Demolition of existing wall, partitions, panellings, removing existing floor/wall tiles/ marble/stone, skirting and stripping neeru plaster from walls and columns, flooring, framework, doors and windows, frames, shutters, ceiling material, skirting, structural supports, pantry counters, marble / granite, electrical fittings, fixtures, wiring, ducting, grills and all connected plumbing and fixed furniture items such as panelling, partitions etc. and all other items of work and carting away debris from site so that bare site is made available. The contractor should thoroughly examine the complete site, ascertain the value of demolition involved vis a vis the tender and quote as per the floor area and drawing issued and towards jobs to be executed and quote a per sft/L.S. price towards all of the demolition works. This however shall also include discounts towards all fixed and loose furniture items, values which may be recovered by the contractor upon selling. All complete as per Architects instructions.

Mode of Measurement:i) All marble over 150mm in width to be measured in sft. ii) All marble below upto 150mm width to be measured in rft.iii) For curved flooring, circular and elliptical shapes etc. plines on computer to be furnished and measurements to be on the basis of the same.iv) All wastages as per design should be on account of the contractor. All basic prices to include all applicable taxes and to be for prices delivered to sit, including all cartage upto respective floors.

All flooring to be of samples and lots approved by Architect. All lots to be consistent. Sorting to be done by Contractor to ensure that marble laid in various areas is consistent with in the vicinity. Lots should not be mixed within one zone. Architects approval to be sought on sorting of all marbles..

Joint patterns to be followed. No extra cuts for variable joint patterns, shall be paid for wastage.

Flooring to be continuously protected with POP over plastic of good quality throughout construction procedure and re - polished with tin - oxide etc. after uncovering and to be delivered in a finished condition free of scratches, lines and any other deformities.

All procured flooring materials must necessarily be pre- polished.

All composite marble should be coated with Aquamix or equivalent sealants, to provide a five year guarantee. Marble should be coated from below, on the thickness as well as from above and in between joints of adjacent slabs.

All dados may have marbles with 'V' grooves of variable thicknesses & 'L' grooves at junctions or bevelled or profiled edges at junctions.

For bigger grooves in marble cladding in height, extra plaster to be paid for separately. However, no extras for grooves & profiling & polishing of marble. This is incase wherever full marble thickness is seen over grooves.

All joints to be repainted in same colour as marble or any varying colour as per instructions of architect.

Skirtings to have profiled edges upto 6mm , 12mm or 19mm , as per Architects instructions. No extra cost to be paid for plaster chipping, required to adjust skirtings levels. However, cost of mouldings to be indicated separately, so as to deduct cost towards the same, incase profiling is avoided.

No extra cost towards grooves at junction of marble and surface above, whether gypsum or carpentered items.

All SS required towards cladding of onyx, to be of grade 304 and to be profiled in shapes as required. Basic cost of steel labour to be indicated separately per kg. & shop drawing to be approved by Architect prior to commencement.

For all marble / granite to be dry clad, stainless steel brackets to be used. Marble / Granite to be atleast 1 1/2: thk. No grooves and profiling to be paid for separately. Shop drawing for cladding procedure, to be approved by Architect.

All onyx to have 12mm thk. Clear perspex as a backing for reinforcement for cladding, wherever backlit or otherwise. Cost to include cost of perspex. However, perspex cost to be separately indicated in case not used.

All necessary cut outs in walls, clearing up plaster towards work required for services, not to be paid for separately, even if it is conducted subsequent to work completion. No extra for marble cutting, edge finishing required for junction boxes of electrical works, etc.

Basic prices indicated are for purposes of calculating percentage marble in composite patterns and shall not be paid separately.

Rates requested in tender towards pattas lesser than 150mm are to be applied only incase of deviation.

Providing and Laying Vinyl Flooring of approved sample. Basic cost Rs. 100/- per sq.ft.

Note: Tiles to be approved by the Architect. All flooring to be protected by P.O.P. over plastic during construction. Flooring to be handed over free of scratches and cracks etc. Tiles to be neatly cut at Junction Box locations. Tiles should have 57% recycled content.

Providing and laying approved, 600mm x 600mm Vitrified Tile flooring over 38mm thk. 1:6 cement (20% fly-ash cement to be used) slurry. Flooring to be laid in proper line and level. Top layer for fixing to be 6mm thk. white cement (20% fly-ash cement to be used) float 1:4. Flooring to be in proper line, level and all joints to be of same colour as flooring and to be repointed in white cement (20% fly-ash cement to be used). Cost to also include neat cutting of tiles at all junction box locations . Fooring to be handed over in finished conditon, free from cracks. All complete as per Architect's instructions & specifications.Basic cost of Vitrified Tiles @ Rs.70/- per sft .

Providing and Applying Royal Shine paint (VOC content for non-flat paints - 150 g/l and VOC for flat paints - 50 g/l) of approved make and shade on wall. Rate to include sand papering to clean the surface, applying double boiled linseed oil / cement (20% fly-ash cement to be used) primer and lambi putty to full surface 3 times thereafter painting in 3 coats of paint. All complete as per Architect's instructions and specifications.

Providing and applying paint in ceiling as per specification and approved sample.

Providing and Applying Textured paint (VOC content for non-flat paints - 150 g/l and VOC for flat paints - 50 g/l) of approved make & shades to walls / partitions including surface preparation, as per manufacturers specifications etc. All complete as per Architects instructions and specifications.

* No vertical dimensions of Gypsum ceiling behind cornices to be paid for separately.

