Kline appointed as director of NDHFA

The Industrial Commission of North Dakota has appointed Jolene Kline as executive director of the North Dakota Housing Finance Agency. Kline has served as

NDHFA’s acting executive director since the retirement of Mike Anderson in May. Kline has been with NDHFA since 1985. In 2006, she was selected as the first director of NDHFA’s planning and housing development division, which is charged with helping communities address housing shortages and unmet needs.Moorhead maps now interactive

The city of Moorhead’s internal Geographic Information Systems (GIS) mapping application is now available to the public. This program is an invaluable resource for city staff, and it can now be utilized by the general public to access and to research a variety of information.

2014 dues payments to the Home Builders Association of Fargo-Moorhead are not deductible as charitable contributions for federal income tax purposes. However, dues payments may be deductible as an ordinary and necessary business expense, subject to an exclusion for lobbying activity. Because a portion of your dues is used for lobbying by NAHB, NDAB and HBA of F-M, the following portion is not deductible for Builder and Associate members: 10.59 percent of the total dues or $47.64. Remodelers Council members:9.00 percent of the total dues or $6.30. Affiliate members: 8.67 percent of the total dues or $2.60.Tour de Habitat set for March 8

The 2014 Tour de Habitat will be at 1 p.m. March 8 at Courts Plus. The Tour de Habitat is a stationary bike race held to raise funds for Lake Agassiz Habitat for Humanity. Last year, the event raised over $11,500!

Join a team or create your own! Each team consists of six participants who ride for 15-minute intervals. Each rider is asked to raise a minimum of $250 ($1,500 per team). Each rider is eligible to win door prizes and receives a t-shirt. There are also prizes for the most miles, most money raised and team spirit.

This is a fun day for the competitive and non-competitve, all while supporting the 2014 homes that Lake Agassiz Habitat for Humanity will build. The HBA of F-M is planning a build this year! Minnesota builders must, by law, include a set of performance guidelines with their contract for customers. Guidelines are available to HBA of F-M members through the Builders Association of Minnesota. BAM’s Building Performance Guidelines were put together by a task force made up of its members. Countless hours were dedicated to creating and refining this document to provide the best possible product for builders.

2014 priorities include Habitat build, website, member growth

Every year, your HBA of F-M board of directors sets a list of priorities. As a trade association and voice of the F-M area building industry, we tend to focus on long-term issues that can be drawn out over many months, if not years!

Some examples of issues we continue to watch for you this year include permanent flood protection, building codes-related advocacy, Minnesota’s legislative session, local and state elections in North Dakota, and basic government relations with elected officials. Last year we conducted a strategic plan that shook things up, and 2014 will see us implementing strategies to meet our one-year objectives.

Our new purpose statement is “Home Builders Association of Fargo-Moorhead promotes an environment in which members and their businesses can prosper.”

Here is what we will see rise to the top in 2014:Lake Agassiz Habitat for Humanity Build

In 2012, we took on our very first Habitat build, which was a wonderful experience and a success due to the generosity of our membership and leaders. It went so well, that we have about $23,000 left to put toward a Veteran Build this year! Watch for more details in coming months and start planning how you can help a family realize the dream of home ownership. See page 28 for more information.Strategic Plan

Internally, we will be looking at a few major items, including maximizing our investment strategy and making our health plan as competitive as possible since it is a major benefit and revenue source for the Association. We will also form a task force to evaluate our current office building and make plans for the future.

Externally, we will be working on launching a new-and-improved website, including some members-only benefits to add value for existing members. As you have probably heard, we are revamping our member meetings for 2014

and working with Media Productions to step up in regard to presentation quality. We will go from seven meetings to five per year, with our premier events being the New Year Celebration, Parade of Homes Celebration and Annual Awards Banquet.Membership

Membership is always a high priority, and we want to maintain the momentum that has been building the past two years. Our goals are 80 new members (30 Builders and 50 Associates) in 2014 with a member retention rate of 92 percent. We will also focus on continuing one-on-one member engagement meetings and building overall committee engagement from both Builders and Associates.Public Affairs

Flood concerns continue to be the biggest issue our industry faces. The threat of flooding puts a strain on consumer confidence and the large flood events in the spring take our members away from their work. The HBA will continue to support and work for permanent flood protection for the metro-wide area.

