Is there a perfect season in which to sell your home? The time of year is often a factor but so, too, is the ever-fluctuating real estate market, ac-cording to Barbara Radke, CEO of the Radke Agen-cy in Westlake Village.

Considered one of the top-selling realtors in the Conejo Valley, Radke left the corporate world in 2005. Inspired by the book “The Millionaire Real Estate Agent,” by Gary Keller, founder of Keller Wil-liams Realty International, Radke pursued a career in real estate.

In 2008 Radke became a partner with Keller Wil-liams, Westlake Village. Her team, The Radke Agen-cy, earned the #1 award for Team Listings in 2016 at Keller Williams® Westlake Village Market Center.

Radke, who hails from Los Gatos, California, en-joys her life in Westlake Village with her husband, Tom, a private investigator. She has two children, Lauren, 26, a federal agent, and Travis, 24, a pro-fessional baseball pitcher in the San Diego Padres organization. Both recently married, the kids en-joy spending time with Barbara and Tom at their cabin in Montana.

Conejo365: Let’s get right to the issue. Why is this the best time to sell your home?

Barbara Radke: Currently, our inventory levels are the lowest they’ve been in quite some time. Plus summertime is when most buyers want to make the move. They want to wait until school is out. Then they want to make sure to get their kids settled into a new home and school district before the school year starts again in the fall.

365: How is the market doing right now?

Radke: The Conejo Valley is enjoying a strong start to the summer selling season, but a lack of midrange housing inventory (generally priced between $400,000 - $700,000) remains an issue and is pushing prices higher. The absorption rate is the rate at which available homes are sold dur-ing a given time period. It is calculated by divid-ing the average number of sales per month by the total number of available homes. Here in the Conejo Valley, the absorption rate is 2.35. First off, a “normal,” “healthy” market usually has six month’s

supply of inventory. Anything under that may re-sult in multiple offers since there aren’t very many homes for sale right now. It’s definitely a seller’s market.

365: What is the median sales price in the Conejo Valley right now?

The median single-family home price is $834,750.

365: Why is the Conejo Valley considered a good real estate market?

Radke: The Conejo Valley is one of the most afflu-ent areas in the country. Being adjacent to nation-al parkland that extends all the way to the ocean, we are able to enjoy a mild, year-round Mediter-ranean climate that offers warm, sunny, dry sum-mers and cool winters, considered Idyllic living conditions. Surrounded by rolling hills, majestic oak trees, and open space what’s not to love? The Conejo Valley schools both public and private are excellent and we have the additional academic benefit of having a college in town–California Lutheran University which helps to make this area extremely desirable for family living. All of these things along with our low crime rate is what brought us to relocate here from Scottsdale, Ari-zona 25 years ago.

365: If a homeowner is thinking of selling, what are the first steps he or she should take?

Radke: A home is typically the most expensive business transaction someone will ever be in-volved with in their entire lives. Unfortunately, many people ask more questions when getting their hair cut than they do when it comes to sell-ing and buying their home. The first step they should take is to find two or three different agents that they’d like to interview. Some of the things they should look for are number of transactions on a yearly basis, whether they are a solo agent or on a team and, of course, past references.

365: What should a prospective home-seller do with their home before putting it on the market?

Radke: They should have a wood destroying pest and organism inspection done. In addition the Water Conservation Act was just passed–California law (Civil Code §1101.4)–requiring all single-family residences built on or before January 1, 1994 to be equipped with water-conserving plumbing fixtures after January 1, 2017.

365: How do solar panel systems affect sales?

Radke: It depends on whether a homeowner owns or leases their system. If a homeowner is looking to put in a system, there are pros and cons. They should be aware that if they want to sell their home, every solar company has different terms. If I were going to install a solar panel system, I would review the contract and/or lease carefully with a

real estate attorney before signing it.

365: What else should a homeowner consider be-fore showing their home?

Radke: People need to realize that the way you live in a home isn’t the way you sell a home. Take yourself out of the role of being a homeowner and put yourself into the role of being a buyer.

365: Is this where staging becomes a factor?

Radke: Absolutely! My agency offers a comple-mentary staging appointment. We bring our stag-er with us to do a walk-through of the home from room to room as well as the exterior of the home. The seller will then get a detailed written report on what can or should be done based on the seller’s budget, which includes links to make it easy for them to see the ideas that are being suggested as well as paint color suggestions if needed.

365: What does staging entail?

Radke: It can be a broad range from just declut-tering to painting to a full remodel and any mix in between. We know the things that bring the big-gest return and really try to focus on them.

365: If a seller can only afford to remodel one room in the house, what should it be?

Radke: The kitchen always has the biggest return on investment.

365: Once someone has brought you on as a real-tor, how do you proceed?

