What to look for when visiting a house
So, you want to buy a new home and you have found a few potential properties. But how can you tell the difference between a “dream home” and a “heap of junk”?
Buying a home is a big decision that should be made rationally. For this reason, there are certain things you should look for when visiting a house for the first time. For example:
• Are the walls straight?• Is the chimney in good condition?• Does the foundation show signs of cracks or weakness?• Are there large trees planted too closely to the house?• Do the exterior doors shut properly? • Are there any drafts around them once they are shut? • Are there any cracks in the walls close to doorframes, window
frames or in the corner of ceilings?• Is the ceiling level?• Do all the inside doors open and shut properly?• Do the windows open and shut properly?• Is the floor solid? If ceramic tiles have been used, are they cracked?• Has any mold or mildew built up around the windows or in the
bathroom?• If the house has a fireplace, are there any signs of smoke over the
hearth? • Is the damper airproof?• Are there any odours in the basement? • (A perfumed scent might be due to the owner trying to mask
humidity or animal urine odours.)• Is the cement floor in good condition?
Finally, visually inspect all the drains, pipes and kitchen and bathroom fixtures to make sure they are in good condition. Making a checklist of the above questions and bringing it with you when visiting new homes can be a great help.
You should have your dream home inspected in order to avoid any unexpected surprises.
Buying a home requires a lot of thought… and action!
When it comes time to buy a home, most people already have an idea of what type of residence they are looking for, such as a single-family
unit, a duplex or a multiple-unit dwelling. Chances are they also have a good idea of their price range.
Buying a home can be much easier with a bit of planning and by taking a close look at your specific needs. For example, what are the municipal taxes for the area and which services are available?
Hiring an experienced real estate agent is another smart move. These professionals will dedicate their efforts to finding the exact type of home you are looking for. By having an agent do all the preliminary legwork for you, you won’t have to waste time visiting inappropriate homes.
But real estate agents aren’t mind readers. That means you should provide your agent with as much information as possible. When you first sit down with him or her, outline all your requirements precisely: the type of environment you are looking for, the approximate lot size, as well as the type of home and the number of rooms. Also mention any other important elements you are looking for, such as a specific heating or ventilation system. All this information will allow your agent to narrow the search to those homes that can meet your needs.
Once you have decided on a particular property, your agent will submit a purchase bid to the owner or developer (in the case of a new building). This bid may be conditional on the building’s inspection or on the sale of your current home. Certain requests may also be included in the bid, such as requesting that certain elements be left in the home, such as the dishwasher, vertical blinds or decorative items.
Taking your family’s needs into consideration before
buying a home
Buying a new home can be a dream come true for many families. It will probably also be the biggest investment you will ever make in
your lifetime. Not only will a home provide a sense of security, but it will also be the primary inheritance you will leave behind for your children.
But above all, buying a home is an investment that must be carefully planned and budgeted. That means you might have to push aside your dreams and take a good hard look at reality.
For example, what is your current situation, and do you expect it to change in the future? Are you a couple without children? Do you have school-aged children? How many? How old are they? If it is just you and your partner, remember that it’s important for each of you to have your own quiet space to call your own.
Do you have family members with physical disabilities? If so, you may need extra space for special equipment. What are your hobbies and interests? Does this mean having a large backyard that can accommodate a pool, or a large living room for a home theatre system? Do-it-yourselfers might want a large garage or basement for their workshop, and artists might want to have a large, bright attic to work in. And don’t forget to make sure that you have ample bedrooms and bathrooms!
You also have to consider your finances. How much can you really afford to pay for insurance, taxes, utilities and a mortgage? Don’t forget to factor in the cost of maintenance and unexpected repairs. If you cannot afford to properly care for your home, its value will surely decrease over the long run.