We will work with the North Dakota Association of Builders and the Builders Association of Minnesota to put forward a pro-housing agenda at the state legislature.

While the code adoption cycle is complete for another three years with Fargo and North Dakota, we continue working on providing training for our members as they adapt to changes, and watch as Minnesota readies to roll out its new code this summer.

We will host Candidate Forums for elections in the cities of Fargo and West Fargo and Cass county, along with local North Dakota state offices. As these elections bring in new faces and new ideas, we will build relationships and study new ways to partner with all local jurisdictions to better-serve our community

We will work to ensure a positive tax environment for housing, including protecting the mortgage interest deduction on a federal level.

Home & Garden Show Do’s and Don’ts:Do:• Watch for body language signals. Be attentive to

what prospective customers are really saying by watching their actions.

• Use open-ended questions to get a customer involved.

• Create an atmosphere to get the consumer talking. The more you get him or her to open up, the easier it will be for him or her to tell you about needs and wants.

• Use professional name badges. Make it easy for consumers to remember your name.

Sales Tip: Wear your name tag on the right side, instead of your left. When you greet a customer or shake hands, it will be easier to see your badge.

Don’t:• Start a conversation by saying “May I help you?”

If you start off with that kind of a question, the consumer is only going to say, “Oh, we’re just looking.” Then what will you say?

• Knock the competition. All this does is create mistrust with your customers. Knocking the competition actually backfires and hurts you more than it does the competition.

• Block entry to your display booth with tables. When you do this, you create a barrier between you and your customer.

• Stand in the middle of the display booth. It prevents customers from walking in to look at your product displays, literature and photos.

• Use company and industry jargon and acronyms. These terms may be very common to people within the business, but are totally foreign to consumers. By using industry jargon, you could actually intimidate the customer, by making him or her feel inadequate.

Sheinkopf began as a pre-teen model before his career moved him into television where he starred on Falcon Crest and the Disney movie Newsies. Soon enough he found that designing and building pieces filled a void in his life and he began building sets for commercials and music videos, which led to art direction and set design. He eventually started his own company building high-end custom pieces for celebrity clientele. 2013 sets record for single-family housing permits, total construction valueby Krista Mund, Communications Manager and Mike Obach, Public Affairs Coordinator

2013 maintained positive trends for the Fargo-Moorhead area building industry for the final quarter, and a triumphant year overall. As evidenced by the HBA of F-M’s year end building permit report, housing starts continue their push toward record highs. Total construction value is over $663 million, which continues the trend of record numbers, and supersedes last year’s record by just under $90 million; it is a 15 percent increase over 2012’s banner year.

Overall, single-family construction value increased by almost a third at 32 percent; this is a substantial jump from 2012’s record high. In fact, with the exception of public permits, all categories experienced an increase in value over 2012. There were 1,159 housing starts overall for the F-M area, up 214 from last year, and 48 multi-family starts, which was a 33 percent increase.

Perhaps most impressively, single-family construction achieved a record number of 935 starts in 2013. While overall housing starts were higher in 2004, those numbers reflected a much higher number of attached housing permits. 2013’s report shows that the market has shifted to a higher percentage of single-family dwellings, and this change helps account for the new high in overall value.

HBA of F-M President Carlita Dietz, Jay Dietz Construction, Inc., says “The home building industry finished 2013 strong, and maintained outstanding production throughout the entire year. We had great expectations for a wonderfully productive year, and we may even have been a bit reserved in those estimates!”

Dietz also noted, “Housing starts were initially slow because of a wet spring and the threat of another flood, but it looks like the numbers rebounded enough to more than make up for that. We need to develop comprehensive and permanent flood protection for the region to make sure that we can eliminate that early-season concern; then, we can focus on building enough homes to meet our ever-increasing demand.”

Fargo finished the year strong, with 521 total housing starts – an increase of 29 percent from last year. The majority of this growth was in single-family and twin-home construction. Multi-family and commercial starts remained similar to 2012. Through the third quarter, Dilworth had doubled its starts from 2012; it finished the year at that rate, going from 17 to 34 starts, and experienced an increase in residential remodel numbers as well.

