic structure to the neighborhood. Please note that a separate COA application was recently submitted and approved by the HAHC for the remodel and addition of the main house structure and an adjoining porte cochere. The home sits on a corner lot with its front façade facing North Blvd. and east façade facing West Blvd. The structure is a two-story brick and frame residence. The carriage house is also a two-story brick and frame structure and sits in the southwest corner of the property and consists of three north facing car bays. Along with the carriage house addition, it is the intention of the home owners to construct a new, freestanding single-story guest house structure on the rear property to complement the existing site features and architecture of the home. Rather than greatly modifying the existing main house to incorporate the desired additional square footage, it was determined that a new structure would allow the main house to remain nearly untouched (with the exception of the approved mud room addition). The placement and detailing of the structure fit in well with the existing ivy arches creating a harmonious setting. Proposed Work: A: Addition to existing carriage house (garage structure): The proposed work to the carriage house consists of an approximate 190 sf addition on the south side of the structure. Additional work includes the removal & replacement of an existing overhead garage door which will be replaced by a pair of swinging “barn style” doors. Several other existing exterior doors will be removed and replaced with new to match the existing (refer to plans). The existing composition shingle roof will be removed and replaced with a new composition shingle roof that matches the main house. All existing windows are to be restored. The use of the new addition will be that of a workshop and storage. Materials: The new addition will be a brick & frame structure to match the existing. The roof will be composition shingle to match that on the carriage house. The one new window will be painted wood to match the existing. The cornice and gutter detailing and materials will also match that of the existing carriage house structure. All of the original brick veneer will remain on the carriage house with the exception of that being removed for the new addition. The removed brick will be salvaged and used for the new addition.

B: Proposed new guest house: Proposed Work: Located in the rear yard of the main house will be a new, approximate 1,030 sf single-story guest house structure. The placement of the structure will be centered on and directly across from the French doors within the formal living room of the main house. The architectural style will be consistent with that of the main house, integrating 3 pairs of French doors, a hip roof and similar cornice detailing. Two decorative metal awnings, located on the east and west sides will match those being added to the main house as well. Materials: Exterior materials on the guest house will match the main house, with brick veneer on all sides. There will be three new solid wood painted French doors with proportions and detailing to match those along the existing south elevation of the main house. The roof will be composition shingle with a painted cornice and copper gutters and downspouts to also match the main house.
