Nunda Township Assessor’s Monthly Meeting Report
Mission Statement
The Nunda Township Assessor’s office mission is to administer the township
assessment program in a manner that will result in public confidence, we will be
diligent in our responsibilities, we will strive to deliver the highest degree of
accuracy, productivity as well as fairness, all while continuing to be good financial
stewards with the resources the taxpayers have entrusted us with, and always
remembering it is the taxpayers we are here to serve.

Re: Assessor’s Office March Monthly Activity Report
The activity in the assessment office continues to center around the preparation of the 2017 assessment roll.
The certification of the assessment roll from the county to the township took place in March, however, the
preparation of the assessment roll has been well under way since December of 2016.
The 2016 McHenry County Board of Review decisions were mailed on March 8th and dated March 10th. Any
property owner that did not agree with the decision that was made by the Board of Review is given 30 days
to file an appeal with the Illinois Property Tax Appeal Board. Note along with the instructions that
accompanied the board’s decisions we also posted details on the Nunda Township Assessment web page.
The Illinois Department of Revenue has determined there will be no need for a state equalization factor for
McHenry County for the 2016 assessment year. The McHenry County Clerk and McHenry County Treasurer
will now complete the next two steps in the tax cycle which will be the setting of tax rates and preparation of
2016 tax bills.
Data continues to flow into the office thru recorded sales, building permits, as well as data that continues to
be collected in the field by our data collection team members.
Sales that flow thru the office not only have to be entered in our CAMA system, in addition, the conditions
of each sale must also be verified so only sales that meet certain criteria are used further in developing future
assessments. In addition, qualified sales are used in defending current assessments, as well as being used in
data modeling and sales ratio studies. The verification process allows only for qualified data to be used in all
phases of the assessment process which leads to the development of quality and defendable assessments.
The extensive project of updating the photographs for township properties has been completed. As a
reminder, this project was to bring photos of all properties to a date taken of no greater than 10 years. The
maintaining of the 10 year photo update will be an annual on-going project.
I would also like to mention with the ending of the fiscal year which began April 1st 2016 and ended March
31st 2017, if there are any board members that have any questions or concerns with the budget which I
prepared and submitted for the assessment office on January 12th 2017, please feel free to contact me.

I have mentioned many times in the past your township
assessment office is a large repository of information.
We are constantly gathering and analyzing data which is crucial
for the development of Fair and Equitable assessments.
On the following page is a simple example of information that
has been put together in a few simple charts using information
that is readily available on the assessment webpage.
The information that is available on the assessment webpage
can and should be used when checking the accuracy of your
assessment.
Although the information that is published in book format on
the webpage deals with sales activity, there are many ways to
use this data as well as other features on the webpage to look
at assessment equity.
Assessment notices will be out before you know it and it would
not hurt to do a little research.
Visit the webpage, share with the office what you like and what
improvements you would like to see.

posted quarterly on our webpage.
Drilling deeper into this data could help you develop a fair estimate of Market Value of your
