This iconic building was completed in October

1983 and designed by award winning

architect Philip Johnson and partner John

Burgee, and is reminiscent of the Dutch Gothic

architecture of canal houses in The Netherlands.

The northeast corner of the structure houses a

building within a building that was originally the

freestanding Western Union building. When

relocation of the telegraph cables proved infeasible

new structure was built over the building. This

building within a building is now under construction

to once again evolve and become the most

dynamic restaurant space in downtown Houston.

HOUSTONTHEATER DISTRICTThe Houston Theater District, a 17-block area in

the heart of Downtown Houston, Texas, is home

to Houston’s nine performing arts organizations,

the 130,000 square foot Bayou Place

entertainment complex, restaurants, Sundance

Movie Theater, plazas, and parks. More than

two million people visit the Houston Theater

District annually. The district, with 12,948 seats

for live performances and 1,580 movie seats,

ranks second to New York Cty for the number of

theater seats in a concentrated downtown area,

and is one of only fi ve cities with permanent

professional resident companies in all of the

major performing arts disciplines: the Houston

Grand Opera, the Houston Symphony Orchestra,

the Houston Ballet, and The Alley Theatre.

$25M RENOVATION

PROJECT PLANNED FOR

JONES PLAZA IN DOWNTOWN

HOUSTON

Nearly 20 years after a $6.5 million makeover, Jones Plaza in downtown Houston’s Theater District will be upgraded once again.

The plaza will undergo a $25 million redevelopment project thanks to a partnership among Houston First Corp., which operates the city’s convention and performing arts facilities; the city of Houston; and the Downtown Redevelopment Authority, a city economic development organization, according to a press release. Construction will begin in May and is expected to be complete in November 2020. Los Angeles-based Rios Clementi Hale Studios is leading the project, and a list of the project partners is at the bottom of the story.

The DRA has committed to contributing $5 million. Houston Astros owner Jim Crane and the 2017 World Champion Astros’ Foundation are leading a fundraising campaign for an additional $20 million, and Crane has donated the first $1 million.

When finished, the 1.5-acre Jones Plaza — which is bounded by Texas Avenue and Louisiana, Capitol and Smith streets — will be a “vibrant, programmable venue that can be used both day and night,” per the release. Features will include:

Easy access to garages, the tunnel system and theater facilities.• Shade features, such as trees.• Art installations.• Moveable seating and tables.• Water elements.• Flexible performance space.• Lighting elements.

Additionally, Jones Plaza will include a 4,000-square-foot dining facility offering fast-casual and seated service for breakfast, lunch, dinner, dessert and drinks, per the release. Plans calls for the building to have transparent walls with indoor and outdoor seating, a shared kitchen and restrooms, and private events space.

Houston First put out a request for proposals in August 2017 and at the time had budgeted about $18 million, per reports.

Rios Clementi Hale Studios’ design concept for Jones Plaza was chosen out of five finalists that included Oakland, California-based Hood Studios; San Diego, California-based Office of James Burnett; Philadelphia-based Olin Partnership; and London-based Zaha Hadid Architects, a spokesperson said.

Rios Clementi’s plan is called “Urban Choreography,” and it was inspired by the movement of people and places around the plaza.

“As the focal point of the Theater District, the plaza will offer unique experiences and discovery with its various pathways and physical materials,” the release stated. “It will also encourage the daily rhythms such as walking, talking, drinking, singing and dancing — making Jones Plaza a social destination.”

Nate Cormier, a principal of the firm, described the plaza as having dual roles: “An inviting green oasis that contributes to the daily life of downtown residents, workers and visitors — and at the same time, it must flexibly accommodate a wide range of cultural programming and special events.”

Jones Plaza first opened in 1966, and in 2001, it underwent a $6.5 million makeover. That project, by Houston-based Bricker + Cannady Architects, added pedestrian ramps, a permanent stage, concession facilities, restrooms, a fountain and more.

A 2025 master plan for redeveloping the Houston Theater District — with transforming Jones Plaza as its key element — was published in February 2015 by Houston First.

In addition to redesigning Jones Plaza, the master plan also called for developing “Bagby Boulevard” along Bagby Street as a pedestrian-friendly activity corridor and creating “livable streets” as another pedestrian network. But the plan’s “Center Stage” — approximately four square blocks including Jones Plaza and Ray C. Fish Plaza — was described as the key to revitalizing the district.

“Regeneration of Center Stage is the most critical step in creating a vibrant, sustainable future for the Theater District,” the master plan stated. “It is envisaged that future development will create new areas of public open space, expand the pedestrian-friendly environment and focus on large opportunity sites for redevelopment.”

Per the master plan, there are several parts to the center stage renovation

project, including redesigning Jones and Fish plazas, constructing cafes at both plazas, establishing festival streets and a shared street, installing multimedia art, and constructing a new building to house venues and retail options.

The Theater District covers 17 blocks and has the following venues: Jones Hall for the Performing Arts and Wortham Theater Center, both operated by Houston First; Alley Theatre; Hobby Center for the Performing Arts; the Downtown Aquarium; and Bayou Place, which includes Revention Music Center, the AMC Houston 8 movie theater, the Hard Rock Cafe and more.

This fall, Lyric Market food hall will open within the district at 411 Smith St. The $58 million, 31,000-square-foot culinary destination is modeled after international food halls, including New York’s Chelsea Market.

Houston’s Theater District was hit hard by Hurricane Harvey. Alley Theatre experienced damage to Neuhaus Theatre and its lower-level lobby, dressing rooms, support facilities and props storage. It has since reopened. The Wortham Theater Center took on 12 feet of water and isn’t expected to reopen until the fall.