Providing and fixing 12mm thk. plain Gypsum False Ceiling manufactured by Gypsum India on G.I. frame work, in G.I. vertical supports at every 450mm c/c and horizontal runners at every 900mm c/c in brass screws to proper line and level.Cost to be inclusive of making holes and required framing for fixing electrical fix-tures, A.C. grills etc. Area of electrical fixtures will be paid full with ply on top of ceiling fixed to G.I. supports to receive spotlights including cutting hole etc., complete. G.I. metal frame to be of 22 gauge folded strip of 50mm width to be used. All complete as per Architects instructions and specifications. The grid of frame work to be supported at every 1500mm x 1500mm interval by M.S. Rod anchored to the slab to support the G.I. framework. All vertical G.I. framework to be anchored to the slab by means of anchor fasteners including all lighting troughs, coffers, cornices and all other related works.

ARMSTRONG SUSPENSION SYSTEM accessories manufactured and supplied by Armstrong World Industries consisting of M6 Anchor Fasteners with Vertical Hangers made of Galvanised steel of size 26 x 26 x 25 x 1.2mm with a Galvanised Thickness of 80gsm, A pre Straightened Hanger wire of dia – 2.68 mm of 1.83 m length., thickness of 80gsm and a tensile strength of 344-413 MPa, along with Adjustable hook clips of 0.8mm thick, galvanised spring steel for 2.68 mm with a minimum pull strength of 110 kg. The adjustable clip also consists of a 3.5 mm aquiline wire to be used with the main runner.

Providing, constructing & fixing panelling in 50mm x 38mm section or aluminium framework of 50mm x 25mm section at every 600mm c/c covered with 12 mm thk. of approved make. Pattern of panelling to be as indicated in drawing with extra pattas MDF of required thickness to be provided so as to produce dubbed panel as required.However cost for pattas to be reimbursed seperately if exceeding width of 150mm MDF panelling to be finished in veneer, laminate, gypsum board, fabric over soft board or mirror as indicated. Grooves to be provided at junction of skirting & flooring to enable carpets to slide in. Cost also to include 50mm thick glass wood insulation.

Panelling to be paid for only upto bottom of cornices below ceiling. MDF panelling to be as per elevations indicated in drawing & required surface differences not to be paid for separately. Thicker localized panelling for achieving line,level, plumb in case of workmanship differences not to be paid for separately. Only elevational surface of panelling to be measured upto a thickness of 75mm. For thickness exceeding 75mm side surfaces to form quantities in Sq.mt.

Legs & base to be as per drawing constructed of 1st B.T.C. to be melamine polished. Skirting of storage to be dubbed in by a requisite dimension & groove 19 mm to 25 mm to be provided to enable carpet to slide in. Cost of storage to include cost of all verticals in commercial ply & folding shelves in commercial ply as required for placement of files.

Provisions of space for printers to be made as indicated in drawing with all necessary cut-outs to enable paper rolls to be connected to printer etc. complete. Brass couplings of 25 mm width to be provided around cut-out as shown in the drawings.

Mode of Measurement:i) All marble over 150mm in width to be measured in sft. ii) All marble below upto 150mm width to be measured in rft.iii) For curved flooring, circular and elliptical shapes etc. plines on computer to be furnished and measurements to be on the basis of the same.iv) All wastages as per design should be on account of the contractor. All flooring to be of samples and lots approved by Architect. All lots to be consistent. Sorting to be done by Contractor to ensure that marble laid in various areas is consistent with in the vicinity. Lots should not be mixed within one zone. Architects approval to be sought on sorting of all marbles..

Joint patterns to be followed. No extra cuts for variable joint patterns, shall be paid for wastage.

Flooring to be continuously protected with POP over plastic of good quality throughout construction procedure and re - polished with tin - oxide etc. after uncovering and to be delivered in a finished condition free of scratches, lines and any other deformities.

All procured flooring materials must necessarily be pre- polished.

All composite marble should be coated with Aquamix or equivalent sealants, to provide a five year guarantee. Marble should be coated from below, on the thickness as well as from above and in between joints of adjacent slabs.

All dados may have marbles with 'V' grooves of variable thicknesses & 'L' grooves at junctions or bevelled or profiled edges at junctions.

For bigger grooves in marble cladding in height, extra plaster to be paid for separately. However, no extras for grooves & profiling & polishing of marble. This is incase wherever full marble thickness is seen over grooves.

All joints to be repainted in same colour as marble or any varying colour as per instructions of architect.

Skirtings to have profiled edges upto 6mm , 12mm or 19mm , as per Architects instructions. No extra cost to be paid for plaster chipping, required to adjust skirtings levels. However, cost of mouldings to be indicated separately, so as to deduct cost towards the same, incase profiling is avoided.

No extra cost towards grooves at junction of marble and surface above, whether gypsum or carpentered items.

All SS required towards cladding of onyx, to be of grade 304 and to be profiled in shapes as required. Basic cost of steel labour to be indicated separately per kg. & shop drawing to be approved by Architect prior to commencement.

For all marble / granite to be dry clad, stainless steel brackets to be used. Marble / Granite to be atleast 1 1/2: thk. No grooves and profiling to be paid for separately. Shop drawing for cladding procedure, to be approved by Architect.

All onyx to have 12mm thk. Clear perspex as a backing for reinforcement for cladding, wherever backlit or otherwise. Cost to include cost of perspex. However, perspex cost to be separately indicated in case not used.

All necessary cut outs in walls, clearing up plaster towards work required for services, not to be paid for separately, even if it is conducted subsequent to work completion. No extra for marble cutting, edge finishing required for junction boxes of electrical works, etc.
