La sensibile crescita del mercato immo-biliare residenziale in termini di volumi nel 2016 (+18,4%) e il successivo con-solidamento del 2017, fanno stimare un 2018 in crescita sempre a ritmi contenuti, nell’ordine del +4-6%. Positivo trend in termini di compravendite anche nel seg-mento pregio, con prezzi che vanno verso una stabilizzazione.

Il mercato italiano delle luxury proper-ties oggi deve necessariamente guar-dare anche oltre confi ne, poiché il no-stro bel paese suscita da sempre una forte attrazione tra i clienti esteri. A tale scopo, in questi anni, abbiamo instau-rato importanti partnership con Grup-pi immobiliari stranieri nelle principali global cities occidentali tra cui Londra, New York e Miami e sviluppato il no-stro network per poter intercettare la clientela internazionale.

Tra le molteplici iniziative intra-prese in questi anni, riguardanti il mercato estero, vorrei sicura-mente citare l’importante proget-to di espansione verso il mercato russo, che è diventato realtà con la nascita di Gabetti Russia, attra-verso l’apertura di due fi liali a Mo-sca e quattro in Crimea. Obiettivo è quello di arrivare nel prossimo triennio ad oltre trenta agenzie sul territorio. La nostra scelta di rivolgerci al mercato rus-

Dando uno sguardo più generale al mercato internazionale, emerge che le richieste da parte di clienti esteri sono aumentate del 35% rispetto al 2016, con l’Italia in cima alle richieste dei mer-

cati internazionali. Menzione particolare va fatta per la città di Milano, che da recenti statistiche, conquista il settimo

posto tra le mete mondiali preferite dagli investitori, superando anche una capi-tale del lusso come Dubai. Da sempre gli acquirenti esteri immaginano l’Italia come la culla della cultura e dell’ele-ganza, attratti da scenari paesaggistici unici e aff ascinanti investono spesso su proprietà d’alto profi lo. La conferma di questo trend arriva dai dati dei portali immobiliari specializzati: nel solo primo semestre 2017, su 17.000 richieste ri-

cevute per immobili in Italia, circa il 15% era riferibile a proprietà con un valore di oltre mezzo milione di euro, un dato sensibilmente in crescita rispetto allo stesso pe-riodo dell’anno precedente (fonte Gate-away). The Italian luxury real estate market has to look abroad today, as our beautiful country has always fascinated foreign customers. To this aim, in these last years, we have established important partnerships with foreign real estate groups in the main western global cities including London, New York and Miami and developed our network to intercept the international customers. Among the many initiatives undertaken in recent years, concerning the foreign market, I would like to mention the important project of expansion towards the Rus-sian market, which became reality with the birth of Gabetti Russia, through the opening of two branches in Moscow and four in the Crimea. The objective is to arrive in the next three years to over thirty agencies in the area. Our choice

to address the Russian market derives above all from the interest that this pe-ople has always shown towards Italy, which is configured as an increasingly attractive destination for new invest-ments in luxury properties.

Giving a general look to the international market, it emerges that requests from foreign customers have increased by 35% compared to 2016, with Italy at the top of the demands of international mar-kets. Special mention should be made for the city of Milan which from recent statistics wins the seventh place among the world favorite destinations by inve-stors, even exceeding a capital of luxury like Dubai. Foreign buyers have always imagined Italy as the cradle of culture and elegance, attracted by unique and

fascinating landscapes often investing in high-profile properties. The confir-mation of this trend comes from data of specialized real estate websites: in the first half of 2017, out of 17,000 requests received for properties in Italy, around 15% was attributable to property with a value of over half a million euro, a figu-re significantly growth compared to the same period of the previous year (sour-ce Gate-away). Dal rapporto rea-lizzato da Santandrea Luxury Houses in collaborazione con Nomisma emerge che, in relazione ai due più importanti mercati di Roma e Milano, la richiesta di immobili di pregio non è calata ma anzi sta crescendo stabilmente. Le lo-cation preferite dagli acquirenti restano il centro storico, le vie panoramiche e le zone più esclusive delle città. Volendo tracciare una mappa dei trend in atto nelle principali città italiane possiamo valutare come le caratteristiche della ricerca dell’immobile subiscono delle variazioni a seconda delle peculiarità territoriali. A Milano, in riferimento alle sue cinque zone di pregio, la richiesta è maggiormente concentrata sullo stabi-le d’epoca in ottimo stato manutentivo e conservativo. Qui le caratteristiche chiave delle abitazioni più richieste sono il box, la terrazza e le ampie metrature. La situazione romana è più complessa e variegata, ma anche qui c’è una ri-chiesta maggiore per i palazzi d’epoca, mentre le dotazioni più ricercate sono la vista panoramica e il piano alto. Va

sottolineato che la città eterna continua a essere la meta italiana preferita dagli acquirenti stranieri, soprattutto ameri-cani. Tutti fattori che rendono il mercato delle compravendite molto dinamico e in ripresa, anche grazie all’arresto del-la contrazione dei prezzi. Anche i trend in atto nelle altre principali città italiane mostrano un mutato scenario nel mer-cato immobiliare del lusso. Gli immobili di pregio sono oggi misurabili attraverso le caratteristiche intrinseche ed estrin-seche: piano, esposizione, presenza di terrazzi, finiture dello stabile; ma anche qualità del contesto, vicinanza ai mezzi di trasporto e ai servizi.

All factors that make the buying and selling market very dyna-mic and recovering, also thanks to the stopping of the price contraction. Trends in other major Italian cities also show a changed scenario in the lu-xury real estate market. The valuable properties are now measurable also through the intrinsic and extrinsic cha-racteristics: floor, exposure, presence of terraces, finishes of the building; but also the quality of the district, proximity to transportation and services.
