The value and utilization of commercial property in Midwest City, Oklahoma and Eastern Oklahoma County will continue to be heavily influenced by the $2.9 billion annual economic impact of Tinker Air Force Base. Department stores, restaurants, convenience stores and every other retail related enterprise depend upon Tinker AFB for economic viability.
Macro-economic forces, such as “Sequestration” military transformation, realignment and recapitalization, will bring both near-term and long-term challenges and changes to the military aircraft sustainment industry sub-segment. However, the breadth and diversity of Tinker’s mission enhances its potential for long-term economic stability.
Indications are that as mission tempo attenuates in the post Iraq War Era, and as US forces continue disengagement from the war in Afghanistan, aircraft sustainment units at Tinker AFB will experience a spike in demand for depot level maintenance. Deployed aircraft have experienced delayed depot maintenance cycles in order to sustain combat capacities. Contingent upon federal budget funding, filling the backlog of these necessary depot maintenance cycles will support workflow activity at Tinker AFB well into FY 2014. This will continue to underpin the stability of the local economy.
The "ups and downs" of the national/global economy and federal budget process will impact commercial property sales/values in Eastern Oklahoma County, yet our economy should continue to substantially out-perform the national economy. Expect deal hungry, savy commercial brokers and developers to take advantage of this over the next 18-36 months.

Soldier Creek Business and Industrial Park
The US Department of Commerce Economic Development Administration has awarded a grant of $1,000,000 for Phase I development of the Soldier Creek Industrial Park (located between Air Depot Blvd. and Midwest Blvd. on N.E. 23rd Street). The initial construction phase will provide water, sewer, storm water drainage and site grading for 40+ acres. The base for streets and a rail spur will also be added in this construction phase. With the anticipated addition of a “rail switch,” the site will be marketed as "Rail Ready." PHASE I will have an estimated total price tag of slightly over $2,000,000, including city matching funds.
Even before construction begins, prospective tenants are inquiring about the Soldier Creek Industrial Park.
