The Citrus Park Drive Extension Update: Fawn Ridge has secured the services of David Fuxan for the purpose of designing a new entrance to Fawn Ridge that can be integrated into the design plans for the Citrus Park Drive Extension. The board expects to have preliminary designs someƟme in May. The primary focus of the preliminary design work will be the site of the exisƟng Hannigan wall, how to enhance it and seamlessly transiƟon it into a recognizable community landmark. The main concerns for now are: structure shape and size, setbacks, uƟliƟes corridors, sight‐lines. Once these pracƟcal items are established the ornamental details will then be considered. We shall keep you updated with further developments. In the meanƟme let your commissioners know that you are concerned with the status of the right‐turn lane into Fawn Ridge from Citrus Park Drive. Dave recently reƟred from a management posiƟon at Time Customer Service. We thank Dave for all his years of selfless service and wish him and his wife, Cynthia much happiness in their new community. Speeding in a residen al neighborhood is senseless,

Fawn Ridge Fining Commi ee Meets

On January 24th, the Fawn Ridge Fining Commi ee met at the

Upper Tampa Bay Library and reviewed 19 cases that had

been recommended for compliance enforcement or fines.

The purpose of the fining commi ee is to review the Board of

Director’s recommenda ons and to enforce the deed

restric ons by imposing fines on owners whom have either

refused to comply or have inadequately complied with

Associa on’s requests for maintenance and compliance with

the deed restric ons.

Typical cases that are brought to the commi ee consists of lawn maintenance issues, requirements for pressure washing and

paint, noncompliant structures, unapproved improvements, parking on easements and yard, commercial vehicles. Florida

statute allows HOAs to impose fines of up to $100 per day, per viola on.

The main objec ve of the fining commi ee is not to produce income for the associa on but to hold owners accountable to a

standard of care and maintenance of their Fawn Ridge property. Fines are due and payable just like regular HOA assessments.

Please maintain your property. A good looking home and yard maintains property values. There are a lot of residents readying

to sell their homes. Fawn Ridge owners that want to sell deserve to get top dollar for their homes. Everyone that owns in

Fawn Ridge made a legal commitment to maintain their home and lot and that legal commitment runs with the

land. Let’s keep our commitment.

What will your lawn need this spring?

Many nursery websites recommends that owners apply a product that will help promote the decomposi on of lawn thatch. Some recommend a product called Soil Ac vator, but also advises that raking up the leaves and thatch, compos ng it with lime and cow manure and spreading it out into the lawn is equally beneficial. Sounds like too much work. I think that I’ll just buy the Soil Ac vator. A Weed and feed product is also recommended before the average temps get back up to 85 degrees. Be er check this one off the list soon. A pre‐emergent weed killer may also be indicated during the spring and the site recommends pre‐emergent weed killer about four mes per year. it’s also me to hit the turf with a granular pes cide. Make sure that you alternate treatment with different types of pes cides throughout the year. In that manner you will reduce the probability of having insec cide resistant pests with a “come at me, bro” a tude as they eat away at your yard. It’s me to prune and reshape trees and get rid of all the cold damaged branches. The cuts should be made to right above where there is some indica‐