While Moorhead hasn’t quite gotten back to the benchmark numbers from 2008, it did finish the year strong. The 46 more total housing starts was a 53 percent increase and a substantial improvement from 2012. City-wide efforts to expand housing aim to ensure those numbers continue on a positive trend. West Fargo finished with 93 additional starts during the fourth quarter, finishing the year with a total of 471 starts, 399 of which were for single family homes. Also, twin home construction in West Fargo increased by 10 percent , although residential remodels dropped by 34 to 266.

Each quarter, the HBA compiles the building permits from Dilworth, Fargo, Moorhead and West Fargo into a uniform report for the industry’s and media’s use. It includes summaries for each city, types of construction, valuations and comparisons to the past four years, as well as comparisons to five-year and 20-year averages.

NAHB wins case against poster rules

In a victory for NAHB, The National Labor Relations Board (NLRB) announced on Thursday that it will not seek Supreme Court review of the U.S. Court of Appeals decisions in the District of Columbia and the Fourth Circuit that invalidated the NLRB’s Poster Rule. The Rule would have required employers to post a notice of employee unionization rights in the workplace.

NAHB is a member of the Coalition for a Democratic Workplace, which was a party to the poster rule case decided by the U.S. Court of Appeals for the District

of Columbia. NAHB and other business organizations in the Coalition maintained that the poster rule violated free speech rights, and amounted to little more than an imposed advertisement for union membership.

By declining to mount a U.S. Supreme Court Appeal, the NLRB will not be able to impose this rule which had been stayed by a temporary injunction. The Court of Appeals decisions invalidating the rule will now stand.

Many of our members came together in February for the International Builders Show in Las Vegas, NV and it is my hope that new friendships and partnerships were formed to strengthen our builder’s community and our state. Events like this give great opportunities to network, to learn from peers and

experts and to market your business.That being said, I am very pleased to announce that

your North Dakota Assocation of Builders’ 2014 program of events and partnerships will be released very soon. We have created a menu of opportunities for marketing and involvement that members can use to get involved on a statewide level and to show off your products and services across North Dakota. You can choose a partner package to participate in all three NDAB events in 2014 or you can use the a la carte menu to strategically plan where to put your people, time and dollars. Either way, we hope you take advantage of all the 2014 state events have to offer.

Another reason to take advantage of statewide participation and exposure for your business is that North Dakota is growing faster than ever before. We’ve added nearly 40,000 people to our state since 2010, and estimates show that this pace will continue as long as the North Dakota economy and state opportunities continue to outshine those in other areas of our nation.

These new additions to North Dakota are consumers, employees, entrepreneurs and citizens. Make sure they take notice of what you have to offer by marketing your products, services, company culture and brand across the state in a variety of ways throughout 2014. It will also be important to keep an eye on this migration trend as you are planning future projects. Supply has still not caught up to demand in many area of our state for housing, for infrastructure, and for many other services. With net migration forecasted to increase again this year, it will be important to do all we can to manage the needs of our people, businesses, and communities. Be sure to reach out to your local associations and, of course, to us here at the NDAB with any questions or needs you many have. We are happy to help in any way that we can!

NDAB notes: Back your PAC

The housing industry faces a ton of legislative issues right now and as they’re being discussed and debated, it’s critical that we make sure that builder’s voices are being heard. NDAB-PAC is one of the best ways to ensure your voice is in fact being heard. Being able to sit down with a member of Congress, a state legislator

or a local leader is a great way to form a relationship. You get to tell them how your business is doing and what would help you out. The next time legislation comes up that would negatively affect the building industry, you’re not just a theoretical number in their district, you’re a real person that they’ve sat down and got to know. NDAB-PAC makes this happen.

As the industry and the Association have changed after the recession, the emphasis has been put back on grassroots and fundraising at the local level. These fundraising events help us to reach our goals with the National BUILD-PAC and our local NDAB-PAC. We take any and every opportunity to invite U.S. Sen. Heitkamp, U.S. Sen. Hoeven, Congressman Cramer and our state legislators to our events, meetings and face-to-face discussions. Even though North Dakota is unique in the fact that our state legislators meet for a full session every other year, their doors are open and the interim meetings are happening all year round. Whether it’s an odd or even year, donating to the NDAB-PAC is something that we request each of you to do whenever given the opportunity.

