ConurbationThe biggest, approximately 200 hectaresintegrate undeveloped area of downtown

Budapest is to be found on the northern part ofCsepel Island. The area is south of thetraditional town centre, and is surrounded by

two branches of the Danube, the main branchwest of the area and the Soroksri branch east

of the area. The site can be approached on themain north-south road by car and by the local

urban railway line (HEV) going to the bighousing developments and industrial areas ofCsepel Island further south.

SiteAt present the site is completely flat and haspractically no existing buildings. Most of the

area is plough-land and has been agriculturallyused till now. The Soroksri Danube branch onthe east is regulated and bordered by a

protected forest belt. The buildings at thenorthern end of the island have light industrial

use and will stay so in the near future as well.On the western side of the main north-south

road the new central sewage plant of Budapestis going to be built in the near future.

ProgrammeThe bridge and the connecting east-west roadover the Soroksri branch of the river is going to

be built in the near future, while thecontinuation of the road over the main branchof the Danube is only planned to be built over a

longer period. Parallel to and east ofSzabadkikto t a main road and a canal is

planned. This new road and canal shouldestablish the network of the new developments,

with more intensive areas close to Szabadkiktot and less dense areas close to the canal. Northpart of Csepel island should propose newurbanity with new residential intensity.

Issuesfunctional :The main access to the area is going to be the north-south road(Szabadkikto t) with a new station for the urban railway line. A new east-west road connection is also planned.

social :The task is to develop the northern part of Csepel Island into anurbanised mixed residential area with some direct links to the water.

perceptual : Although the developed area cannot have a direct link with theregulated Soroksri Danube branch (because of the protected forest belt), it hasbeen decided, that the area is going to be developed as a residential areainterwoven with water.
