“I would also say that time was the major factor during design. Because of the schedule, the end user did not have as much time to review the design, materials and how each venue functioned, as we would normally like. The quick design added additional pressure to the quick construction schedule, because changes were made to the design during construction. “Lessons: plan for the appropriate amount of time for design and construction. Twenty-five million dollars’ worth of construction put in service in eight months does not allow for typical project coordination. “Unforeseen conditions, owner changes, and plan changes which are normally and uneventfully incorporated into a project became emergency issues that had to be resolved at ‘100 mph.’” John Blanton Associate | Construction Manager

“At [Football] Venue One the schedule and site logistics were stretched to

their limits. There was the active field immediately to the West, the main path

for University administration, physical plant and several shuttle lines

immediately to the East. There was no room to efficiently laydown and

organize materials and equipment. All of this again was compounded by the

unforeseen conditions in the soils and all the snow and cold. Just in time

deliveries were required daily for all trades; with very limited access to

vehicular traffic. The site constraints and pace of the project stretched the

patience and cooperation of all trades to their maximum.

“The biggest challenges we faced on this project were related to schedule,

site logistics and unforeseen conditions. All were compounded by the awful

weather and the design challenges that arose as a result of a very short

design phase.

“Last but not least was the introduction of the signage and scoreboards that

had not been completely designed and were not coordinated with the site and

design requirements. All of which detracted the entire design team away from

the other issues.”

“[Field Hockey / Lacrosse] Venue Three had a fair amount of civil work to do

in preparation for the field placement, during the worst time of the year for

that kind of work. Add to that challenge the very wet, very cold weather and

the six month timeline for construction. There were myriad design issues

overlooked which impacted both schedule and cost.

“At [Track / Soccer] Venue Two there was a little more time in the schedule

but we met large amounts of bad soils and the remediation of those

conditions with the weather was a massive delay. Compounding these issues

were the myriad design issues brought on not only by the short design period

(track length, surface material, structural detailing) but also by the change to

cast masonry units from precast concrete; which was a necessity for both

constructability and cost.

Give yourselves more time than we had for design and construction.

Our Schedule for $27+ million project budget:

• Planning (Defining the Scope): March 2013 to June 2013 (4 Months !)• President Smart announces on March 4, 2013.

• MSU Planning Design and Construction (PDC) prepares RFQ for Architect

from March to April 2013.

• MSU PDC receives RFQ responses from Architects May 2013.

• MSU PDC interviews Architects in June 2013.

• MSU hires Hastings and Chivetta in June 2013 for Programming.

• Programming completed in one month!



• Design: July 2013 to end of October 2013 (4 Months !)• Homecoming October 2013 – Students vote on B.E.A.R. Fee. 80%+ voted in

favor of proposal !

• Design continues until end of October 2013.

• Bidding and Negotiation: November 2013 (1 Month!)

• Construction: December 2013 to September 2014 (10 Months !)• Venue – Football : : :December 2013 to September 2014 10 Months

• Venue – Track Soccer : :December 2013 to August 2014 9 Months

• Venue – Field Hockey / Lacrosse :December 2013 to June 2014 7 Months

• Venue – Sand Volleyball :June 2014 to August 2014 2 Months

• 19 Months from Start to Finish !!!

(Should have been 28 Months from start to finish)

9 Lessons learned for a project to be successful…

1. From Steven Covey’s 7 Habits…”Begin with the end in

mind” = Always work backward from the goal.

2. There is no silver bullet for success, just humility and

hard work.

3. Clearly define the goal for everyone and work towards

the same goal so everybody can share in the success.

4. Know the difference between what is necessary and what

is less important. Focus on the essentials for success.

5. All Stakeholders and Key Players need to take ownership

and responsibility for their decisions.


9 Lessons learned for a project to be successful…

1. Communication is key – Be as proactive as you can

instead of reactive. Anticipate trouble before it becomes

trouble.

2. Teamwork is essential – please leave the egos at the door.

Owner, Architect, and Contractor need to cooperate with

one another. It is amazing what can be accomplished if

you don’t care who gets the credit !

3. Multiple Substantial Completion Dates on Athletic Fields

were needed, but it made planning, design, and

construction more difficult.

4. Give yourselves more time than we had for planning,

design, and construction. It will save you money in the

long run.
