Date, Place and Time The meeting will be held on Tuesday 26 February 2019 at Jags Café, Newington Village commencing at 8am.

An owner or the nominee of a corporate owner can attend Executive Committee Meetings but cannot address the meeting unless the Committee agrees.

That the minutes of the previous executive committee meeting held on 23 October 2018 be accepted as a true and accurate record of the proceedings at that meeting.

Motion 2 Financial Statements Appendix 2 Financial Statements

That the draft financial statements for the period ending 31 January 2019 be adopted.

Motion 3 Security Monitoring Replacement Program

a. That, the strata manager provides an update in relation to progress of tender forsecurity monitoring (and patrols); noting the following companies have beeninvited to tender; H & H Security; Sentinel Security Group; Citiguard; and Ultimate Security.

b. That, the committee discuss and agree on a time frame for replacement ofmonitoring units to be put to owners for approval.

c. That the committee resolve to call an Extraordinary General Meeting for thepurpose of obtaining approval for the security monitoring replacement program, at a date, time and location to be decided.

Motion 4 Estate Manager’s Report

a. That, the Estate Manager provides an urgent update on the status of repair of the‘Newington’ sign.

b. That the Estate manager report be tabled, and action resolved accordingly.

Motion 6 Estate Matters That the executive committee discuss estate matters and resolves any action in relation to compliance, maintenance and upkeep as deemed appropriate.

Motion 2 Financial Statements

Motion 3 Estate Managers Report

RESOLVED that the minutes of the previous strata committee meeting held 16 August 2018 be confirmed as a true record of the proceedings at that meeting.

RESOLVED that the financial statements as presented by Strata Sense Pty Ltd for the period ending 30 September 2018 be accepted.

Breaches No Estate managers report was tabled, however Tony Hole confirmed that he personally is once again assigned to Newington P3 & P1-North and that reports will be produced monthly and emailed (as well as tabled at meetings) as was the previous arrangement.

Applications Application from Eko (Strata Plan 83336) for landscaping works was tabled and APPROVED.

The committee noted Eko had received an application for a butcher to operate in one of the retail lots. The operation will not include delivery or storage of carcases but will sell pre-packed meat. Upon receipt of an application the Community Association will provide its consent.

Improvements It was NOTED by the chair that NBN fibre installation was resulting in visible progress through the suburb and it is expected first NBN connections will be available by the new year.

Motion 4 Estate Matters

Closure

The following matters in relation to P-3 were discussed and action resolved as noted;

Security Strata Sense tabled a draft request for quotes document for the installation of new in-home security monitoring devices, monthly monitoring services and security patrols. It was AGREED to issue the request for quotes to three companies plus Secom, with the addition of an option for self-monitoring to be added to the tender requirements.

Newington Neighbourhood Association (NNA) Strata Sense discussed its willingness to manage the NNA including operating the trust accounts and arranging two events a year subject to agreement that owners volunteer as board members/Directors. Christian Kent, Dr Ann Collins and John Eggleston all volunteered.

The Newington Sign – Missing Letters The committee were informed that after some investigations, John Stuart had secured a solution for replacing the letters and work would be completed shortly. A sample will be provided also for possible solutions to prevent the signs being removed.

6 Monterey St – Painting The committee, upon noting that the owners had ordered and been delivered paint mixed by Dulux as ‘Grey Ghost’, RESOLVED that no breach of the ALS had occurred and as such no further action is required.

RESOLVED that the next executive committee meeting be held at time on Tuesday 15 January 2019, in Jags Cafe at 8am.

There being no further business the chairperson declared the meeting closed at 9.02am