BAM announces 2013 award winners, installs 2014 leadership

Tuesday, Dec. 17, members from around the state gathered for the annual Builders Association of Minnesota board meeting and the awards dinner in concert with a BUILDPAC and BAM-PAC fundraiser. Remodeling Market Index Steady at Historical HighJanuary 23, 2014 - www.NAHB.org

According to the National Association of Home Builders, the Remodeling Market Index held steady at 57 in the fourth quarter of 2013. This is the same level as the third quarter of 2013 and the highest reading since the first quarter of 2004.

An RMI above 50 indicates that more remodelers report market activity is higher (compared to the prior quarter) than report it is lower. The overall RMI averages ratings of current remodeling activity with indicators of future remodeling activity.

“The remodeling industry ends 2013 on a high note as remodeler confidence holds steady at a historically high level,” said NAHB Remodelers Chairman Bill Shaw, GMR, GMB, CGP, a remodeler from Houston. “We expect to keep this positive momentum going in 2014 as more home owners will continue to take on remodels and repairs that had been postponed in the downturn.”

The RMI’s future market conditions index rose from 56 in the previous quarter to 58, the highest reading since the inception of the series in 2005. Three of the four major components of the RMI’s future market conditions index increased in the final quarter of 2013. Calls for bids increased from 56 to 59, the amount of work committed for the next three months from 52 to 54 and appointments for

proposals from 55 to 59. The backlog of remodeling jobs fell one point to 59.

The current market conditions component of the RMI declined two points to 56 this quarter.

“Steady existing home sales, historically favorable interest rates for home buyers and rising home equity have combined to release some of the pent up demand for home remodeling from the past few years,” said NAHB Chief Economist David Crowe. “This quarter’s RMI reading shows that the slow but steady improvement in the remodeling market will continue in 2014.”

Congratulations to Ken Krajsa, Bell State Bank & Trust, for achieving something only a few HBA members in the entire nation have accomplished – the Grand Spike Club with 1,000 spike credits!

Ken was recognized for his achievement at the membership meeting on Jan. 28. He has been a part of the HBA for almost 30 years and has dedicated his efforts and volunteered his time to growing the HBA’s membership over those years. He served on the local and state board of directors for close to 20 years and has been active on

the HBA’s membership committee since 1994. Since 2001 Ken has served as the Associate National Director for the North Dakota Association of Builders and he became a Life Director with the National Association of Home Builders last year.

Ken was an instrumental volunteer in the creation of the Home Builders Care Charity Ride and the Fargo Motor Patrol/HBC Fish Fry collaboration.

Over the years Ken has won many membership and Spike awards. He won Associate of the Year at the local and state levels in both 1994 and 2004. He received the National Association of Home Builders’ Bill Polley Award and was inducted into the Society of Honored Associates in 2006.

We are very appreciative to Ken for all of his hard work and dedication to the membership. Please be sure to congratulate him the next time you see him!

Foss Architecture & Interiors, Inc. has been around for quite some time. Originally founded in 1898 in Elbow Lake, Minn., by A.H. Foss, who was an immigrant from Christina, Norway, the Foss firm moved around to a number of different

cities in Minnesota, including St. Cloud, Minneapolis and Fergus Falls, and has been organized under a variety of partnerships. M.O. Foss settled the firm in Moorhead in 1946. Foss has been headquartered in Fargo or Moorhead since that time and has operated under the names Foss & Company, Foss Englestad Foss, Foss Associates and, presently, Foss Architecture & Interiors.

Robert Ames, the current president of Foss Architecture & Interiors, Inc., received a bachelor of architecture degree from North Dakota State University in 1987 and started working at Foss the same year. He became a partner at Foss in 1993, and was named president in 2010.

Bierschbach Equipment & Supply was founded in 1979 in Sioux Falls, S.D., by Don Bierschbach. He saw the need for distribution in the light construction equipment market and decided to start his own company. The original focus was on selling and renting light industrial construction equipment and concrete-related materials and supplies.

Biershbach then expanded to Rapid City, S.D., Sioux City, Iowa, and to Fargo in 1998. In 1995, Bierschbach retired and sold the company to his employees. This new leadership set the company up as an employee stock ownership plan, which gives stock ownership to all employees as a retirement benefit.

