Fallen Timbers Fairways

is an 18 hole USGA regulation public play golf course. We provide practice and instruc-tion on our driving range and practice green, full food & beverage service in the bar and grille and host several different functions in our banquet facility.

The community, to date, has over 200 single family homes and over 150 condominiums. Initial construction for the new Legends community will begin in the Spring of 2015.

Located in western Monclova Township, 1/2 mile from the Shop’s at Fallen Tim-bers, the project is ideally located with fabulous schools and postcard settings!

What if I don’t play golf ? Don’t worry; living at

Fallen Timbers is largely about enjoying the vast open spaces provided by the golf course. For those who do enjoy a round of golf, Fallen Timbers has created unique “fee friend-ly” programs for our residents. Either way, access is al-ways available for you to the clubhouse, driving range or the golf course.

Can I use my own builder? Yes, you may bring

your own builder for use on our single family properties. All construction within the Legends development will be handled by Gulfstream Development, who bring years of experience for this specific housing market. Their resume includes Waterside Monclova & Waterside Sylvania.

What are the significant aspects of the Restrictions? Fallen Timbers deed and building

restrictions are similar to most development restrictions. Utilized to provide for harmonious home construc-tion that creates attractive streetscapes and protects individual homeowners investment.

What are the taxes’ in Monclova Township? There is no municipal or payroll tax charged in Monclova Township! While many municipalities charge an opera-tional tax (for police, fire and refuse services) there are no non-real estate taxes imposed in Monclova. Regardless, Monclova provides bi-weekly curbside refuse service, cen-tralized recycling, curbside leaf & holiday tree removal as service to its residents!

As for real estate tax’s, Monclova Township’s present ef-fective rate is less than Sylvania, Perrysburg, Springfield and Waterville Townships! While, the amount assessed is based upon the value of your home, Monclova remains one of the areas more affordable communities in respects to real estate tax’s.

What do my Real Estate Tax’s do for me? Real Estate taxes are charged by the county and

are used for general operating expenses, which include roadway and utility maintenance and all other county operated services. Significant portions are returned to the local government (Monclova Township) and the school district (Anthony Wayne) and represent a majority of these organizations operational funds.