Radke: When we meet for our initial consultation, which usually lasts around one-and-a-half to two hours, I take them through the three stages of sell-ing a home and an introduction to my team.

365: Which are?

Radke: One, what we do prior to putting the house on the market. Two, what we do once we’re on the market. Three, what we do during the ne-gotiations, escrow and closing process. This way, they understand what will happen every step of the way.

A “staycation” wouldn’t seem much like a “vacation” without a place to stay that’s away from home. The Palm Garden Hotel in Thousand Oaks is that special oasis, just off the 101 Freeway, that’ll make your getaway feel like you’re a million miles away.

The Conejo Valley landmark first opened its doors in 1971 as a Holiday Inn. The hotel has changed names and ownership over the years until the early 2000’s when it assumed its current title. In 2012, the property was purchased by local entrepreneur and developer, Harry Selvin, who partnered with Brendan’s Irish Pub & Restaurant to establish the renowned eatery onsite.

“Since its purchase, there’ve been upwards of $4 million dollars in renovations and updates,” says Steven Ortmann, Palm Garden’s general manager. “Both interiors and exteriors have been completely flipped. And we’re still making improvements.”

There are brand new pet-friendly rooms for guests traveling with their “fur babies,” and the hotel will also be introducing in-room tablets for guest personal use during their stay.

In addition to the remodeled architecture, new

additions include a revitalized lobby, original artwork and a custom-made pool table that once belonged to the late comedian, George Burns, situated in the expansive Hollywood Suite.

An independent boutique hotel, the Palm Garden is well known by international guests. “What makes us different from the big name hotels is our personalized service,” Ortmann says. “There’s nothing cookie cutter about us. It’s our attention to detail that our guests appreciate.”

Though the hotel has become renowned for its corporate and social banquet facilities. Ortmann says the hotel is the perfect escape for couples and families alike. Set on eight-and-a-half sprawling acres, the Palm Garden offers a full buffet

Stagecoach Inn Museum: Journey back through Conejo Valley history by visiting this landmark site in Newbury Park. The Stagecoach Inn was originally the Grand Union Hotel, built in 1876. The hotel was used as a regular depot for the Coast Stage Line, 1887-1901, for travelers from Los Angeles to Santa Barbara. Currently owned by the Conejo Recreation and Park Department, the

museum houses a carriage house and blacksmith shop, a replica of an old schoolhouse, a Chumash village and so much more. There is also a gift shop located inside the museum, great for souvenirs of your local staycation. The museum is located at 51 South Ventu Park Rd. Phone: (805) 498-9441.

Paramount Ranch: Spend the day exploring this renowned old western town and hiking trails. Now run by the Santa Monica Mountains National Recreation area, the historic setting once housed sets from classic films and television shows. Reyes Adobe: Chock full of local history, the Reyes Adobe was built by early landowners Jose Reyes and Maria Altgracia Reyes de Vejar. In 2004, the Reyes Adobe Historical Site officially opened its doors to the public following major renovation. The site offers educational programs, a museum displaying artifacts and furnished rooms and hands-on exhibits. The grounds also features an outdoor playground and picnic facilities. Leonis Adobe: The adobe dates back to 1844 and was acquired by Miguel Leonis and his Chumash wife, Esiritu Chijulla, in the 1870s. Radke: There are four stages of negotiation that take place during the home selling process. I see myself as my clients’ biggest advocate when it comes to price and value. The role that I play starts very early. Every real estate transaction in-volves at least four negotiations. The first nego-tiation starts when we are showing their prop-erty and buyers and agents call on the property. The way we position your property is going to have an effect on the offer we get. Doesn’t that make sense? Then when we receive an offer, the way we negotiate the offer can have an effect 1-10 percent up or down. The third negotiation that happens is during the inspection period. The fourth negotiation is when an appraisal is done. There are all kinds of negotiation and problem-solving throughout the process, so hir-ing an expert in negotiations is critical.

I received my MCNE (master certified negotia-tion expert) designation earlier this year as the art of the deal is my absolute passion. I’m now taking an eight-week negotiation class from Chris Voss, who is a former FBI hostage negotia-tor known as the world’s best and the CEO of The Black Swan Group. His book, “Never Split the Difference, Negotiating As If Your Life De-pended On It,” is completely fascinating and one of the best business books I’ve read.

365: What’s the most important takeaway from a good realtor?

Radke: Someone who listens first and seeks to understand what his or her client’s objective truly is. Clients should work with an experienced real estate agent who knows the local market inside and out and is highly skilled as a negotia-tor; someone who is organized, transparent and responsive that will make time for clients and will never make clients feel like they are not a priority. A rock star real estate agent will have good references, an excellent track record and a reputation to be proud of.
