FACILITIES OVERVIEW
• What does Facilities do?

• Why is it important to the Department?
• Facilities Services helps maintain the halls so that we can use them year after year, keeping it clean and in good
condition

DEVELOPING RELATIONSHIPS
• Our strength comes from your collaborative relationships and shared goals. • Get to know the staff in your hall, recognize their hard work, and ask
them what trends they are seeing.
• Ask for feedback, they may help you learn how to submit better work orders, or share with you something they know about your floor
• Take advantage of our Custodial and Maintenance Appreciation events.
• Make door decorations for their storage closets
• Discuss who your custodian and maintenance person is to your residents during floor meetings, or at least mention who they are and how they can help
• Share feedback with them and their supervisors, especially positive feedback
• Keep your eyes open, you may learn something that will help you keep your future home in great shape

• Broom and dust pan
• Plunger
• Shut off valve
• Mop and bucket
• Water socks
• Devour
• Wet floor sign
• Sand
• Sharps Container
• Tool kit
LOCATION
• Should be at every desk
• If you run out of something, put in a work order
using Maintenance Direct/ School Dude so that it
can be replenished.
• Every hall is a little different so make sure to connect
with your RD to be shown exactly where yours are.
• *Sometimes the custodial closet.
THINGS THAT YOU CAN DO
• Minor issues (i.e. Macaroni spill or small puddle under fountain)
• Preparatory work during protein spill/vomit **Note: NEVER use Devour on carpet
• Make a proper/accurate report for RDOC information.
• Blocking water by utilizing water socks in the event of a flood
HOW TO/PROPER USE
• Broom and Dust Pan: Sweep. Place the pan. Sweep. Back it up. Sweep. http://youtu.be/ggzcXRDA-FQ?t=28s
• Plunger: Completely encircle hole with plunger. Plunge. Release. Repeat. http://youtu.be/KGndCGSEVwQ?t=18s
• Shut off valve: Turn.
• Mop and Bucket: Clean water. Dip mop. Wring. Get it up. Dip. Wring. Replace to dry out.
• Water Socks: Place around water to block from doing more damage
• Devour: Less is more. Sprinkle product on top of protein spill. Cover with paper towel. Put out a wet floor sign. Call RDOC and wait for COC.
• Wet Floor Sign: Place as close to issue as possible
• Sand: Sprinkle liberally on top of icy areas
HOW TO/PROPER USE
• Electricity is out only in one room?
• Flip the tripped breaker!
• Ask your RD for the specific locations of your breaker box

• Overflowing toilet?
• If it is clean water (no feces/urine), you can try to turn off
the water supply.
• Remember, lefty loosey, righty tighty

OTHER INCIDENTS DURING/AFTER HOURS
• Clothes stuck in washing machine
• Frozen AC units
• Elevator stops working
• Keys/other items in elevator shaft
• KeyWatcher box is beeping (certain halls)
• Emergency exit doors sounding
MAINTENANCE GUIDING PHILOSOPHY
• On-call: Can this issue wait until tomorrow morning?
• Examples of things that can wait:• clogged toilets that can be plunged by the student using the
plunger at the desk
• elevator with no one stuck inside and at least one elevator in the building is functioning
• General rule of thumb: things that we can fix or things that do not affect the students’ ability to sleep and attend class
MAINTENANCE GUIDING PHILOSOPHY
• On-call: Can this issue wait until tomorrow morning?
• Things that can NOT wait:• overflowing/clogged toilets/sinks/shower that won’t stop even
after student has used plunger
• hall-wide power outages
• elevator with someone stuck inside
• weekend a/c problems
• exterior door problems
• General rule of thumb: things that affect students’ ability to sleep and attend class
WHEN TO CALL RDOC
• * Before anything, make sure to assess the situation
yourself. No he said, she said.
• Bodily fluids (Protein spill, blood, feces, urine, etc.)
• Flood
• True AC issue
• Serious leak
• Issue of security for doors
• * Note: In the event of leaks, make sure to
determine if it is ok for the night (i.e. bucket can be
used) or if it needs to be fixed that night.
HOW TO CHIRP THE RDOC
• Push red button on the side of the on call phone while it is flipped open.
• Look for
• Press and hold red button on the side to alert RDOC.
• After response, press and hold to talk to RDOC.
• Make sure to release the red button after you’ve finished speaking or you won’t here anything from the RDOC.
• *You don’t have to call the RDOC from your cell phone
MAINTENANCE ON-CALL & CUSTODIAL ON-CALL
NEVER contact COC or
MOC directly! Only
RDOC should do this.
• Also, please remember that some of
our MOCs and COCs live more than a
half hour away so it may take some
time for them to respond
• Always meet MOCs and COCs and
escort them to the issue if you have
been requested to by the RDOC
