The Seven Oaks policy illustrated below is for your information, adherence and
to clarify street parking. The policy for street parking of any vehicle is no more
than 72 consecutive hours. However, parking of motor homes, RVs, recreational
trailers and boats is no more than 48 hours, whether on the street or lot and only
for the purpose of loading and unloading.
As you know, we are provided community guidance through the By-Laws,
Covenants, Conditions and Restrictions (CC&Rs), and Regulations of Seven
Oaks and The Greens at Seven Oaks Associations. We appreciate your coopera-
tion in keeping our community attractive and in good order.

WANT TO AVOID A BIG MESS, PLEASE READ THIS
Very recently a home in The Greens flooded. But, the story gets worse. The
home had just closed escrow three weeks earlier and the out-of-town new
owners had not yet moved in. It took several hours to find out who the new
owners are and inform them of the situation. An alert homeowner reported the
unusual water run-off and the water main was subsequently turned off.
Every homeowner needs to be aware of the cause of this flooding. The flex
water line connection to the kitchen sink hot water line had burst. Conse-
quently, hot water flowed throughout the house until it started flowing out the
front door and was noticed. This could have happened to any one of us who
were away for a few days.
This is the Point! Flex water lines need to be changed periodically. Conser-
vative recommendations suggest every five years. Others say that the better
brands last longer. Beware if you have lived in your home since it was new
and you have not changed them!
The flex water lines are used to connect your toilets, washing machine and
sinks to the supply water lines. They are typically made of rubber, hence the
flexibility. Some flex lines have a stainless-steel outer braid and are the most
reliable. The important point here is that flex lines are susceptible to an uncon-
trolled environment, such as the house being vacant and heat/cooling is shut
off for an extended time.
Flex lines are not expensive and can be replaced by a handyman or a reasona-
bly mechanically adept homeowner. In any case, don’t take a chance on this
issue. A few dollars spent on preventative care is way better than having to re-
place wood floors, carpeting, drying soaked walls and possible mold damage.
An additional point is that you can have your water main plumbing modified
to allow you to shut off the water to the inside of your house and still provide
water to your yard sprinkling system. You can leave, shut off the water to the
house and still have water available to the yard sprinkling system.

The Men’s Club extends a Happy & Healthy New Year to all.
As always, we want to extend an invitation to all residents of GREENS to
check out the club to see if you have an interest in joining. We meet every day
for coffee between 7:00 - 8:15 AM Monday thru Friday and 7:00 – 8:30 AM on
Saturday.
At our recent meeting, the Men’s Club is planning the following:
1. We will have three Pancake Breakfasts on the following dates this year:
March 14, June 6 and December 5 (Our annual Breakfast for Toys for
Tots). June 6th Breakfast will be tried this year in hopes we get an ade-
quate attendance during this early vacation time.
2. We will have first Men’s Club Breakfast on February 1st at the Black
Bear Restaurant & will caravan to the Restaurant @ 7:00AM.

Welcome to February, the month of presidential birthdays as we celebrate the births of
George Washington and Abraham Lincoln. We also see the first signs of Spring as our
trees start to bloom. Take a trip to the country to see the almond trees in bloom, it is truly a
spectacular sight.
The following topics were discussed at the January 14th board meeting.
Management Trust has completed a transition as Linda Mootry has moved to their Visalia
office and Dora Acosta is our community manager. Debra Wolf has moved from the Santa
Barbara office and will be a senior community manager backing up Dora. Many of you
will remember Debra from her time at Kelly Management.
We will be scheduling a board training for February or March.
The bid for the Ridge Oak clubhouse kitchen remodel came in under budget, planning is
underway. Construction will start soon and will take about three weeks, be sure to take
any personal items you have stored in the kitchen. Many thanks to Nancy Joy and Terry
Hopkins for doing such a great job!
We are waiting for a revised proposal from Penney Landscaping for regular cleaning of the
entrances, gates and trash bins.
The Pistache trees in the north end of The Greens are starting to push up sidewalks and
curbs. The grounds committee is working on a long term solution to this problem.
There are several legal updates taking place in 2020 affecting all homeowner associations
in California. Management Trust is working to make sure we are in compliance with all
the new regulations, We accepted a proposal to have our election procedures updated by
the law firm Loewenthal, Hillshafer and Carter.
The final flag pole rule was adopted after the required 28 day review period.
All committee manners and chairpersons were approved and we thank them all for serving.
The volunteers in our community make it a better place for all of us.
Our next board meeting will be Tuesday, March 10th at 4 PM, I hope to see you all there.