Mike Anderson is the current branch manager at Bierschbach Equipment & Supply, a title which he has held for 15 years. Anderson grew up in Pierre, S.D., and worked summers with his dad and uncle at Anderson Contractors, Inc., a concrete contractor company that specializes in concrete paving, curbs and gutters, walls and flatwork.

Anderson then went on to attend North Dakota State University and completed his bachelor of architecture degree in 1995.

Shortly after he opened the Fargo branch in 1998, Anderson became aware of the HBA. He says, “It is a natural fit for Bierschbach Equipment & Supply to support the HBA because we supply many materials, equipment and supplies that go into building every home. That includes: concrete forms, concrete accessories, concrete equipment, decorative concrete products, waterproofing products, drain tile, telescopic forklifts, and skid steer loaders, and more!"

Anderson has been involved with the HBA since 1998, is the current president of Home Builders Care, and has been a part of the Foundation for several years.

Remodeled Home Tour, Fall Home Show dates set for SeptemberRemodelers, plan now for entries in Remodeled Home TourThis event was created in 2012 to provide the opportunity for the Association’s remodelers to showcase their projects to the public and allow consumers to get a feel for what is possible in their homes. This event is a way to use your Association to help market your company and its services. The event budget allows for multiple advertising outlets such as radio, television, print, social media, online, etc. The exposure and recognition received through the event would become costly if one company were to try and do it alone, but with the help of the Tour it can all be accomplished and can get consumers into the homes where you’ve done work that you’re most proud of.

Contractors: here’s the catch - you must start planning now! The event is Sept. 13-14. Talk to home owners for whom you are starting projects about being a part of this Tour. Offering a discount or an additional product or service to the current project may be all it takes.

If you have a project that is already completed, it can still be entered! All you need is home owner approval. What you can do is offer a weekend stay in a hotel and cover a couple meals or maybe a cleaning service prior to and after the event. of building systems continues to increase. Building envelope, mechanical and electrical systems are critical components of building performance and continued education and training of architects, engineers, technicians, contractors and laborers is important now more than ever,” says Ames.

Despite the challenges, Ames thoroughly enjoys what he does. He says, “The most enjoyable part for me is the satisfaction of creating beautiful, yet functional, design solutions for a client to meet his or her specific needs and vision; Whether it’s a school, church, or city hall, nothing is more enjoyable than to share the excitement of a building owner or user moving into a newly constructed or renovated building that was designed to improve their working or living environment.”

The foundation, created in 1993 by the Home Builders Association of Fargo-Moorhead, is a local 501(c)3 nonprofit charitable organization.

It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction, and remodeling.

The HBA of F-M handles the administrative duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work.

Home Builders Care, HBA partner with Lake Agassiz Habitat for Humanity Veteran Build

Momentum is starting for the 2014 Home Builders Care Build! Our build will be located in south Moorhead and the family for our project should be chosen in time for the March issue of the Plains Builder. This build will be the first-ever Veteran Build in our area. We plan on breaking ground in May and are starting to gather donations of materials and labor. Here are some of the needs:

Member of the month: Clay Dietrich, Dietrich Homes, Inc.by Mike Obach, Public Affairs Coordinator

Clay Dietrich has worn several titles over the years: assistant fire chief for the city of Moorhead; president of Dietrich Homes, Inc.; and president-elect of the HBA of F-M. Most recently, Dietrich added a new, albeit less official title, while in St. Paul in December: star witness.

Dietrich, who has been active in the HBA since 1990, served as one of the principal testifiers as a coalition led by the Builders Association of Minnesota and local associations made the case against a state mandate requiring the installation of costly fire sprinkler systems in residential homes over 4,500 sq. ft. The group that supports this mandatory inclusion, made up of sprinkler manufacturers and the state fire marshal’s office, had to double check many of its statements after Dietrich testified as both a builder and an expert in fire fighting and fire suppression.

HBA Executive Vice President Bryce Johnson says, “When he’s not traveling to St. Paul on behalf of important issues, Clay can often be found around the HBA office. Besides being on the board of directors’ Executive Committee, he also serves on the Public Affairs and Parade of Homes Committees.”

He is an Adopt-a-Student sponsor for the Herdina Academy of Construction Trades and a donor to the Home Builders Care Foundation. Originally joining to participate in the Parade of Homes, Dietrich says advocacy is what has caused him to become so active in the Association. He enjoys helping to form the strong voice that represents the home building industry.

