Addendum to the Seller Property Information Statement relating to question 9 a. on Page 3.

Basement at 266C Green Point Lane

Like many areas of Prince Edward County rock is close to the surface on Green Point. Looking at the shoreline one can see the flat rock.

When excavating for the home the dirt was scraped off until flat rock was exposed. For the centre section of the basement the contractor chipped out the rock to create a small deeper area where the furnace and hot water tank could be located. This deeper area may account for 15% to 20% of the basement square footage. The balance of the basement is ½ height storage space with concrete flooring.

In 2017 and 2019 (the only time since the house was built in 1991) the water level on Lake Ontario was exceptionally high. In those years water seeped into the contained small deeper area of the basement. The sump pump did its job and pumped the water out. The water level did not reach the furnace or hot water tank. No repairs have been completed to rectify this situation since it has not been an ongoing or major issue.