Along with his hours of research, travel and testimony on behalf of the sprinkler fight, HBA staff recognizes Dietrich for a variety of contributions to the HBA. He

helped the Codes Subcommittee work with the city of Fargo and the North Dakota Department of Commerce in developing codes that exclude restrictive and expensive energy requirements, and always takes the time to meet with local leaders on any occasion possible. His technical expertise has made him an invaluable resource to the HBA staff whenever complicated issues arise

“Clay is a tremendous advocate for the Association,” Johnson says. “He speaks with conviction, and conveys a wealth of knowledge that makes others stop and listen. We

appreciate his efforts, and it is comforting to know that he will come forward whenever help is needed.”

Dietrich and his wife, Suzy, have two children, Tom and Kelly, and one grandchild, Kate, with whom they love to fish, snow ski and rollerblade. They both also partake in diving (both are certified SCUBA instructors) and try to make a diving trip to the Caribbean each year.

Every two months in the Plains Builder, we spotlight a “Member of the Month” chosen by HBA of F-M staff. This feature’s purpose is to thank HBA volunteers and supporters by

recognizing all they do for the Association and the industry. At the Annual Awards Gala in October 2014, staff will give an “Extra Mile Award” to one person chosen from the 2014 bi-monthly winners.

Meet your committee chair: Stephanie Lindemann, Heritage Homesby Mariah Wenaas, Communications and Office Coordinator

Stephanie Lindemann, Heritage Homes, has been a member of the

HBA for ten years: two years while in college and with Heritage Homes since 2006. She serves as chairperson of the HBA of F-M’s Education Committee this year, and has been involved with the group for two years.

“I wanted to be more involved with our building community and to be able to give input on what our industry needs to be educated on,” Lindemann says regarding why she became involved with the Education Committee. Her favorite part of participating on this committee is the people. “It’s a great way to get to know other HBA members, and is also a good way to get involved with other community activities,” she says.

Lindemann believes the Education Committee is an important service that the HBA provides to the contractors in our community, which they should utilize

as a resource. She says, “the Education Committee is a great value for every HBA member.”

One note-worthy thing going on with the Education Committee is that it is changing the name of its “Lunch & Learns” due to trademark issues. The classes will now be referred to as lunch sessions.

In her spare time, Lindemann enjoys watching Vikings football, going to the lakes in the summer and down-hill skiing in the winter. She lives in Fargo with her husband, Paul (who is also active in the HBA, currently serving as chair of the Public Issues Committee), and their two dogs Zach, an English Springer Spaniel, and Captain, a Husky mix.

HBA hires Nogosek as events coordinator

The HBA of F-M has named Lindsey Nogosek to its events coordinator position. Her responsibilities include coordinating the HBA’s public events, including the Red River Valley Home & Garden Show, Fall Home Show, Spring Parade of Homes, Fall Parade of Homes and Remodeled Home Tour.

She is also involved with planning Association events including the annual golf outing.

Nogosek is a graduate of the University of Colorado Boulder, and earned a bachelor’s degree in communication. She is originally from Broomfield, Colo. She and her husband, Kory, live in Fargo with their daughter, Remy, and their three dogs. In her spare time, she enjoys spending time with friends and family, traveling, reading and going to concerts.

Economic Forecast for 2014: Steady improvement, less fiscal drag

Looking at 2014, the economic landscape looks pleasantly solid. The American economy should continue to improve, unemployment rates should keep falling, house prices should rise by about 6 percent to 7 percent from current levels, and the

manufacturing sector will continue to slowly pick up steam. Most importantly, D.C. budget brinksmanship appears to have taken a breather, thereby reducing policy uncertainty which should boost business spending and risk taking. In addition, the continued rise in consumer sentiment, along with the improving jobs picture, will ensure that new home construction continues its steady, albeit unspectacular, ascent. Lastly, while the developing world will slow in 2014, Europe is out of recession, Japan looks better and China looks OK. The only serious domestic fly in the ointment is the fact that wage growth is slim to none and inflation is too low.

With all this in mind, I expect full year 2014 GDP to come in at no less than 2.85 percent, a healthy rise from the expected 2.2 percent GDP growth experienced in 2013. As for housing starts, they should, for the first time in years, exceed a million units, with total starts coming in at 1.12 million. For all of 2014, single-family starts should total about 750,000 and in Q4, starts should hit an annualized rate of 800,000. Multifamily starts for 2014 should total 370,000 but exhibit no trend from quarter to quarter.

As for jobs, given the slowly improving labor market, expect net new monthly job gains to average close to 215,000 per month. As a result, the unemployment rate

should steadily fall from the current level of 7 percent to 6.5 percent and maybe even 6.4 percent by year end 2014, with much riding upon the behavior of the falling labor force participation rate. If the LFPR remains where it is, an unemployment rate of 6.5 percent will not be a stretch, but if the LFRP rises, and that would be a good thing, unemployment may end the year at 6.7 percent.

Inflation will remain quite benign but possibly show modest upward drift. The combination of mildly improving global growth, flat to declining energy and commodity prices, and mildly rising food prices will keep the CPI pretty much where it is; at or below 2 percent. Moreover, the combination of miniscule rises in import prices, producer prices, and anemic wage growth means that personal consumption expenditure inflation, the Feds preferred inflation measure, will not exceed 1.7 percent. That will give the Federal Reserve ample room to slowly ratchet down its monthly purchases of Treasuries and mortgage-backed securities in $10 billion increments until the program ends in late 2014. Importantly, the Feds should have no problem keeping short-term interest rates at their current rock bottom levels, at least through the end of 2014.

As a result of faster GDP growth in 2014, 30-year mortgage rates will probably end the year around 5 percent. But not to worry, as a combination of easing credit market conditions, rising house values, mild increases in consumer spending, and slightly rising exports will keep the economy on track despite mildly rising mortgage rates. In short, given decent GDP growth, the expected interest rate rise will not sap growth. Lastly, I put the chances of a recession in 2014 at only 10 percent. So look forward to steady improvement during the next 12 months and fear not rising interest rates.

Strategic Plan updateThe HBA of F-M board of directors approved the strategic plan as

a working document at its December meeting. Thank you to the board members who served on the strategic plan subcommittee: Gary Orth (plan monitor), Ken Andersen, Nancy Michelsen and Robin Swanson. While finalizing the strategic plan was a longer process than the board of directors anticipated, it led to great discussion and thorough evaluation of the HBA’s purpose, vision, challenges and member benefits.

The HBA’s mission statement was re-evaluated to a purpose statement of “The Home Builders Association of Fargo-Moorhead promotes an environment in which members and their businesses can prosper.” Our five-year vision is to expand our capabilities in order to serve the needs of our members. From there the subcommittee identified four major goals with multiple objectives for each goal. Going forward the staff will identify strategies for achieving each objective and ultimately each goal. Stay tuned.

Industry for renewal of licenses expiring March 31, 2014.

HBA of F-M members and non-members are welcome to attend!

These courses, scheduled for Feb. 3 and Feb. 21, 2014, are approved by the Minnesota Department of Labor and Industry for 7.2 credits for residential contractor continuing education satisfying credits (referenced to the left) toward continuing education for building contractor, residential remodeling or residential roofing continuing education requirements for re-licensure. This includes the required 1 hour of energy (for all contractors).

Registrants must fill out this form and return with payment.

All registrations must be pre-paid and received at least 24 hours in advance of the class. Refunds will only be provided if notice of cancellation is received 24 hours before the class.If an approved class is cancelled, all fees will be returned within 15 days of the date of cancellation.

Classes are pending approval for seven North Dakota Professional Buildercredits through the

Power limited RefresherThis course will have eight hours of instruction covering state licensing and inspection requirements of the Minnesota Electrical Act, National Electrical Code requirements of communication circuits, power-limited Class 1, 2 and 3 raceway and cable requirements and low voltage lighting systems. The course meets the eight-hour continuing education requirement for renewal of the Power Limited License for the State of Minnesota and also meets the eight hours of CE Code requirements for all electricians. The 2011 Code Book will be used in this course.About the instructor: Gerry Imdieke is an instructor at Minnesota State Community and Technical College, Wadena, for the construction electrician program. He has been with M State as an instructor since 1990 and has taught extensively for many custom training groups. He teaches this class several times each year and the reviews are always excellent from the students.
